13:25 perfectly explains why, as a seller, I would never be open to a "subject to" deal. Why would anyone tie up their credit for the benefit of someone else while carrying the risk of non-payment? I guess it works for some people but I hope I never reach that level of desperation.

What's the paperwork look like on sellar finance to protect yourself? If you make all the payments (hold up your side of the deal) what needs to be in place so the seller transfers the title once it's paid? What keeps the seller from saying you didn't hold up your side of the deal. What are the documents needed?

Lots of good ideas here. Engaging and creative thoughts. I do have concerns over their ideas regarding providing government paid rentals for immigrants because I can't believe the government can get away with that forever. If the immigrants can't pay your rent, and the government backs out, you are left with low end properties that won't cash flow.

I understand investing. But how does inflating property help society on a whole. Henry George prophesied about the barbarians from within destroying society when this property inflation gets out of control. This is an Default issue not an Ideological one.

It doesn’t help society this type of buying and then renting or selling to people at much higher mortgages is destroying the middle class and pricing a whole generation out of home ownership, during the 50’s and 60’s on a single janitors salary could buy a house buy a car and support an entire family but due to people like this very few middle class workers can afford to get into a house housing should be no more then 25 percent of the median income average they are taking houses away from good hard working people that should be priced between $900-$1300 a month in Texas and triple inflating the cost of them just because they are greedy and want to dip there hands into everyone money even though they are actually providing zero value they are causing the destruction of the middle class even faster and we need to shut these type of people down not just these but blackrock and vanguard need to be removed from the housing market you shouldn’t be able to buy or own more then 3 single family homes when others are struggling

​@@joshholm1000That system was CREATED. By those in the credit industry. We run on a debt system and never even see the credit side of our accounting. Banks access our credit side of the ledger and transfer it into a loan back to us with interest. The People are the creditors and don't even know it. Banks don't loan money but are in the business of buying securities.

Sounds like people who own things that generate an income are willing to forfeit that income & the ownership of the property in return for a partial share of what that property already generated for them? Sounds like they went from boss to employee, except they didn't have to work. That's the person who will just give it away, then

Overall you cant assume conventional mortgages. Its interesting that much of this "strategy" is based on contract violation and not getting caught "taking over" the loan by the existing lender or servicer. They could call the loan due immediately. The gamble is the lender doesnt find out and or doesn't care. That doesn't seem like a great way to start a real estate portfolio. But yes people make money cutting corners and finding desperate sellers and taking advantage of that desperation. If im not mistaken Pace charges only $8,000 to learn to master these skills.....

He's not assuming the loan. He's taking it over subject to the mortgage. Yes the loan can be called due. Pace explains in other videos how he deals with that. He's not taking advantage of desperate sellers - he's helping people solve their problem. Pace is one of the most ethical people in the business. He has a great you tube channel as well!! He is the ultimate so giver!!!

Maybe we are addicted to doing things the right way. Buddy they dont have permission from the lenders to do subject to. That is a violation of the contract. At the very least we understand that part correct? What happens after the lender finds out is another story. So are we asking people with "no money" to also afford an attorney to fight out any court problems? Interesting that instead of warning about the pitfalls of this process you infer that if we don't buy into contract violation "subject to" we are losers? Wow I mis judged this content creator. This effects their DTI and purchase power if ever they want to buy again in the future. I'd say he's helping himself and fooling the sellers. If you want to cut corners and violate contracts so be it but atleast acknowledge ot for the love of all that's holly

Im calling bullshit on buying a car at 16. No bank will lend to anyone under 18. They wont/ cant issue credit cards either. Unless you have a co signer. Listening to him. He sounds like another one of those “buy my routine” “join my club” and you’ll get rich too! Snake oil….

why would anyone sell an asset with owner financing if the cash flow of that asset was greater than what the loan payments are going to be? wouldn't they just keep the asset?

Very insightful interview! Thank you! I knew that it sucks to live in the US, but now I know it is much worse than I imagined! In any European country, when you sell your house, you pay 2-4% (if you want) to a real state agent and 1-3% in tax and an additional legal documents tax of up to 2%. That's it! So yeah, this type of approach is useful anywhere, but especially in the US.

The reason this mostly doesn’t work in today’s economy is cause there are hardly any properties you can purchase, take over monthly payments for at that high price and then make a profit on. You can’t cover payments with rent in today’s market with such high prices. The other factor is, people don’t want monthly payments for years on end. They want a big lump sum!

Fannie, Freddie, VA, and FHA write 80% or more unless your a vet. of the mortgages on residential real estate. These entities don’t allow for any of the scenarios this guy is talking about. VA doesnt allow assumption The others Fannie Most of the other type of mortgages are private mortgages because the property didn’t qualify for convential or va/fha financing. 25 -30 years ago these type of deals were popular…hence the financial crisis. They are very few and far between these days unless there is equity in property.

@@bigtbthe mortgages are secured by the property. Every conforming and gov’t mortgage has a due on sale clause as well as occupancy clause. They don’t allow wraps or subject to or lease back and will pursue liquidating the property if this happened.

Ok, the seller of the Mobile park wanted $600,000. He agreed to zero down, zero interest at $11,000/month for 30 years. That's paying him $3,960,000 instead of $600k. What am I missing?

Non of this makes sense. If the property is upside down how could pace take the property? If I have equity why would I give anyone a deal with no money down? I never do a deal where the other guy has no skin in the game. I think pace is a conman.

He could take the management right and subsequent economic benefit if he make the bank payment for the owner of a stressed property at a much lower interest rate.
