The most important factor when deciding to buy a property is size, design and functionality and not only location. I agree that amenities are also important but not many people play golf. The Kitchen design in Arabian Ranches III, Emaar South , The Valley are absolutely hideous! These Townhouses were designed (sack the designer) with an L-shaped kitchen. How do they expect families to function in this space? You put a dining table in front of the units and there is no room for anything else, not even to walk around it. Even if the owner/investor adds an island, which is a good way to add a little extra counter space, as well as a spot for guests to enjoy, there is little room left for the dining table and living area. Moreover, Dubai's hot for most of the year, no one lives outside in the golf course or the lazy river. The only townhouses with a better well designed Open Dinning/Living area are Cherry Woods and La Rosa in VillaNova

What are your views on investing on it and how do you see the value appreciation by 2026 based on you experience. ? The 3 bed is selling at a starting price of 2.1 now, do you think its reasonable and worth that much money ?
