Unless you work from home, you better have a job nearby. The traffic and commuting is extremely bad, and its getting worse. I think it's great for some people to move out there, but its not for everyone. And now it's getting expensive! Ontario Ranch is pushing $1M for a 4 bedroom home these days.

I moved to the I E at age 3. Was raised here. In 2008 I bought a home in Northern San Bernardino. I love the soil here its perfect for growing citrus and flowers and is close to everything. I LOVE my city

Buy in IE only if you have a full intention to make it your home for the long haul. Do not ever think of buying in IE as an investment. Do not ever trust your realtor. I say it because I appraise properties in IE.

1970s it's where you could buy a home if you didn't make much money. That changed in the 80's when interest rates became murder, but the area was so boring and dead end, property costs were still low. I imagine at this point with malls, museums, attractions, access to cool mountain communities, it's getting nicer and nicer there, but more and more crowded. Grew up there, starting in 1976.

Realtors have no control over home prices. Price appreciation is out of control but it’s not because of realtors. It’s the home appraisers just agreeing to the price insanity and over-valuing homes when they come to appraise. There needs to be a law put in place where the appraiser is not allowed to be privy to the offered made on the home so they eliminate that bias mentality

I knew this back in 2013. I made the move and now i have acquired about 600K in equity. I bought a home back then that would have cost me about 2 million in L.A. worth it. I did as i was able to work from home. Best decision I've made on a home.

@@mikeg3728 Not quite. San Diego County, L.A.County ate much more expensive than San Bernardino County. Riverside County is more than San Bernardino County, but a bit less than L. A. and San Diego County. The 10, 210, 15, and 215 provide easy access to LA and San Diego Counties , but it's pretty congested for morning and afternoon drive.

The reason lots of people are made to live all the way out in IE is because of Exclusionary Zoning in Los Angeles and OC. Exclusionary Zoning makes it impossible to build more homes on just about every parcel of land in the city. As a result people need to live further and further away from their workplace which is horrible for the environment.

Travel some time. It's easy to crap on how "horrible" the USA is. Then talk to people in nations around the world. They DREAM of moving into one of those "crappy homes". I'm not arguing with you, Lennar, KB, other major builders, they build them as cheaply as they can get away with and then slap lipstick on them. But it's FAR WORSE on average everywhere else, or at best, it's around as good as. Setting aside any place where the ultra wealthy create enclaves.

Banning, Beaumont are not the IE, those cities are too far east.. The IE is a huge area, there is an area just north of Moreno Valley that is extremely nice and upscale and most parts of the city of Riverside are decent.. Not all of the IE is ghetto... Palm Springs is no longer a glamorous playground for Hollywood's elite. Ever since the Pandemic the entire Coachella Valley has seen its crime rate increase, more homeless people and more of the basketball people coming into the Valley from being displaced from other states... That being said, Palm Springs still has some posh left especially when it comes to those mid century modern houses starting at $1 million dollars and up. The area still has luxury resorts, good shopping that doesn't include Walmart. Casinos, and major music and sport events yearly. The area's low income area has houses starting at $450k which is Desert Hot Springs and houses can go as high as $750k in DHS.. I've seen $15 million+ dollar houses in Palm Springs, Rancho Mirage and in Indian Wells. A 500sq ft condo in Palm Springs can run as low as $500k to as high as $1.2 million.. Electric bill in the summer is usually around $300 per month for 5 months (late May until Oct). Its not cheap to live in Palm Springs plus there are no jobs outside of hospitality and retail. At one time there was suppose to be a huge cannabis manufacturing industry coming to the area but that is no longer the case.. Nice place to visit from November to early May but I wouldn't settle there. P.S., I forget that Disney has under construction a massive park and planned housing in Palm Desert.. If it weren't for the hot weather in the summer, I think the Coachella Valley would have the potential to be the next San Fernando Valley.
