Just closed on our lot in TX today. It may be 10-12 months until we move to TX to begin the process. Praying that we don’t have to hit the lottery to have ours built. Josh, we are sold on hybrid and in agreement with you. we just had the steel structure built with cee's on the roof only and was trying to figure out how to enclose it with wood against the square tubing and listening to you and looking at the background of your builds, we are ready to proceed and see how this small build turns out.

Lafayette here, I work for a large civil construction company, pretty handy and have a degree in project management. Considering doing it all myself or subbing it out. What are prices per sq ft right now to have built ?

@@briansdumbchannelderpy6986 Going with a cost plus formula, so I can try and get the best prices available at the time. Too difficult to estimate right now with how the market is changing. Can't start building until 1 Jul because I had to get a DNR permit to put a culvert in a ditch which has spawning fish.

We are just starting to put together our build here in Oklahoma. I love how you hit on “building Integrity” I found 1,000 guys that were willing to do a barndo. I found very few that didn’t act like they were just putting up a shed 🤦‍♂️

@@chadhelms7184 don’t have anyone nailed down yet. We decided to meet with Greg James in Edmond,ok. He helps with the design process and has builders he works with. He has a KZbin channel. That’s how we found him.

@@enginebae3471 We built a barndo in OK in 2020 with (not a builder, but erector) Mark Beard. He mostly does industrial buildings, but he and his guys did all the steel and even our stud framing for us, and we GC'd the rest. We made the personal mistake to spray foam right on the metal like Josh said not to. We feel like spray foam + steel beams gives us more integrity in the structure when it comes to storms/wind/tornado damage. It has been an issue with rain blowing in and the shell having leaks, but we have fixed most of the issues. Our barndo is the shop, and we still plan to build a house, and might go with concrete form. . .

Josh! Great video, between you and Matt Risinger at The Build Show, you two are my favorite Texas builders! Great info from both of you! And yes, I 100% agree that PEOPLE need to breathe, and houses need to be tight for so many reasons. This "the house has to breath" is so 1980s and 1990's. My old house was like that, no more my friend. We purchase a very nice piece of property a little East of Evant TX, just south a little of Hico. Right on your 100 mile reach, hopefully, when the time comes (in 2023?) we can talk you into building our Barndo! Call it what you want, I don't care. At 66 this will be out last build, hopefully we can get your team to build.

My question is why is roof only sheet metal and spray foam ? I am wondering how sturdy it is when Hail or other weather comes into play. I believe the metal used is a bit thin for my liking, I was a Sheet Metal Worker for 38 years and the thinnest gauge we could use for anything was 24 gauge...

Josh, love your videos and your builds. I watch Matt's videos too and I agree not many people could afford to build like he built his house. But I like the building tech he introduces us all to. I live in CA and owner built my house about 15 yrs ago. I thought it was so efficient when we built it, but I've learned a lot since then. Still with CA weather it's pretty good. Awesome video! I appreciate the candor. Not everyone is so willing and informative on the subject of barndo construction. Also, my grandfather once told me to always take advice seriously from a man with working hands on the subject of skilled labor. I can see you're not the type to just hold a steering wheel or phone. It's a shame y'all don't get out to Comanche, as we're planning a ~$300K build in a few years.

This is how I’m going to build mine except I’ll run zip R all the way up to the roof creating a “monopoly”build instead of depending on closed cell foam to seal all of that gap where your zip R ends and metal roof begins.

You make the point well that you are breaking new ground with Barndominiums and I totally agree that it still on it's development journey.. I have been trying (here in the UK) to build something similar (on a smaller scale) for many years and are known as Live/work properties. It is a very difficult procedure to even get started here.. Architects listen to you ramble.. nod at your drawings and follow with 'Have you considered a traditional build..? and look at you as if you are stupid.. This follows through with the authorities (Code) 'Well, this is unusual..' To the Builders.. 'I've never done this before..I dont know how to price it..' Can you Insure it..? 'It looks very different to the surrounding properties..' Etc.. Our government keep pushing us to BUILD MORE but the existing system wont let us build something we actually want. People like me, look to you, our American cousins, to advance this 'Model' until it becomes mainstream and then we can use your knowledge to move for progress here. In my designs I have arrived at a 'standard' building block of 4m x 4m x 3m ceiling. Having portal frames approx 4m (13') apart seems to optimise other materials sizes/spans. In my case I am interested in a 8m (26') x 12m (39') Building which is 100m2 (1000sq ft) footprint, which is a comfortable living area. A second floor gives an additional 100m2 for recreational use. To me, the main benefit of no internal structural supports, is the ease to effect any future internal changes.. Here in the UK, we are living with a Victorian attitude to how we use our houses.. It is very expensive and messy to alter houses to cater for modern living ideas. I would propose the development and refinement of a standard (like above) frame system.. perhaps using a lamination of different materials to cover the rusting, rotting or fireproofing etc that all construction materials are subject to.. Rather like a Shipping container with no sheet metal walls, ceilings etc.. Just the frame.. Build onto that.. I look forward to seeing more of your video's

I appreciate your emphasis on creating an airtight barrier with the zip system and flashing on the walls. On the videos I note that you don’t use the zip system or any kind of sheathing before you place the roof panels, how do you create an airtight barrier there for the vaulted ceiling’s? Is the close cell application enough?

Use hemp insulation, rock wool, blown cellulose. Dense pack your walls and floors.

I never heard of barndominium until the show and love both. I Plan to move to Texas from Maryland & understand Texas doesn't have basement. Im concern about extreme storms, wind and water etc. Also earthquakes, this new world & climate change can't prepare for everything however how well do a barndominium hold up.

@@wbcwbc1000 weird as it sounds we do actually experience the occasional quake in parts of Texas. Recently there’s been discussion that some of this is being triggered by the increase in natural gas drilling and the process the drillers go through to inject a briny solution into the ground to push gas and petroleum closer to the surface.

This structure type is typically what's left standing after a "climate change" (LOL) event after demolition of the surrounding structures. However, codes go out the window when tornados do their thing- go underground if you fear...

well for smart siding you may be painting at some point. the metal is a great option because if you ever needed to remove a panel to access an exterior wall you could easily do so also fairly affordable and easy to replace if damaged

Josh, if we are outside of your building radius (another state) how can we rest assured that we are getting the quality of your builds? Do you have a course on constructing barndos? Is there a list of questions we should be asking our builders to make sure we are getting a quality product?

Love the build show too, and adopting a hybrid system your building a legacy home stronger, efficient etc. Question given rising material costs have you considered building exterior wall panels in a "factory type method" given you know stud distances etc. that can be transported to site, raised finished to help with not only product waste but also labor vs them all having to go to site?

I recommend Spray Jones' channel for this discussion of barrier options. He should be the first place that you turn to to figure out can you do without the $70 panels. Great product but not worth $70 a sheet - which is clearly just gouging.

I’d love a video on the differences between post frame with the laminated columns like what Kyle stumpenhorst uses and steel like what y’all are putting up. It’s seems further north there’s a lot more wood columns but down here in Oklahoma or Texas most folk use steel for the main frame.

What effect does the steel structure have to keep the barndo in one piece during various strength tornadoes? I read somewhere steel holds together in an EF3.

Thank you for sharing your methods and your builds. I understand you use spray foam for the roof and wall panels. I have discovered that using spray foam on the backside of metal panels voids the paint warranty. Suppliers including Schulte Building Systems, Whirlwind Steel Building & Components, McElroy Metals, MBCI and Sheffield Metals have all indicated that the paint warranty will be void if spray foam is used. Is this common knowledge? Is this discouraging you from using spray foam?

No we are not discouraged from using spray foam. Our manufacturer does not say you “can’t” use spray foam. They refer to the preferred methods recommended by the SPFA which outlines how to do it. I would imagine that other manufacturers such as the ones you mentioned have a similar stance. We have never had warranty issues nor any troubles that would cause any concern.

Hey Josh... I will say a couple of things concerning the tag or declaration and use of " HYBRID ". In every facet of business and normal day to day life... 1) HYBRID anything... from a Mule, the result of mating a horse with a donkey... or a muzzle brake coupled with a tuner ( shout out to E.C.)... the adaptation of sales integrated with the internet and mail order, to the creation of many current breeds of canines and felines... etcetera... all are HYBRIDS. 2) HYBRIDS are thought and created for specific needs. Most, lol, are done with the sole purpose of betterment, or improvement of what is currently used or needed. 3) When I hear " HYBRID "... and it concerns something in business or life that I need or desire... I check that out first... why? It fits my needs possibly ( 9 times out of 10)... BARNDOMINIUMS ? Hell yes, it fits the description, but better yet... the customer's and your need. Promote that moniker well, with honesty, skill, and integrity... sounds like that's a done deal. Good luck my friend. Seth

What is the typical ACH (air changes per hour) level of these "hybrid barndominiums"? How does your practices compare to Passivhaus standards? I like the idea of steel and wood and tight envelope.

Not really in the living areas… very subtle. But in the shop areas where less insulation you can hear pretty good.

How do you have extra moisture protection through the roof if it is not using any zip panels like the walls? Could you address the best practice for leak protection with all those fastener penetrations on the r-panel roof in another video? That’s one of my biggest barndo construction questions.

Spend more$ and upgrade the roof panels to standing seam, w/ clips & concealed fasteners. Typically, a snap lock type panel. don't forget to have striations rolled in the panels or you won't like what you see on a hot summer day...

It sounds the way you build makes a house way more efficiently sealed. Loved this information because I'm in the DFW area and just bought land in Granbury. So the whole side structure of the house is not metal?

Yes thank you. The wall system framing on the living areas are all wood stud framing with the wood substrate attached for moisture and air barrier it provides.

this may sound crazy but is it possible to do a barndo with a crawlspace foundation? my thought is having a conditioned crawlspace that allows for HVAC and plumbing to reside under floor as well as the ability to reconfigure those things if needed at a later time. Thoughts?

I guess it's probably possible. But have you had a crawlspace before? We have 1 at one of our properties, and under heavy rain the sand would absorb water and introduce a ton of moisture under our house. It would rot the wood, and it even appeared to corrode the gas lines. Also we live in a very humid east Texas area. So in general, humidity could easily be above 80% down there. So then we had to look into encapsulating our crawl space (which is hard unless you have a tall crawl space to do that in lol). We ordered a product from crawlspace ninja. It worked great... but then we found it was too air tight and moisture can still find it's way in. And harder to find it's way out. So THEN, finally we ran an hvac line through our crawlspace. And that solved the rest of our humidity issues.

I don’t know if you have covered this. I know you mentioned you use 2x6 for wood exterior walls but what size steel do you use for your posts? What kind of screw/fastener to attach wood to the steel?

…not sure I’d call it a (hybrid)Barndo but a conventional house w/steel roof frame. I’m building a Barndo, all metal except for 2x4 (wood) partition walls. The interior perimeter walls (skin) use furring hat channel. Thnx for explaining market conditions.

Hi Josh! I’m in a mild climate (northern AZ @ 5000’) and will use the Therm-All ProLiner insulation system; R-25 walls, R-38 roof. Also the vaulted ceiling uses furring hat channel (no lumber) that attaches to the purlins. The finished ceiling is PBM-Panel (no drywall). I subscribed to your channel and look forward to great ideas. You’re an asset to the Barndo industry!

Josh, I’m using Therm-All insulation products; Long Tab Banded System (R-38 roof) and ProLiner system (R-25 walls). The ProLiner system has a low permeance fabric face that serves as the vapor retarder, preventing condensation and contributing to air barrier integrity. It meets energy performance and local codes. After the ProLiner system, 1 1/2” furring hat channel attaches to the girts followed by drywall. If you’d like me to post a ProLiner installation video, let me know. Btw I’m an owner builder.

Great video, Josh. Nice to see some "how it's done" info. You mentioned bringing fresh air into the building, making it sound like an automated process. Is this the case or are we talking about opening windows & letting all the dirt in?

No in a net zero home you need to have a humidifier to bring in air in or it will be stale and dry

Been watching y’all for almost a year now and like what We see in your construction and methods. My wife and I are retiring in less than three years. We live in West Texas, and plan to move somewhere south of Dallas. We both agree we want you to build our new home and shop. If my memory serves me right this process could take up to a year. what are your thoughts now on a turn key build?

Do you run Purlins on the outside of the zip to attach to steel? And if you do you leave an air gap?

I may be mistaken but the wall purlins (girts) are run on the inside of the zip. The steel panels are attached to the outside of the zip.

6x6 posts JULY 29. 2022. I know what I want 36x36 wood 12" overhang all sides except front 9x38 awning part of roof gable single story 16ft peak (front to back)or code to ratio on 36 foot span w/12'overhang. W. Livingston TEXAS or do you know anybody in my area that wants the job?
