I relate to this guy, my wife has told me "We will always be in debt". She's in a depression after losing her mother to cancer, 2 years later her sister to a car accident and a few months ago her father to a stroke. We are working through it. Very tough. We are on track to be debt free in the next 6 months, about 50% of our debt is from helping support her parents through those tough times. When it happens I'm going to see if we can both take the day off to celebrate, plan a fun day at the beach or something.

I am so sorry to hear about your wife’s loss. I am where she is. My only son died (allergic reaction), four years later my husband died (cancer) then two years later, my father died (Covid), my brother died (accident) last month, and my mother (dementia) is now in hospice. It’s been a day to day struggle to keep above water. It is very tough. I am in therapy and participate in my church’s grief share program.

He didn't marry the woman that would say "we don't need that" or "that's too expensive". He married the woman that enjoys the expensive things because he does. Both people usually egg each other so he can try to blame her all he wants, he was/is complicit in all these decisions and likely told her "we have it". Well, now you might just lose it.

That’s HIS side of the family. I have a hard time believing he wasn’t heavily involved in the decision to buy another house and move them into the old one. They were all raised with a certain attitude about money and now he’s had an awakening the rest of the family hasn’t. That sucks. I don’t agree with this advice. If they sell the rental and use that money to pay off everything except the primary mortgage, they will have a ton of extra cash flow and start spending it on ridiculous things and going into more debt. It’s not that much different than a debt consolidation where you run up credit cards afterwards. If the rental is turning a decent positive cash flow, then they should hold onto it. What they need to do is budget and control their spending. If they tighten their belts for a year, they could easily knock off a large chunk of that consumer debt. That will also get them in the routine of budgeting, which they desperately need. I think mainly the wife needs to feel the burn and restricted spending for a while to be ready to move forward. Selling the rental won’t fix their mindset.

It’s hard to not be affected by what others think. I recently bought a used car, which I really like and paid cash for. I was very happy with my purchase but found that when others asked me about it, they were negative and pointed out things they didn’t like about it. I expected them to be supportive and they weren’t.

Out of debt now and trying to get the emergency fund together but I had to stop worrying about what everyone thinks. Haven’t been on a holiday since 2011 and don’t eat out much etc. people think I’m weird. But I’ve been broke making good money and then lost my job and lost everything. So I don’t care what they think anymore. I just want peace and I’m praying for peace for you too. Let the Jones do the jones and you go get some peace for yourself.

It's a rather logical solution, but the wife will put her foot down and threaten divorce. Sell the big stupid house you had no business buying and move back to the one you can actually afford that has low interest. Sell the cars you had no business buying and replace them with junkers. Afterwards, should be able to get out of debt pretty much instantly and then he can crank away on the mortgage. But again... if he does all that, the stay-at-home princess will threaten divorce

The secondary home carrying 190k mortgage at 2.5% rate, making 20k gross rental income is not a problem. It more than likely has a positive cash flow. I support the wife on not selling. The primary residence of 500k on a 175k W2 is not an issue either. They just need to budget their day to day spending and maybe refrain from big purchases like the two new cars.

They are now having health issues and can't work to pay the massive mortgage, they could lose the house and everything at age 66, we have been retired for 8 years and haven't touched the profit from the sale of our house when we downsized. With the high rates of mortgage right now selling for them would be a long haul as no one is buying huge properties in this market with inflation rising, we are in Canada.

I don't understand her reasoning that she wants to hang on to the original house because his brother lives next door to it and she's friends with his wife. They're not living in it now because they moved so why keep it because family lives next door to it?

Sell the rental pays off basically everything else except mortgage. Do that then in 9 or less year pay off mortgage. That's without making any "major" lifestyle changes. Easy call

1) except for the 15k credit card debt and the 2 cars, I don’t see anything wrong in holding 2 properties worth 700k and paying mortgages. 2) technically he is in debt but the properties are appreciating assets. 3) yes, height might not be able to pay his mortgage when loses his job then the advise should have been to save more so that he is covered for that situation 4) worst case he can still rent both his properties and downsize 5) human psychology makes people spend more on useless things or make them lazy if they don’t take calculated risks.

My first thought whenever someone got a significant increase in salary is if only they had kept living like the money didn’t increase for 1 year. Just 1 year. Imagine if they would have done that. In only a year they would have $100,000 in the bank, and a house they can easily afford.

No I disagree with Ramsey here. Keep the rentals but sell the cars and pay off the consumer debt. If they can get their finances under control, those properties will be very valuable to their net worth.

One thing this guy fails to mention is that he probably makes a lot more than 175k. He mentions a base salary which is the language software engineers use to describe their salary before any of their stock-based compensation. Stock-based compensation is usually about 1/3 of the salary (putting him around 262.5k which is a typical salary for software eng). But another thing is that he says his salary doubled last year. Last year there was a boom in tech stock that cause a lot of engineering salaries to absolutely explode thanks to stock-based compensation agreements. This means his stock is probably at least 1/2 of his salary now putting him at a minimum of 350k but more likely 400+. This is also typical numbers for employees that experienced the boom. Sounds like he’d just rather his wife not know about all of this given their massive misalignment on financial strategy.

The situation would not be nearly as bad if they didn't have 130k in non mortgage debt. Mortgage debt is effectively leverage and if he has stable income they could work their way through this long term. Not a Ramsey approach but can work long term if you can handle the risk.
