I flew on our company jet once, left Teterboro NJ at 8:00 am, arrived in Montreal for a meeting at 9:30 to 11:00, left and arrived in Chicago around 1:00, meeting near the airport and back in Teterboro by 5:30. Amazing, got a lot done….no hotels, no car rentals, meals either with clients or on the plane.

Ben, you may have already thought about this, but if you cant rent the restaurant that easy, what about trying to incorporate the restaurant into the hotel instead of converting to hotel rooms. The hotel rooms will cost the money up front to convert, but then would be much easier to run afterwards as you already having the infrastructure in place and probably wouldn't even need to hire more employees. With you also already looking to expand the one part of the building for more units, I wonder if you could hire a chef and a few other employees, and maintain the ownership of restaurant yourself. At a hotel, I feel like a generic pub food restaurant would be a good fit maybe even something like a sports bar. Sticking to those sorts of menu items, you wouldn't be cooking anything crazy complicated and for the most part short order cooks are everywhere and easily could cover that. As a side note too, this could be a great entry level position for someone looking to work for your companies. I don't know much about the legalities of this but I'm sure you could have the kitchen staff/employees under the hotel management/payroll as well, or have them be completely separate. Regardless, I'm sure with all the hotels you own/have owned that you know of several people capable of managing the kitchen, working in the kitchen, bartending, waiting tables, etc. Hell, I'm sure you probably know a damn good chef or two that would love the opportunity to "have" their own restaurant, create their own menu, etc. Obviously the safe play is going to just be to convert it to more hotel rooms and trying to do your own restaurant most likely wouldn't bring you the most insane profits but it could add great value to the hotel, which ultimately could drive more profits/account for any lack or loss of profits on the restaurant side. Going with the conversion is obviously going to be less work for you and there might be enough restaurants in the area already where another wouldn't add much value. If you thought a restaurant would be successful there when renting it before, I feel like you could easily get the right people together and establish your own there. It seems like the space is already completely outfitted for a restaurant too and that stuff isn't cheap. Hope you guys see this and keep up with the great videos

A great example as to why the Mallah family knows what they're doing. When Ben Sr first went for the beach resort location I wasn't too sure it would work out (reason being I myself and most people I know don't go to those locations often being FL residents and all). But I never took into account the attraction for tourists being that: 1) His hotel rooms are WAY nicer than those nearby 2) His shops are way easier to access since they're on property + the other hotels (which are only hotels) have a bunch of people that go to HIS resort area for shopping 3) His shops serve the exact categories necessary to be profitable even in an aconomic downturn if the need arose. Well done Papa Ben - solid investment choice!

Time of wealthy people is often worth $1,000 to $10,000 per hour or more. Commercial flights usually waste several hours per trip. Makes no sense to waste $50,000 of time by flying commercial.

My Dad's oldest Brother was so damn smart. Our Family owns a 12 unit Condo on Cocoa Beach that they built in 1960-1961 using money from the sale of a family business. ( 3 brothers & 3 sister's each owned 2 units ) Long story short, using right of first refusal, family (although some through divorce no longer blood relation) still own all the units. Every unit pays $100 a month into maintenance fund for common grounds/ general liability insurance. We have 1.4 Million drawing interest in maintenance fund to replace roof, paint, update, landscape, etc.Each unit owner pays for their own contents insurance. If the building is a total loss then we'd all split the maintenance monies & split the sell of the land. Because of the structured land trust a unit would sell for around $200K today. 1/12 of maintenance pool & 1/12 of land value.

Smart moves with the PJ, ben. Your hourly alone is conservatively $2000. Even if you did fly commercial, you're making that private flight back within the first hour you leave for the airport and could put Aaron through a year of college with the time you'd be saving by not driving.
