I wonder if your kids and grandchildren would characterise increased housing options for them as "oversupply"... Melbourne's property market is a terrific story of reduced investor incentives leading to increased first home buyer ownership and more affordable prices. I don't know about you but I want my children to own property near me, if investors keep buying everything it will be bad.

You can't be serious? Unless you have been living in a cave or under a rock, investors have been leaving in droves. 22,000 less bonds lodged at VCAT in the last 12 months or so says it all. Melbourne is without doubt the Land Tax capital with anti-Landlord/compliance legislation that just keeps coming. The question you should be asking is who actually owns the property in Melbourne? There is an oversupply of properties on the market due primarily to investors selling up which goes a long way in explaining why the median price has gone backwards. The yield is no longer there - I should know because I'm one of the many offloading my properties. I value my health too much to be sitting around as a personal ATM for this socialist left govt. And FYI the leader of the Opposition Mr. Pesutto, has indicated that should he be elected, he will not alter the current Land Tax thresholds.

@@getrareproperties Appreciate the reply. I hear what you're saying and the long term game may be the key here. However, if you have just retired like myself and hoping to live off a rental property yield, then let me tell you - it ain't happening. A 2% ROI (if I'm lucky) doesn't stack up, especially if one can get 5% from a bank deposit minus the headaches. Should one be still in the workforce and negative gearing, then sure you can stick it out waiting for more favourable conditions and factors to return to the market. Which raises another concern on just how much longer will Neg Gearing and the CGT discount be around for. It's front centre all the time with Labor and (heaven help us) if Albo gets back in with a minority govt through the help of the Greens. Both NG and CGT are on borrowed time IMO. People will often put capital growth ahead of yield and at the moment, neither are happening in Melbourne. Does one want to be a Landlord with even more tenant-friendly compliance/minimum standards legislation due next year? Like I stated earlier - I value my health too much to stick around.

I will tell you what I think , been in Melbourne for 30 years and know a thing or two about investing .This is the worst I have seen in regards to the government coffers. They have no money to complete Infrastructure projects , can barely keep up with their interest payments on their covid debts , no funding for schools , massive job cuts at state hospitals .I know all this because I have friends and family directly employed in all these areas . It is in shambles , from the outside it looks to be going OK. We are in deep trouble in VIC . Very naive to think that all will be fine once we have a couple of rate cuts and property prices will go up again . The outer suburbs resemble ghettos with no roads , transport or jobs . I think there are much better places in Aust to invest in the next 3 years . Vic is in deep trouble , wouldn't advise anyone to invest here unless you can afford to spend 1.2 to 1.4million dollars in a blue chip suburb and be heavily negatively geared . And I think Ballarat, Bendigo and Geelong have reached their peak . Can't see them going up much from here . They capitalised on the melb exodus of 2020 and 2021
