Very motivating and valuable info!! When I'm working on getting the vacant unit ready to go on our second house hack I remind myself that it's supposed to suck and getting to the point where the first house hack cash flowed also sucked.... but the monthly cash flow from the first house hack doesn't suck!!

I do the same. And I caution people if they aren’t like me or David. Armed and aware of our surroundings lol. If someone wouldn’t feel safe meeting at the applicants house, I recommend meeting at a public place and checking out their car. (How you do anything is how you do everything)

I have invested in stocks for 24 years and rentals for 20. Comparing stocks vs RE is like comparing karate vs Chinese Kung Fu. Both are very effective and so it's not so much about the attributes of each of them that make you more or less successful, but rather how good you are at it. I invest 1/3 of my net worth in stocks for the very high rate of return on liquidity and 2/3rds in RE for the high yield and tax benefits. Within RE also I own STRs in Hawaii that are medium risk and higher reward and LTRs in Georgia for lower risk and medium reward. I also got my kids into stocks first using money from their side gigs because of the lower bar to entry and so they understand the basics of investing before taking on house hacking sometime around the time they graduate from college.

Really comes down to what excites you. We are more likely to stick to a plan we are emotionally invested in.

I've asked my accountant about writing off expenses for potential purchases and you can only do that once you've got a signed purchase and sale agreement. Before that, it is not legal.
