I don’t understand how the PML will get paid if I understood this correctly the house has no equity and the buyer Pace in this case will borrows around 25k for his assignment fee, commissions, closing cost and cash to seller. How or when will PML get paid?

@@reydelgado7442 most of the time, the loan you get from the PML is interest-only with a balloon payment made after five to ten years. It depends on what they agree to. But if it's an interest-only loan, then you make those monthly PML payments to them from the revenue you get from the renter of the property.

@@everythingbyjohn I have these same questions. I imagine the contracts have to be very specific and done by a very good lawyer. "If the new homeowner stops paying, "you" as the bank foreclose on the new homeowner". You get the house back and start all over. Then "you" the bank personally would be responsible for the monthly mortgage payments to the original bank/owner that is still expecting their payments. Maybe you can include something in the original contract that gives you some room if something like this happened. The same thing could happen in any of the rental situations with this owner finance process I imagine. I think it would be all in the quality of the contract.

What are the numbers. Its hard to cash flow $500 with private lender in there. Second, why would you need to move deed in second byers name, lease option or land contract would work better in case you need to get deed back into your name or evict.

I will give you credit, your mind is always working on that new system to make money. Since you are the bank now, Is this a loan that shows up on the buyer's credit report? If not, what makes them accountable from just walking away from your seller finance deal if real estate values plummet and they see no value in the deal for them any longer? No hit to credit combined with folks who can't secure a traditional bank mortgage looks to be a problem waiting to happen.

@@sandrad9695 nahhh...they are different....but almost the same. A wrap doesn't have an "ending" per se; but a lease option does...(e.g. 3,5, or 7 years before the deal might reset....if the buyer does not execute the "option" to buy..... ; )

If you've been doing all that learning and can't remember anything it simply means you have not taken any action. Join a REIA group and mingle with other investors and they will help you in your journey. It's not magic, its education + common sense + action. FOCUS on what sector you want to invest in ie; subto, fix and flip, buy and hold etc etc and then take ACTION. It's that simple. Good luck to you.

If you wrap a deal like this (seller the sub-to property on owner finance to a end buyer) do I still get tax benefits from that property or will the new buyer will?? Also what if instead of owner financing it to another buyer I did a lease option instead? Would I get the tax benefits doing a lease option?

You don't need a license to do this. There are plenty of sub to videos on You Tube so you don't have to pay any guru. Join a REIA group and they have people that will point you in a direction to learn sub to's as any effective RE atty will also do along with any good title company. This is not magic, it's just education + common sense + action. Never use any of your own money if you can help it and always compare hard money lenders rates and terms. I was doing wraps in the 80's and again, its not magic. Good luck.

Can run basic credit check, but worse case if new end buyer defaults you can foreclose..or better yet receive deed in lieu and get back faster.
