hello brother , i can advise on your academic related problem (i had 21 backlogs after 5th sem. and i cleared all of them in just one year and completed my degree in 4 year) See, never go with crap that engineering is all about one night study because i used to do that and failed miserably and what i changed was start preparing for exams before 30 days and my prime sources were last 3-4 year papers and with the help of youtube i wrote down notes or just recorded everything in my voice and listen it again and again , this is a shortcut to be honest but i works always but if u want to pursue career in same field than start studying 60 days prior to exams and just try to control the controllable good luck mate

bro i can feel you , i am in my 7th semester and cleared 5 backlogs out of 7 . i was completely into bad company in my 1 and 2 year and i lost my grandma around 1 year ago . so i can understand what are you going through . To deal with your studies , i would recommend you to follow 5 minutes engineering and sanchit jain and others . Listen to the lectures and make your handwritten notes one/two days before and revise them before 1/2 hourse before exam . I hope it will help u dealing with your academics . I got bullied in the school too but in college they don't know about your past so can act like a normal person cz they won't treat u the way school did , College safer environment hai than your school

One can have goal to purchase a house on cash, the market wants to sell their homes now and economy wants you to have you in debt, because that’s how they would bind people for labour and production even if they don’t really had to burn out. Debts is not just how bank makes money but also government makes money, not about stamp duty or gst on properties and loan, but it is through rbi. As RBI is the central banks it controls how much money can be printed in the economy. And by printed, it’s not necessarily paper, but also digitally circulation and creating money out of thin air through creating debts and handing it over to regulated banks for circulations with minimum back support of commodities like gold. When money is created through thin air, debts are handed over. When people repay their debts bank cut the principal amount out of thin air they created, and keep the interest for profit distribution after cutting out gst on top of it for the rbi and reserving the tax after profit for that finical year. When a bad debts is over due and goes un recovered, they seize the real estates if they can or in case of high profile people and companies with political afflictions they simply write off the bad debts as the companies declare themselves bankrupt and their promoters are chewing the borrowed debts out of the political domain with the babus and Chachus in some islands protected by such hookigabs. Yes, there are logics and systems for regulating the repo rates and deposits reconcilable and underwriting, though the main gist is something similar. All in all it is in the interest of the business, media, economy, politicians and even your employer to keep you indebted. It is your responsibility to not compromise your freedom, and not be trapped for the unnecessary loans which can enslave you for so many years. One advice - Plan to purchase a house, and not burden yourself with loan for that, earn save and invest, do not take loan more than 15% of the value. If you have to take loan, ensure you have a minimum 85% down payment value ready, otherwise it’s not worth the burden, better live on rent and save until you have cash amount. Loan is a bigger burden than changing your houses a couple of times in few years, your freedom and choice would be compromised. Have targets based investments, your goal would keep you motivated. With burden such as loan, demotivation can knock any time. Yes, the value of the properties might certainly rise during these times, and that’s ok, let it rise, keep studying market and evaluating locations and potentials during this time, situations keep changing and you have freedom to explore another towns if you have to move during this unexpected period.

I bought a house last year when I was 24, people told me it's a bad decision but I know the inconvenience my parents faced living on rent since their marriage. Fortunately a few thousand crore worth of real estate residential development is being done 300 mtrs from where my home is now and it was about to start when I was buying, the same people who advised me not to buy are trying to buy some property nearby but the price have sky rocketed already. Fuck excel sheet calculations if something makes you happy and you can afford it just have it and work even harder after you get it. Time and memories are invaluable.

Bought a home at 24 even though parents owned multiple homes. Real estate is the only asset class that can help a middle class person make his first million( in USD ofc) as you can get funding for your investment. Rents and pay rise YoY if you are on right track. EMIs are constant.

Attack Mode: Improvising my regime for the upcoming week as you taught. Upgrading to 7 tasks for weekdays, will also try to wake up a bit earlier than before to ensure optimum results There's one little problem however I have this tendency of repenting over my past regrets, over the same girl who once meant the world to me (one sided) and I had this misconception that she's a "sweetheart of a human being" but all I got from her was incessant manipulation. I repent on how I should've backed off when I saw red flags, how I kept defending her when my friends pointed out her red flags to me, how I thought that I'm some hot shot "confident enough" to talk to her yet in the end I made myself look like a complete fool, I repent on how I could've led a happier college life if I focused on other things that made my life meaningful instead of going Romeo mode, sometimes I wish I got to correct those screw ups, sometimes I wish I never even knew her Any suggestions on what to do about this repetitive cycle of repenting over a past heartbreak?

Main thing is you have to create or find a commonly shared activity that you do weekly or more. That activity becomes the reason you spend time. The more time you spend with your friends = stronger relationships.

Shwetabh, This is complex debate. I agree with your stated advantages of buying a home. But the cost we pay in buying a home is also huge. It's never a buy vs Rent. Its always buy vs Rent vs Children's education vs Retirement planning vs health emergency. For some people, the answer of this complex equation is buy. For some, it's rent for sometime until financial stability is achieved!

Nowadays 95% of fin Influencers are giving the advice like never buy a home never save a money. Whatever you earn just invest in assets,stocks,SIPs,bonds and all but when the problem will knock at your door just like covid,layoffs,financial crisis,personal health issues,family disputes the only thing gonna save you is your saved money and your home. P.S- I also do invest in all things and save as well for the chaotic scenarios… be wise with your money don’t go blind with social media and millionaires advice and ignore if i written any thing wrong in english

This is just how I know the man: Samay invited him for a exhibition chess match with Vishy Anand, the guy literally cheated(used bot for his moves, that too, very precisely, he would play the 1st best move, then 3rd,sometimes the 4th best move and managed to put Vishy in time trouble), at the end Vishy already knew what the guy was doing, so he resigned. Imagine a newbie beating the Lengend Vishy Anand! And he got exposed and was cornered on the internet, the guy didn't evwn give a proper apology. This is the reason, I can never trust this guy blindly, the man is just selfish. He doesn't hold himself responsible for his deeds, as long as it doesn’t affect him.

if u watch his full podcast he even told thats its a personal choice to buy or rent and he personally dont prefer to buy and the people whom he was discussing this topic even told that buying a home is not a fully financial decision but its a lot of emotional decision that everyone takes so i think the actual problem here is the reels as nobody watches the full 3-4 hr podcast and misinformation gets spread

It depends😅 emi is greater than rent or not. Rent is higher than emi then buy still if u can't live there you shouldn't buy. Truthfully you can't buy car anyway 😅 if you think only renting space, it's about road traffic

Bhai I think you somehow took the wrong assumption. There is a topic called as leverage in commerce . Nikhil told not to buy house , he doesn't tell others to not invest in real estate. For example if you make a home for your living for 2 cr there is no use of the home as it will not make indirect or direct income . So the home rather becomes a liability than an asset , you should invest money in real estate but for only profit motive example renting or waiting for returns . So being in a rented flat might be more suitable and can give the liberty to us to use the land in some more financial way . Btw I also understand the emotional angle and its true but that's a different case

In India,You can feel secure and safe inside your house or villas untill and unless the eyes of waqf board is not eying on your properties even Nikhil Kamath's advices will not work in those situations 😂😂😂😂.
