I have the luxury of not needing to move and just started the home buying process like 2 weeks ago and am already tired. No inventory and people with deep pockets. I was hoping to start now to avoid being priced out but I think I’ll just continue to save until I have more cash to compete. Thanks for always bringing a positive attitude!

I felt this, I've placed a few offers and I'm tired of being second best to either cash offers from Cali folk or people waiving all contingencies. Luckily, I'm not in a hurry to buy but also wanted to get a head start. Not looking very good. Pad my savings I guess. Continue the hustle.

After not getting multiple offers accepted, I went with new construction. It’s outside of my target area. In the rural part of metro Atlanta so it’s eligible for USDA. I signed the house contract on 4/9 and the builder has already went up $18k on the floor plan I picked 😱

We were seeing homes at around 250, and bid 260k and none were ever accepted. By the grace of God we got called in about a new construction for 240k and we just signed a contract. At this point I don't care that lumber increased new home prices, we are just happy to get in now, because the way things are going we may not be able to afford one next year.

@@Lili-vn5cq just my theory but I think al ot of the cancellations were due to the suddenly surge in Home prices back in March. The prices have since decreased a bit from the record high but home builders have since adjusted home prices to match the increase in lumber cost. I hope prices at least stabilized so that I don't become another victim of contract cancellation. Construction has already begun so I hope that is a good indication that the contract will be honored.

I have been looking for a month now. Pre-approved, accepted through the underwriting process and only have 60 days until it needs to be renewed (now less than 30) but I am not going to fall for offering 20-30k more than asking price because almost EVERY home is being listed OVER APPRAISAL PRICE! INSANE! Do not settle!

I feel soo sorry for everyone struggling to buy a house in this market. I couldn't believe my luck as my very 1st offer was accepted and for under the asking price. Granted it was in a very rural area and the carpet needs replacing. Still, I feel like I won the lottery.

Hi Kyle, is it possible that you can do a new student loan video that specifically talks about the forbearance and heart is at work when you want to apply for mortgage particularly conventional loan. I would like to know how does the Covid student loan forbearance is calculated if I was on an IBR prior to the pandemic? Now I have to get a renewal on my IBR due to the overlay of the forbearance. Heart is their work if I was on an IBR plan prior to the pandemic? Thank you

I hear the frustration, we didn’t want to play the bidding war game. Contracted on a new construction home 3/10/21. Had we waited another 2 weeks we would have been screwed as there is now a waiting list of over 500 buyers trying to get into the development. It’s nuts out there….we were blessed in both selling a home and buying this one. We didn’t get the “ideal” situation we wanted but close enough. Be ok with a few sacrifices and make your move. Happy hunting!

After getting two offers rejected we finally got an accepted offer. And we were feeling all happy and a little special until reality set in. It's a seller's market and although you are the one coming to table making everything possible for all of the other clowns in the equation they will treat you like a second class citizen til the end! Not worth it! Our house will be closing in a few weeks and quite honestly I'm hoping something will happen where it doesn't go through so not one foul realtor or seller will get a single penny on my behalf!! Just wait my friends, be patient this market is a nightmare. Nothing lasts forever. Not even this. Wait til the scales have evened out a bit more where it's not so lopsided not in your favor. And let's not even begin to talk about how dirty you will feel if you have to bid waaay over. No shame in renting! Chill and wait.

Yeah, there simply aren't any markers to indicate there will be a crash. Some people are saying, there is going to be one, or this is a bubble, just because it's extraordinarily expensive. But, that is just due to basic elementary level supply and demand, combined with such low rates. There won't be a crash, and the market will not go bear for years if ever. The previous crash wasn't due to fundamental supply and demand issues, it was a true bubble. This is not a bubble caused by insane loans. People have to come to terms with that.

@Elvir Doko how can we know that. There are enough mechanisms and demand in place to pretty much avoid that. Even when the stock market has a correction is back up in a matter of months. To be honest corrections can be totally ignored.

That is where we're headed, which makes buying now not so bad because the outlook is it might get worse, then only settle once the workforce in construction and supply chains normalize. Inflation will prevent home prices from going down in terms of dollar amount. I feel bad for people that decided to "wait" for a correction or anything like that. It just ain't happening.
