Thanks for the video we really have to scale slower I had the same problem with property Rehab solutions took money and move slow and things out of order like carpet before paint he just do enough to get a payment

i would of drove to repo place immediately and grabbed my floor. he never bought the floor haha. he isn't a good guy. that paint all over the floor screams drug addicts painting my house.

hire him for demo and prep and hire an outside painter to come paint. purchase the cabinets with install. hire a plumber. hire an electrician. hire an hvac guy. and you're done. if you hire a guy to do everything pay hourly and babysit or pay piece work for each phase. your low bid is never the good guy. people lie alot in construction. hire a real general contractor or be the general contractor.

I run my own crew. Costs drastically less, I’m directing every decision in Real Time. I don’t care about anyone’s personal issues. Figure it out & don’t drag it into your work. Period. Call me a Bitch….I couldn’t care less. I consider being called a Bitch a compliment, actually. That means you realize you’re not gonna screw me over.

There's too much of that going on. I'm a contractor & a new realtor. I actually found your videos a few months ago while I was studying for the state exam. I can introduce you to a few contractors that I trust if you like.

demo doesn't need a deposit. stop paying people up front. demo done i pay the demo amount in full. paint prep done i pay for paint prep. gets them to do what you want them to do. you're screwed already when you pay the 'demo deposit' bc that money is gone and your job is no longer a priority. if you're sending the handymans to home depot give them $500 / $100 home depot gift cards and have a folder on site for him to place all the receipts and to leave the cards. you cannot give those people real money and expect them to hold it for your job's needs. its gone. losing $9k on that job is a travesty. $2k max loss with that guy. i do consulting if you ever need a hand.
