My grandad lived in Haskell Texas. He was a Texas Ranger..When he was older he worked at the local jail as a guard. He was 85 yrs old when he retired. We used to tease him about all the desperate criminals that were in the Haskell jail..He was the best grandad. He lived to be 96 yrs old.

Something to bear in mind: Texas has no state income tax, but the State is going to make up that revenue somehow. Check any property tax rates in your target community while looking at properties.

We live rural near Harlingen Texas. Also the lowest cost of living and home costs in the USA. We are near South Padre Island and Brownsville. Lots to see and do. Cameron County is 85% Hispanic and very low crime rate. The roads are bad but the schools are great so I respect their priorities.

I work in the Texas oil industry and unless you have a rotating job to the oilfield (or some remote work job) it's tough to live in a lot of places in Texas due to lack of good jobs.

@@JB-kx9bx Where are you from? I have lived in Texas my whole life, and my son lives South of Austin, off of Interstate 35 in one of those new gated communities popping up everywhere. He pays between 3 and 4,000 in property taxes. I live in the marshlands of the Gulf Coast -- my whole life -- and have never paid (Including my parents property taxes when I was a kid) more than 3000 a year. My area never makes these lists because we are not near one of the 'big' cities and we are an industrial area (refineries and chemical and power plants). We are always overlooked -- and I like it that way. But here, you can get a 3000 sf plus, brick home, sitting on a half acre for, about, 200,000 -- which I think is pretty good for the size. Most of us though live in 1000sf - 1800 sf average and probably paid around 75,000 to 120,000 depending on the age. Plenty of jobs here -- so much so that Louisiana commutes in for work. Louisiana (towns within a reasonable drive of the Tex/Louisiana border) commute here to shop as well, as Louisiana has a much higher sales tax. We have a fairly large variety of corporate retail here also -- more jobs and a fair choice of products. Crime is reasonable, schools are fairly decent. Of course no excitement here. Sports here are High School football; all ages of baseball; some soccer (a growing sport) and cultural dance/gymnastics. If you want excitement you got to go to the big cities and the higher cost of living; higher crime rates; higher taxes. If our area developed excitement we would no longer be a decent cost of living area. That is the catch 22. So you have to decide -- high crime, high taxes, over population and liberal destruction in exchange for excitement; or low crime, low taxes, more space, conservative government (no big brother), boredom on exchange for peace and quiet. I choose peace and quiet hands down. Even when young, I never had a desire to head for the 'big city'. Visited there, several times -- enough to know I hated what it had to offer. I like feeling free and you will never feel free in a big city. If you come here to retire, please check in all liberal idealisms at the door before you enter. We are already suffering from society cancer; we do not need more.

Yeah! Some of those places near the boarder you can’t leave your home or the illegals crossing over will break in eat all your food leave a mess and take your belongings! Most people leave home unlocked and no valuables. They get tired of repairing the locks and doors. I know people who live there!

A couple of decades ago, Presidio had the National Weather Service stop reporting their weather because in the middle of summer, when the entire state was withering from the Texas heat, Presidio was routinely the hottest recorded temperature in the nation. They felt it wasn't good for tourism to let that little secret out.

Pampa was a nice community forty years ago. Like so many small towns, it has been devastated by the de-industrialization of America. Almost all of the local businesses died after WalMart came to town. The summers are miserable, the winters can be wickedly cold, and the wind blows all the time. Medical care is sixty miles away. Do you remember the end-of-the-world location where the final scenes of the movie Castaway were filmed? That is very near Pampa. Nuff said.

Property taxes are tricky here. I just bought a house in Lavon Tx. It’s insane 3200 sq ft 1/2 acre with a giant park and lake in back of my land! That said. I’m being taxed at an evaluation of 416K but bought the house for 380. Every year you have to hire a guy to fight to lower or adjust your property taxes.good news is you pay lower taxes once you hit 65.

Ive travelled through Pampa and Plainview most of my life and both of those towns are really growing up compared to what they were when I was a kid. Plainview is roughly halfway between Amarillo and Lubbock. Lots of agribusiness, farming related companies. Plus a Walmart distribution Center. Pampa is in the east part of the Texas Panhandle. Lots of oil-gas companies and farming. No way in heck would I want to live in either one of them.

I lived in Del Rio off and on for over 20 years; stationed at Laughlin 3 separate times. It’s what you make of it; loved Lake Amistad. And absolutely love the natives of Del Rio. San Antonio is a 3 hr dive if ya want the big city; nice week end trip. Suggest you buy a motorcycle and go touring south/west Tx. It’s a blast.

I suggest that you go to Pampa, Texas in January and then come back and tell us how cold its not...lololol. Pampa in the winter is about the same as Alamosa, Colorado and Pampa can get so cold, it will make your hair hurt. But other than that, Pampa is a great small community

@10:46, is that the water park in Pampa? I was stationed in Laughlin AFB back in the late 80s. It was okay. A big change for me having been raised in Boston (actually still leave in Boston area). Del Rio was an okay town. Lake Amistad is a cool place to go fishing or to hang out. I assume Acuña is not that safe anymore but us Airmen used to visit that city in Mexico every payday weekend. Oh, and Boys Town. Old Boys Town. I wonder if it's still around LOL.

You guys just don't get it. Some people thrive on rural life. They may be 'impoverished' on paper, but the cost of housing and living is so much lower, they can live well on less. There's poverty everywhere. Briggs basically said you could buy farms for what you'd pay for a hovel in places like San Fran and Portland.

Couple of fun facts: all the places on this list, are nowhere near cities. All spread out little country/hick towns. U will face racism, selection, good old fashioned, "mind ur business or I'll mind it for you". Coming from a Texan, born in the city, raised in the country.....mind u the "country " means 3-5 hours away from Dallas. If you move to TX and it's not Dallas,/ Dallas/ Tarrant county, Ft.Worth, Arlington, Houston, San Antonio, or Amarillo.......be prepared for EVERYTHING...

Real estate taxes ARE cazy nuts!! Plainview-brutal winters from winds coming down from Northern plains & Rockies. Edcouch-Elsa is NOT a suburb of McAllen. It's about half way between Harlingen & McAllen & off the beaten path. Speaking Spanish is a MUST. If you've been there, can't believe what you said. (I haven't visited-I lived in McAllen!) Presidio-hot hot hot & dry. Spanish required Del Rio-summers hot/dry. Spanish required again. Ozona- pronounce "Oh zoh nuh". Spanish helpful. Hot & dry, like Presidio & Del Rio. Olney- about 100 mi NW of Ft Worth or 45 mi SSW of Wichita Falls. In the N TX plains, cold winters, hot summers, a lot lke Plainview. Hebbronville- back to S TX, just not deep S TX, abt half way just S of a line between Laredo & Kingsville (of King Ranch fame). Hot & dry. Haskell-WSW of Olney about 60 mi as the crow flies. See Plainview & Olney above. Brackettville-about 30 mi E of DelRio & Laughlin AFB. Del Rio weather. Pampa-back to the hot/cold windy Panhandle, about 60 mi NE of Amarillo. Not sure how you ended up with this selection of towns. There are a lot of other small towns with better weather & better livability than the ones you chose, with the possible exeption of Pampa for livability. All the areas can experience summer thunderstorms & lightning, & in S TX they can experience hurricanes or their remnants depending on whether they come in off the Gulf or head into Mexico then take a northerly turn to TX. If I wanted to work remotely, I'd want to make sure I had good reliable internet, + healthcare services & education for my family. Where there's a core group of towns, like McAllen, PSJA, & Harlingen to support an area like Edcouch-Elsa or like DelRio with the air base, you can survive. But some of the other small towns, it's questionable altho older residents would probably disagree.

Brutal winters by Amarillo?? Try living 700 miles closer to the Arctic Circle!! LOL I have relatives who've lived near Amarillo for over 60 years. Winters are warm and mello. Maybe a little snow but it warms up and snow is gone in a day or two max. They used to like to remind us it was 70 degrees in Amarillo when we were -10 w/o wind chill. They just moved to Dallas recently and its been hot this year. South Dakota actually had a normal spring for once instead of freezing cold until Memorial Day. :/

Trust Win McAllen is a good choice. It’s actually growing and the job market is great and the cost of living is very low. It also depends on what kind of job you are looking for.

In most these Texas towns you've mentioned, 200K will buy you more than a "nicer" home. You can get a beautiful large home for $200K in these towns. You would be in the 1% crowd (rich) in a $200K home. I'm just saying. I live in Florida, but I lived in Texas for decades (South Central Texas and the Coastal Bend). Houses that cost $500K here in Florida cost about 180K in most areas of Texas (outside the big cities). Dallas and Houston can have some expensive homes, but they're still relatively cheap in comparison to most states. But these smaller cities like Del Rio, Corpus Christi, etc, you can buy a great house for under $200K. Heck, for $100K you can get a really nice home that's a little older. And yes, they have great Mexican food and Barbecue all over Texas. The food is great.

I have in-laws in Pampa and Plainview. Both have friendly people and brutal weather. Cold winters are worse than hot summers because it is so windy and dry. Spring brings dust storms and tornadoes. Both are an hour away from a city for airports and major hospitals. Plainview is closer to universities. Texas Tech in Lubbock or WTSU in Canyon. Both are flat land with few trees but the mountains of New Mexico are just 6 hours away.

Ahhh, you forgot poor little ol' Fritch, Texas. I live here, I got 2 acres of land, with two (2) livable houses on the property. Fully Gated Land, completely fenced, and less than 10 minutes from Lake Meredith. I love to fish, and Kayak, so it is perfect for me. I have paid less than 13k for everything, and own it all outright. Ten minute drive to Borger, Texas, so Wal Mart, and larger stores are easy to get to, Amarillo is about 45 minute drive. And if you want to work around here, Jobs are a dime a dozen here.

Key words are if you’re retired or working remotely. As a lifelong Texas native some things to keep in mind. Rural Texas has some of the worst internet connectivity in the country with approx 30 % not having access to internet at all. If you’re not able to work remotely, it is very hard to make a living in rural Texas. The job market is good in the cities but property taxes are some of the highest in the country and can easily run you $500+ per month. Also, most homes in neighborhoods in urban areas or even near urban areas have HOA’s who can foreclose on your home if you don’t pay your dues. Also, the cost of everything is higher in urban areas as well. There are zero worker protections in Texas and a large portion of employers don’t offer any type of benefits. If it weren’t for my family being here I’d be moving out of state. If you have other options do yourself a favor and look elsewhere.

Hey Tommy, I am a Cottopicker from way back. Robstown used to be the crown jewel of South Texas. When "cotton was king" the money the city collected was extraordinary. I guess nothing lasts forever.

@@Txpo50 We do in fact have running water and electricity. That puts us at at least second world standards. And actually, as a student here it's great because not only did my parents never pay for tuition, but I've actually gotten to take a few college courses through the pocket of the school. Me along with a few of my friends as well. That's even better for them, because they may come from families that can barely afford to pay for 2 years of college. I'll be getting my associates before my diploma. So actually, I guess in that regard we're up there with Denmark or something.

As far as you doing college work in HS...congrats...basically every school in Texas has some sort of program that does the same. Hell, my nephew did the same thing through his homeschool program...again, without spending a dime out of his pocket. That doesn't "put you on par with Denmark..." Robstown is full of corruption...from many of the citizens to city hall, to the public services. I know very well how it is...I grew up there and my parents still live nearby. And FYI, there's literally parts of Robstown where folks live with no water or electricity...like a 3rd world country

I always think of Houston as being the Los Angeles that has now died with urban spread and lots of freeways and construction. Houston was ruined after hurricane katrina with all of the new orleans transplants. I don't recall the exact numbers but I want to say that caused a 30% or 40% jump in crime and the city has never really recovered.

Houston is NOT CHEAP I live in a nice neighborhood but close to acres home the hood an close to cypress the suburbs an I pay 1275 for a 950sqft 2 bedroom apartment I called several apartment locators an they say I only make enough for a small 1 bedroom I love houston it’s the best but extremely costly

These are horrible choices. No one wants to live there.
To anyone watching this and dreaming of cheap real estate, I'd warn you that small, isolated towns are often depressing places to live. And the cheapest, most isolated ones are impoverished and are often closed societies that aren't too welcoming of anyone who wasn't born there. If you want a small town, I'd suggest paying a little more to live in one near a major highway and within an hour or two from a city.

Just graduated from Pampa. Feel free to ask me questions. Honestly not surprised to see my hometown at #1. We are pretty big than other small towns but not too big for other cities.I can confirm the details and add a few things.Lots of parks and the water park as well. Parades and car meets downtown. Which the downtown has some aesthetic ngl. The summer can get real hot but that’s pretty much everywhere in TX, but the Panhandle gets all kinds of weather year round. Actually we got good rain this past summer. Amarillo is also a short hour drive away. Low cost houses, tight community, and good schools. However, rn the highest employer is the school district. But most blue collar jobs are still present and close to town like Phillips 66 in borger. Well services, construction, city jobs. Next highest employer is the prison outside of town then I think it’s the Walmart. But yeah not a bad place to raise a family. “You can do so much worse than pampa tx” is a great welcoming sign. I spent 2 months in the McAllen area working as a photographer. Great town. Couple of good malls. BARBAQUA TACOS are awesome. Everyone goes across the border for cheap paint and bodywork . And you can also get cheap perscriptions over there too . It is heavily Hispanic and no one has ever heard of a TANNING SALON.

Places like Plainview might have brown skies in February. Pampa was a serious oilfield town last time I was there. Some places in Texas are a 20 mile drive to a hospital.

I have family there in Hill Country, and have also visited San Antonio, Houston, Austin....driven all over and it's overwhelmingly dull except for parts of Austin. The eastern part of TX where trees used to grow is almost completely deforested. If you want to hunt deer, you have to go to a dude ranch and pay for it. Why anyone would want to live there is beyond me. It is a massive state with almost zero charm, and for its wealth it's a dump.

I live in Texas and there are a lot more small towns. My little town wasn't even mentioned. I only live 30 minutes from a mid-size town. It's great. Housing is pretty cheap. It is hot, but MANY southern states are cheap and hot. I am used of the balmy weather. Texas is a great place to live, BUT look at the property taxes in some areas. It has no income tax so they will get those taxes somehow. But overall, LOVE Texas.

Claud, pampa, panhandle, muleshoe, Borger, lots around the area. I lived in panhandle and it is a sweet tiny town population under 3k last time i was there 4 years ago.

I don't know about today, but in the mid 2000's it was a fun place. Overall, my advice is, if you want to move here (to TX), just pick anywhere but the big cities. If you want something to do, however, Amarillo is a good place. If you want culture, I'd suggest Abilene.

I would live in Ballinger TX, great little town close to San Angelo and Abilene. Great school and beautiful city park, the annual ethnic festival is one of the big highlights.

Most expensive place to live and has the highest property tax in the state is Comal County. Just north of San Antonio on the Hwy 281 and Hwy 35 corridor to Austin. Kendall County is high too.

Many of the best places to live have very few ways to earn money. The houses are low-priced, and you have neighbors, not just traffic. Those places are retreating as the city people take over the small towns, but those places are still out there.

I lived in San Antonio TX, now in Cheyenne WY. Yes....property taxes in TX are higher than WY, but a $150k in TX costs $300k here in WY. So my mortgage/taxes payment here in WY is $600 more a month for the same house.

Friday Nite Lights is indeed a real thing in Texas... all youth sports are heavily supported... in my town of Tomball (exurb of Houston).. we shut down and detour a STATE HIGHWAY (SH 2920) every year for the Little League parade. We are an expensive community however
