I actually worked there quit the 1st month. It made me sick how these people were getting duped. The weekly sales meetings were like the Wolf of wall street sales meetings. Its sad that the government hasn't stepped in to stop this type of business.

That presentation was a nightmare! We were saying NO to them for a half an hour before they finally got it. We never make compulsive decisions! My husband even wrote this down: "I REFUSE TO MAKE ANY DECISION TODAY". It didn't help though. They kept pushing even though we got very angry. How stupid that sales person must be to not see that she's crossed the limits?!

The guy is absolutely right! When my wife and I bought our timeshare, it was owned by Fairfield. Wyndham bought them out and things have gone downhill ever since! We can't unload the timeshare although we've spent several thousand dollars trying to do so! Those of you who have good experience with Wyndham can thank God!

PART 1 I must confess that the points my wife and I own were purchased from original owners. My wife and I sat through many Wyndham presentations and listened to the "hard sell" of the value of VIP benefits. When tempted to purchase retail, I asked VERY SPECIFICALLY if the VIP benefits were "contractual". After a lot of evasive maneuvering, it was disclosed to me that the VIP benefits are NOT contractual. The entire fee structure of Wyndham can be manipulated at will by the company

This man clearly explains many key points, and the main one is that the Wyndam board can change any rules that they want to your timeshare contract. When you do your research, you will find that the unhappy customers far outnumber the satisfied ones. From my experience, the happy ones just blindly send in their ever-increasing maintenance fees and don't really know that they are overpaying for what they are getting. Ignorance is bliss, I guess. But for people that know how to shop around, you can get much better deals simply by shopping around and avoiding the timeshare trap altogether. Why pay salesman's commissions when you buy from them? I won't do it. They make big money pawning off worthless points to consumes.

I totally AGREE, I purchased my ownership under Trend West and since Wyndham there have been annual maintenance fee increase, and promises and benefits that were part of my decision to signed a contract as an owner. Slipping in a clause that they can change initial terms at any time usually illegal in Contract Law... The program is getting more complex and harder to utilize and know what benefits an owner truly has. I have felt the change from Trend West to big corporate Wyndham. Hey Attorneys!!! help us with a class action to make it right

I agree 99% of the time a timeshare is a bad deal. However, my wife and I are able to go to Hawaii and stay and a wonderful two or three bedroom condo with separate bedrooms, kitchen, family room, balcony and stay for approximately $120 Per night. I have been looking for something comparable and it would cost approximately $500 a night. I purchased my Worldmark Timeshare, not Wyndham, on the secondary market. If I were to sell today I would get all of my money back. Good deals in timeshares are few and far between. I agree that 99% of the time a timeshare is a horrible expense. I hate when people call it an investment. People who call vacations investments or cars investments need to understand that cars go down in value and vacations are expenses not investments. Investments will grow over time providing you with an income in retirement. It is naïve to call a car purchase or a timeshare purchase an investment.

Dominick Justave I know what my 60,000 point WorldMark timeshare would sell for on eBay. You should go look. That's about what I paid. I can sell it for that now. The original buyer probably paid $120,000 if they paid with cash. Maybe more than $200,000 if they paid over time, which most do. Did I pay $200,000? No. Did I pay $120,000? No! Did I pay around $12,000? Yes. The last 10,000 points I bought I paid $0.00. I can sell it for more, obviously. Few are in my position. I try to educate as many as I can. It is not Wyndham but it is WorldMark. Wyndham sucks. People will pay you to take it. You would be right 99% of the time. But this time your ignorance shows. If not ignorance then ugliness. Sorry for you!

Wyndham sells enhanced benefit packages if you make a larger purchase (we're talking upwards of $100,000) and then systematically rescinds those prepaid benefits. Their bait and switch sales approach defrauds what was otherwise a trusting and faithful client base. Despicable!

In the beginning it was nice. We took a few trips to Hawaii and some local trips that were nice. Lately I’ve been on hold for Thirty minutes just to get any help from customer service and this was a constant issue. I’m always having to fix the problems that they should be addressing. For instance, they dropped our autopay and never informed us about it. So they charged us a late fee we had zero knowledge of until I called them? We’ve been charge extra fees every time we make a reservation? Your not only paying for those monthly maintenance fees but additional fees for whatever. We canceled our membership last week. We’re done with it. Done with the constant fight about everything.

Went to a presentation today and my gut instinct was to say NO. Which I did. The sales people seemed very sleezy to me. After watching these videos, I'm afraid to use the supposedly free 7 nights they gave me for sitting through the presentation. I fear there may be a bunch of hidden fees with that as well.

They sent us an invitation to a nice dinner to help us better utilize our plan only to lie to us on several issues including that we were "on the hook" regardless, because our original sale had never been completed and that we had to do something only wanting to sell us more points. We've tried to get out of it and go back to our original contract but after talking to everyone we could, won't allow. Others are advising to just stop paying. Can they put a lien on any of our properties?

We purchased on after the presentation a few years ago In Vegas. We spent the rest of the vacation doing the math. It came out to two weeks a year vacation, possibly not when we preferred. Way too much money. We cancelled it as soon as we returned from the trip. Presentation not worth the time nor the perks for us.

Staying in a condo if far better than being crammed inside a tiny hotel room; however you don't need to become an owner of a timeshare to actually vacation at most timeshare resorts. Many properties have rentals available. Rentals allow to you avoid a lifetime of expensive payments and fees that increase each year. They are a terrible financial investment and difficult to sell if you need to get out. Just do rentals.

What if I want 7 days to discuss the agreement with my lawyer? Hurry up and sign a life-long binding contract, is your sales training and treatment of potential buyers at Wyndham (with a smile of course).

I bought my second timeshare last year . I own in vegas, company is vacation village. The second is for raiders games now that the stadium opens In 2020. I will see then if i made a mistake. If used correctly a timeshare should pay for itself and you vacation for free.

This is all true. I have been an owner for over 15 yrs. it just keeps getting worse. We can never use Bonus time because there are never any opening at our level.we have a two week window. New owners have a 3 wk window. If we dont book my vacation 13 mo. out it is very difficult to get a room where you want to go. I dont know about most people but scheduling a vacation that for out and having it work with your bosses schedule, well good luck. Maintenance dues goes up every year. They say we are owners so why do we have to pay occupancy tax when booking on most resorts now. If you are still purchasing your ownership you have that payment $$$ Maintenance dues $$$ occupancy tax $$$. Then to top it off you are bugged every time you check in. You need to do an owner update, They say that this is for you to maximize your ownership. ITS A SALES PRESENTATION... ANYWAYS YOU PHRASE IT, ITS A SALE PITCH.

The wyndham wordmark brand is owned by the owners under a not for profit corporation. One of the reasons worldmark by wyndham has reasonable maintenance fees is because of the not for profit status as the fees do not have to include a percentage for profit margin... But, wyndham also has another resort division and i am not sure how those resorts are run or organized.

My friend all time shares are good at the beginning. The moment you are in they keep raising the annual fees etc. I am facing the same issue with my Karma royal resorts. Also some locations are no longer in existence.

I attended two Wyndham presentations over 3 years and bought the sample product for XXX points to try a week a year for 2 years. However, upon returning to the condo we were in and going on Wyndham properties I could not get the Hawaii and Bonnet creek resorts for a week with the points they sold us. Therefore had to buy more points and it made is too costly and not a great deal, and that is without buying the property. Add that cost and prorate it and your week is an outrageous price. His description of events there is accurate and those that fall for it deserve to get taken. Beware and don't be stupid unless you have money and are stupid. Some people with money are stupid and got lucky, inherited it and other means. They are looking for you.

They can raise the maintenance fees to whatever they want and you are on the hook for them. When you own a timeshare the only thing you own is a debt promise and to them you are just a line of credit. So if they decide to raise the maintenance fees to $3,000 a year what are you going to do about it, sell it? Not to me you wont.

All timeshares are a scam... yes, you can get "good" deal out there for cheap purchase and low maintenance fees, but the reason timeshares are scams is because nothing is 100% in rates, points, or benefits. It's written into every contract that the company can change as they see so fit. Generally speaking, no one knows the future of anything, so it's a gamble on the fact your rates will stay the same, property will be nice, and owner benefits and terms are the same as when you purchased it.

Anyone who owns Wyndham and uses the Resorts understand its value and appreciated it, however the dilemma is the unabridged right to change rules and a continual increasing fees, this is the big problem. The question as owners would be how could we correct this dilemma, if you own less than 1-million points you seem to never get a location or stay. we need a owners forum to discuss and plan, not just a owners meeting held once yearly.

Wyndham also took away ongoing searches for weeks owners. One now has to call frequently, wait on hold up to 30 minutes or more, and when nothing is available, you have to call back and repeat the process. I made my deposit before this ongoing search service was eliminated and my deposited week has been used so I can't get it back to use through RCI. Of course I can convert to points for a hefty price, but it doesn't sound like a very good investment from what I have been reading.

There are only two words to correctly describe timeshares - legalized fraud. This is why smart people NEVER buy into a timeshare. If a timeshare agreement can have the terms changed at any time and you agree to that then you are just asking to be scammed. Why not just go on VRBO and rent a place without an ongoing commitment? What in the world would you pay maintenance fees for after you have already prepaid for your vacations? There's no resale value for a reason, frauds are worthless!

Thank you for creating this KZbin video. It amazes me how many people purchase timeshares without doing any research. It is a huge decision. For god's sake, go to the presentation, say "no", and then go home and do 2 to 5 hours of research on the Internet. Don't purchase something you don't understand. You can say "no" at the high-pressure sales meeting. And give this advice to your brothers and sisters, your parents, your close relatives, your friends, and your coworkers. Too many people attend the high-pressure sales meetings and purchase without doing any research. In my opinion that is just naïve. This is all just my opinion. I could be wrong. This is just my experience. People sign contracts for $30,000, as an example, for approximately a week vacation per year. (You need to pay dues every year as well.) Most cannot pay cash and so they are given a loan. By the time they pay the interest they have usually paid about double, $60,000 as an example. Some timeshares or maybe even most timeshares, not Wyndham, are rundown properties and even if you can get them for free they are a horrible deal. People will be required to pay dues for a timeshare they do not want to stay in. Even if you were given a timeshare for free it could still be a nightmare! Worldmark timeshare is the only timeshare I know of that has been a good value and providing excellent vacations for the last 20 years. I am sure that there are others as well but they are few and far between. Worldmark can be a good value if you purchase it on the secondary market. In general you can buy a Worldmark timeshare from the developer for about $3 per credit. You can buy the same timeshare on the secondary market such as on eBay or from other resellers or from individuals for about 10% of the price or $.30 per credit. (Approximately 10,000 credits per week stay.) Rather than paying $30,000, you can pay $3000. If after a year you were unhappy with your Worldmark timeshare purchased on the secondary market you could always sell it on eBay and likely get back $2000-$3000. Paying $30,000 and having to sell for $3000 would be a $27,000 loss. Paying $60,000 because of interest and having to sell for $3000 would be a $57,000 loss. If you pay $3000 for Worldmark and after a year decide that you do not want it, you should likely be able to sell it for $2000-$3000. I am talking about Worldmark mostly. The original video was mostly about Wyndham vacation properties. They are two separate entities. There is the initial purchase price and then there are the yearly dues. I like to think about it this way. Imagine that you and I purchase a cabin together in the mountains. Let's say the cabin costs $100,000. We each pay $50,000. Because )we are sharing it we get to use it every other month. But although we have paid for it we still have to maintain it. We need to pay property taxes, we need to pay repairs, we need to pay for water and electricity, we need to pay for gas, we need to pay to pump the septic tank. So every year we will each need to pay some dues in order to split those costs. Similarly a timeshare is purchased but then every year there are dues to pay. These dues help pay to keep the rooms clean, pools working, the front desk, the reservation system, to pay for the TV stations, electricity, maintenance, painting, furniture, ... All of this is just my experience. I could be wrong. Do your own research. Look at the secondary market. Do not attend the high-pressure sales meeting if you cannot say no. Do attend a high-pressure sales meeting if you can say "NO" and you can use that experience to learn more about the property. Worldmark is a points based timeshare. This means you are awarded your annual points and you get to use them to book reservations at one of 70+ resorts. Worldmark has a bunch of rules and I think that that they make sense. For example, you cannot just book Friday nights and Saturday nights in Las Vegas. If they allowed that, the weekends would be all booked and the weekdays would go unused. This would be very inefficient and not a good use of the property. Again, before you purchase a timeshare you need to study and research. If you have friends who are owners it would be a good thing to go with them. Or rent, for example, a Worldmark reservation at a resort as a guest. Do your homework and let's be careful out there people.

If the terms can change at any time, then the contract is illusory and not enforceable. However, I haven't seen the language. I suspect it's not written in quite that way.

The contract is very one sided rife with disclaimers no warranties whatsoever. Even though the Association rules limit the diminution of the point values to no more than10% per year. These people have fiduciary duties to prospective owners. Their rushed high pressure process is unethical and illegal.

TIMESHARES PURCHASED VIA PRESENTATIONS. ARE A HUGE MISTAKE. Purchase on 200 bucks or below on Ebay ( pennies on the dollar), so when you are done using it, you got your monies worth via the annual dues you paid. Annual dues are basically what you pay per night) RCI and Wyndham nightmares: SANTANDER bank owns both holdings. That is truth. And both ventures are apart of their holdings, run independently to an extent. But RCI has a vested interest in "pushing" Wyndham above all other vacation ownership holdings. But again, those who buy through presentations get screwed, since most folks have no idea of what they are buying. And again, buying on Ebay, has the least risks, since you have paid pennies on the dollar for the Timeshare. And points, are a never ending supply of expenses. People owns weeks, get FULL weeks for their exchanges. And there is no penalty to NOT stay the full week. Just pay the $209 exchange fee, via RCI. ANd there is no "investment" opportunities in Timeshares, they are just pre-paid vacations, with annual dues ( that's your nightly costs). Again, why stress, Whe yu can buy for under 100 bucks, since there is NO risk. YOu get tired of it, you get rid of it. YOu can sell it again, when you are done, for the same 100 bucks you paid for it. AND NEVER ADD ON, "UPGRADE" OR GET NEW MEMBER OPTIONS. Just stick to what you had, when you bought it or whomever gave it to you. Timeshares are NEVER an investment. They are prepaid vacations. If you can't go, then you deposit in RCI, Make provisions in your will, to tell your children, not to change , upgrade or convert to points.

Lolita, yes, you explain it very well. Thank you. I love my worldmark timeshare that I purchased on the secondary market for about 5% to 10% of the price that people pay who buy it from the presentation. To clarify, purchasing Worldmark on the secondary market seems to be OK right now and has worked for me and my wife for the past 15 years. Purchasing a different timeshare, even on the secondary market, may be a horrible horrible horrible horrible financial decision at any price.

IMO a time share salesmen is the lowest integrity job you could have. I suppose it would be good training however for those who plan to run for congress. I sat through a few of the presentations with absolutely no plans of buying, just there to get my free shows tickets and cash. I eat their donughts, drink their coffee and through the presentation I ask no questions. Get them to sign the form, they get pissy, I smile and leave.

Edmundo Pariente I agree to a reduced vacation and have to sit through a 2 hour presentation that ends up being well over 3 hours. I was promised there would be no obligation to buy and now they have lied about the time. The second the presentation hit 2 hours 1 min they have become liars. So if I don't buy how in the world is that wrong? Why would I buy from liars? To me that is smart. If someone presents at the outset that they are liars they will take my money and run. I've had to work for what I have. So I save $100 for a 3 night stay. Maybe they should start being more honest both upfront and what the actual costs are FOR LIFE.

Wyndham is one of the more reputable companies. I found a website with 280 reviews of wyndham, all negative... Did you know wyndham has over 940,000 owners. that means .028% of ownership complained... I wish i had a business where I had WAY less then 1% of my customers angry. That is a great statistic. Also, what do you mean they lied about the time. All you have to do is start a stopwatch at the beginning of the presentation and at the 2 hour mark, tell them you are going. They will give you your gift and you are out of there.... You can't complain about sales tactics, they paid you (your gift) for the right to try and sell you a timeshare. JUST DON"T BUY IT... It is really just that simple. DO NOT BUY.

What I mean by they lied is they told me to be there at 1200 and that is when I thought they actually wanted me there. Their presentation didn't start until 1230 so "their" clock started at 1230 where mine started at 1200, the time the told me to be there. That is what upset me.

Now that Hilton and Wyndham have bought up all the small chains they are now raising rates to ridiculous levels. Anyone see hotel prices lately? They are insane. I am not giving into these high prices. It is a con game.

PART 3 In the example of point transfers between owners, clearly Wyndham wants to force owners, to pay the $99 guest registration fee. I note that the cost of that fee continues to escalate beyond reason. Given the inevitable showdown between Wyndham and owners, I suggest that Wyndham strike a compromise as the transfer transaction does have some cost associated with it. It would seem to me that $25 is the right number if the transfer is done electronically.

This was 2008? Well Wyndham bought into Worldmark and we just got the Guest certificate addition fee in 2018. I don't even recall seeing it on our voting paperwork.

I am sorry for your bad experience. There is a very good guide from Ripoff report called the Rip Off Revenge guide. When I got lied to and ripped off, i followed the instructions and got the resort to buy their timeshare back. How it works is the ultimate threat is to picket with leaflets, but if you follow the steps they tell you it almost never comes to that. Everything said in this video can be put onto paper and handed out to people before they walk in for their presentation. It works.

I worked for Wyndam for four years. I checked in guests at the welcome center. I'd get bitched out on a daily basis by unhappy guests. They were fed lies by the reservation people when booking and when they would get to me, I along with my co workers would get the brunt of their anger. I hated that job and company but I needed/had to work. I finally quit without notification. Wyndam is the worst.

I can't believe you even had to pay$ 25 for guests. If this was really something you owned, it should be free. It's so fucked, you pretty much own a coupon book, no resale value. It's criminal they should not be able to call this an investment

You were also subjected to maintenance fees that could double each year. You also bought something from the Developer that you could have gotten for probably $1 on the re-sale market. Those fancy villas you talk about are basically crappy apartments lifted from the early 90's that have a kitchen because the first thing you want to do on vacation is shop for groceries and cook! I'll take a real resort with a real suite you can have your giant liability.

we had to sell our boat, camper, truck and a couple of trailers and tractor in order to make our payments. we have nothing left. i can,t make the payments any more. i'm retired my wife stll works, she gets 2 payments a month. one of her whole checks goes to wyndham.she can,t retire because of it.the maintainance fee keep climbing. there is no end to it.my children will sign a refusal of inheartance. they don,t want to go through this crap. wyndham is nothing more than a paracite.

It cost like five bucks a day per room utility and common area. But you get your profit sharing and management do finance to increase cash flow to invest or more income. The experience is good, Wyndham makes good manager/co owner.

You can rent a week, anywhere in the world, online, for pennies, compared to how timeshares rip you off with maintnance fees. And, THIS is coming from a guy, who worked for timeshares for many years, and made a ton of money doing it..lol

Anytime you're making a purchase this large you should thoroughly read your contract, unfortunately these are legal binding contracts even if you try to go back later and say that's not what they told me you still signed the contract and it would be their word against yours. Any business transaction that will not let you take some time to thoroughly read over the terms walk away.

First of all if you don't know what you're getting into don't do it timeshares are for mostly suckers but if you know what you're getting into then purchase it and have a good time if you don't know anything about timeshares don't accept the free trip it's not rocket science

If you think about it, every industry has a “terms may change at anytime clause” think about terms and conditions of computer software or as a better example, companies raise there prices or suspend services depending on the profits being made. It’s all business. You can’t let little things like this get to you. It’s all about attitude. There are new programs released all the time catered to owners because it’s what we ask for. You buy timeshare for quality time with the people who mean the most to you, and you save a ton of money along the way. What’s not to love about that?

Wyndham may be one of the worst vacation timeshare companies on the market. We own a timeshare in Florida that is not owned by Wyndham. Our resort is owned and directed by the owners. We have been owners for over over 20 years and have been satisfied with the resort decisions.

You really have to look at the percentage of negative reviews. Wyndham has 950,000 owners, almost 1 million... even if you found 10,000 negative reviews, that would only be a little over 1%. Many people love their timeshare... But as wyndham says, It really is not for everyone. You need to be able to use it. Don't buy it if you don't fully understand it or if you do not intend to use it.

We were told our maint fee would never go up? It does! I was fortunate to use my timeshare that I only paid 7k for over 10 years. We had to belong to RCI each year their fees to belong to them goes up and up. Even the membership we have to pay each year went up and up. Now everyone has to buy points instead of a week. Without the points we could not visit our own timeshare. So for the 10 years I paid these fees were worth the money but after that we had to deposit 2 weeks, that's 2 years worth weeks or points. Their wrong fees maint fees by RCI had to be paid before we could use our week.

Worldmark is outstanding. However, since operating under Wyndham, there are MANY issues such as those brought up here. Actually, the worst of these issues are the ones involving the rate at which maintenance costs have gone up since Wyndham took over. Thank goodness increases to dues are capped at 5% a year, which Wyndham has seen fit to raise these fees at. See the KZbin video by Matt Shiner for details...

When I bought shares, Trendwest, now Worldmark, had an office in Anchorage. Now they don't. I hate the membership. If you are going to invest in BIG shares, it might be worth the while, but my experience is that is over complicated to make reservations, you don't get what you want (and I wasn't even looking at the big stuff just Leavenworth) and they hound you like a love sick rabbit to buy more shares.

Buying any timeshare is nothing more than paying up front for a high end hotel reservation 20 years in advance Invest that same 20-30 grand and pay cash for your hotel and travel anytime Also lets not forget the very high yearly membership cost that goes with this scam.....

I remember years ago when I was about 21, my friends mum and Aunty had time share. Both of them gave the company my contact details and I was called relentlessly every day for 6 months straight. After I complained, they didn’t call for the next 6 months but then started again. This cycle went on for FIVE years. They are crazy. Now that I am older I am not impressed those two women gave those demons my number. If they do it again, I will unleash revenge upon them.
