The death of a toddler that was caused by his exposure to mould has led to a sharpened focus on those whose job it is to ensure people have habitable homes.
In Awaab Ishak's case, a coroner found a housing association had failed to act to prevent the two-year-old's death, from a respiratory condition. While no other coroner has reached such a conclusion, instances of health problems being connected to mould are not uncommon.
BBC London visited a flat block in Hendon, north London, to speak to residents who say their lives are being affected by this issue.

Ventilate not insulate. Mould is caused by condensation unable to escape. Draft air is the key to minimise the mould.

Dehumidifier might cost a bit of electric to run, however the power draw will also end up as heat in the room similar to electric heater. Might end up costing less that having to change out and re heat air so frequently, although air should be changed out a bit preferably at the warmest part of the day. Hepa filter is also good to to improve air quality, it is one of those things, you need to maintain good air quality one way or another, simple when you can afford plenty of heating but still important and worth reducing needs even when you can.

Not really great in the winter. So residents have to chose between health problems from mould or health problems from the cold.

Not when there has been sustained water damage, if a dry rot fungus like serpula lacrymans has established... this grows like a root system, and will bring in moisture from outside to consume timber inside ("dry rot" was a shipbuilders term, as a rot that would attack a ship while in dry dock). You need to apply biocides to destroy the filaments that transport the water, or replace the building materials if they're too damaged. And, stay away from "surface cleaners" like bleach, as these molecules don't penetrate building materials, they clean the surface while the water they're diluted in seep in and make the problem worse.

I fought a protracted legal battle with my local council over these type of conditions. I ended up having give in after 7 years of fighting. It is disgusting and dangerous and it should not be allowed.

I done damp proofing for a few years and where most of our work was private we did do some council work and usually it's down to poor building, cheap/wrong materials, it does fall down to the council's as it's down to the builders they employ and the cost cutting they are doing on materials, nothing much changed in that sense after greenfell so don't expect this to change anything either, if you find damp in your home's try to get it sorted properly, it's not gone because you can't see it, it needs to be treated.

The reason for this is that with rents controlled, there is simply not enough income for the housing stock to be maintained. In the real world, labour and materials are going up way beyond the rent income.

Spray with mould remover ! You just spray it at night… £1 per bottle at AsDa! … when no one cleans it after 6 months it grows rapidly. Regular cleaning one a week or two is enough! After shower, open the window to let air in and out. Some people do not know how to prevent mould growing, …

A mistake on a lot of those old buildings is they had a habit of covering up brickwork and worse stone built buildings with cement plaster and chippings. All that does is seal in dampness along the walls making the mould inside the house worse. Its all to do with air circulation and doesn't matter how many or how long you open the windows the dampness will not be solved if the brick or stone is damp from the outside. Quite frankly those old rotting buildings should be knocked down and then build new in their place.

Don't use bleach or other surface cleaners. The molecules don't penetrate building materials, so only the surface is cleaned, while the water penetrates and feeds the fungal growth beneath the surface. If you can't stop moisture buildup in some places, make it hostile to mould, which needs an acidic environment to grow (and uses acids to digest its food, like your wallpaper). Even something like sodium bicarbonate or sodium carbonate powder left on the area will stop mould from using moisture there, as water will dissolve and be made alkaline by the bicarb. You can make a spray, as long as you dry off where you spray (with hairdryer for example) to remove the water and leave the residue. This will be preferentially reacted with, and slowly change colour. Remove it and replace it with some fresh from time to time. An ozone machine for the bathroom can be very helpful. Low level machine can be run all the time for next to no cost at all. Or, a more powerful machine that can fill your flat with ozone once a day or something. Ozone will sap your energy too if you spend too much time breathing in lots, but it breaks down very quickly, so you can use it in a room you're not spending time in, and turn it off if you're going to be using the room for any amount of time.

Ozone can cause lung damage in high concentrations, you certainly don't want to be filling your house with it! Using the same amount of electricity to run a dehumidifier would be far safer and more beneficial.

At least these people have a mouldy place they can call their own. I'm stuck in a mouldy house of multiple occupancy and there are other horrendous issues such as a rodent infestation, unvetted tenants from Lord knows where, kitchen and bathroom in a rotten state of repair and I am stuck here after a stroke, two heart attacks, open heart surgery and, now less than two years after my operation I've had another mild heart attack and I'm only 54. Been completely ignored by my local authority as they're too busy painting rainbows on pedestrian crossings and giving lucrative contracts to development firms that only build for the private sector. I'll be dead in a couple of years so why would anyone give a toss? Happy Christmas.

I agree, the mould on the windowsills and walls can be cleaned with diluted bleach quite easily. I've done it myself plenty of times.

Some issues are council responsibilities absolutely but I've been in housing long enough to know that there's also a considerable number of issues caused directly by tenants having no idea how to manage a property and not ventilating it and causing significant condensation issues which will result in this. Brand new houses destroyed in 6 months so this problem isn't always black and white sadly

I see this on a daily basis , 95% of the ppl who tell me they need plastering cos of damp have no vents no windows open clothes on the rads, I see cold full baths left sat so often I thought it was a hobby

Yes, some people don,t open windows at all in some cases......then you have clothes drying, steam, showering etc, and all that condensation has nowhere to go, apart from on the walls. Irrespective of weather: l open a window slightly even in winter, this helps prevent condensation.

They should be grateful they're not paying market rate rents, like the rest of us in the REAL world. Social Housing creates a two-tiered system at the bottom, of fortunate and unfortunates, who can't get help with housing. Another thing that's wilfully ignored by all, it seems, is that with paying rent at a discount well below market rate, the income received by Local Authority and Housing Associations is simply not enough to adequately maintain their stock. The cost of labour and materials is rising in excess of the rents these organisations are charging - particularly in London, where labour rates are incredibly high.

Why shouldn't the person who recieves the rent be liable for repairs and maintenance? Not excused the lazy and uneducated people who don't know how to look after their homes but still. Dehumidifiers make a hell of a difference to the amount of mould if you have moisture entering a building, but they don't cure the root cause of the problem and they add to your running costs.

@@ya00007 Poor ventilation combined with high humidity activities, such as cooking without an extraction fan, using a shower or bath without an extractor, and drying lots of washing. Other causes are usually due to moisture ingress from outside the building. These can be due to leaks, moisture penetration through building materials that aren't sealed, or rising damp from groundwater. It's also possible leaks in the internal plumbing are responsible. Some causes are easier to fix, for instance, installing extractor fans or changing lifestyle habits to reduce the amount of moisture released. Other causes are more problematic, indeed even identifying the problem can be troublesome.

It could be the case that one resident who has their head in the sand is not getting something or leaving something in a bad way (more than likely) and much could be simple things like blocked gutter/pipe. Some of the footage indicated that they had not bothered to wipe stuff down! Housing should do inspections every year and people who have a problem need to be proactive in checking first if they are causing something. Many people literally want/need someone to change their nappies for them and can't be assed to look into/solve problem

I have to do a yearly window clean due to black mould forming on the windows of our new and very shitty built house. Honestly the old house with rotten windows and doors was better.. At least it had decent sized bedrooms and not shoeboxes as well as radiators instead of underfloor heating that doesn't even work properly.

What I love is that none of them will take responsibility to fix the issue. If that happened in my house I would have a rather hearty bill to pay to sort it out. Why is it the councils responsibility? Too many hand outs and too many people dependant on the state. Get a grip of your own life and stop complaining no one does anything when they are unwilling to solve the problem themselves

Maybe, they did take responsibility of the issue and tried to do whatever was in their power, but unfortunately none of that is mentioned in clip so we assume they didn't. So you didn't actually watch the video. They literally say that they clean the mould weekly. As for why the council should sort it out and pay for is because they're the landlords and it's an issue with the property, it's their responsibility as landlords. Also nice to know that you can afford a hearty bill, most people can't.

People just don't have a clue how to live in a property. They don't open windows and suffocate the house. Keep all the heat in which carries the moisture. Dry clothes on radiators. Don't open windows in the bathroom. Or have a fan to expel the moist air. I have rented flats out and had all these issues. Damp when someone else lives in it. Not damp when l do. Or someone with common sense.

All housing associations don't care about the tenants they only care about the money coming into their pockets and the Christmas bonus they get for not spending any money on the properties I would love to put a housing association into the situation we have to put up with all the damp smell not insulating properties and tenants who like to sublet their properties and the housing association let him do it when it's a breach of tenants ie Clarion Housing dont like spending money on the tenants they only like keeping it my flat is badly insulated and it's freezing in here but the housing don't care about that how many times does a housing association has to be on the news for until something taken action on the housing associations

i will admit these flats are old and poorly built , but in a lot of other cases people can fix it them selves fairly cheap with re sealing the windows and treating areas with mold then sealing and re painting them , i had to do it this winter so what are other peoples excuse?

Why in 2022/2023 should people be forced to pay the BBC licence fee. Why should anyone be afraid to turn on their TV for fear of prosection. From the many polls taken the majority of the people, including single women with many children feel the tax unfair, but they never get listened to. The stress of prosecution is terrible, they bring on panic attacks and its beginning to affect the children's health. Why doesn't someone do something. All those millions being paid in salaries at the BBC could be used to reduce the fees for the vulnerable, all they do is read out loud. How difficult vould it be...

mould is easy to clean off one wipe but adults a re incapable of even that, so mqany times I have seen tennants try to get doctor certs to due landlords when all they had to do was open a window to ventilate and clean thef window or wall of mould sure there are esxceptins and bad houses but a minority

Really? Mold? This is "ground breaking news"..., What do you expect when putting up with housing in London? A prime house with everything in check! Nah, people should stop putting up with it and move out of that hell hole, it's a reason why Londoners never enjoy life fully, it's always over inflated for a crummy city with no style!!! Place needs a total up lift or people taught about better places to live, I'd immediately jump straight for homelessness than accept a property in such appalling conditions, even if it means a 2-10 hour drive down there, be worth it than living in pathetic London.

These people do have a problem...none of them will tackle the mould, they could try and keep it at bay, as we had to. We didn't realise how bad our mould problem was until it was time for a spring clean, got a shock. So we cleaned it, cleaned down all of our furniture, walls, ceilings, everywhere it popped up. Luckily, we had new insulation put on, new windows, it made the difference. We decluttered. We've got rid of the furniture that was less mouldy due to cleaning. I can't believe that most of these people just leave it and expect others to come and do it for them just clean it. Obviously if too bad and a structural problem then the councils should come in but as tenants we have to do our bit too, it's our responsibility to help.

Like they have been doing, didn't you watch the video? Also kind of misses the point that firstly it's the landlords responsibility and that the buildings shouldn't be in that state, not to mention that people can't afford to have windows open in the winter and that could cause additional health problems. The bottom line is that these buildings are not fit for purpose.

@@christopherg2347 Well, empathy requires energy, there is a lot of crap happening for all of us, if I will se a video with someone getting a house for free (I pay rent and have little hope of buying) who complains about living conditions, I need to see that they put a similar effort that I would put to make it better. If this is arrogant, then I am arrogant, I mean what the hell. I need to see them put some effort into it in order to care because at the same time I care about (cost of living, the fact that I might not afford to buy a house ever, pending financial crisis, Brexit, possible world war, global warming and its consequences, a general bleak view of the future), if I'm going to add them to the list, I need to see something from them.

We can’t have our cake and eat it too. Regular weekly cleaning by the tenant, wearing extra layers of clothing in winter and leaving windows open so the air can circulate. You will be mould free guaranteed.

@@ggi1461 It’s the same as getting the floor wet, never bothering to clean it up or maintain it for 12 years and then being upset it’s rotten. You need to take care of and clean your home. If you don’t, it becomes a bad place to live in and I can’t believe this is something I have to even say. No doubt the places are poorly constructed and not maintained well but tenants have a key role to play in how good the conditions are.

The narrative in stories like this is that it is always the fault of the Landlord. It is never stated that in a large number of cases damp and mould issues are down to how the occupants use the property. The reporters need to be more balanced in their coverage and highlight what measures occupants can also take to help prevent this happening (i.e. ventilation, adequate heating, using air extractors in bathrooms & kitchens, pulling furniture away from corners/walls etc). Adequate heating will be hard to achieve in the current state of the UK so expect to see issues like this occurring more and more over the coming months.

I'd literally kill for a rent-controlled, guaranteed new kitchen and bathroom every 15-20 years, no chance of being kicked out - even if you're not paying your rent, landlord jumps when you say jump, safety from being in the system never a chance of being homeless and extra bedrooms when you decide to pop out another kid, council house. Don't doubt me. Hundreds of thousands of others who are faced with soaring rents and greedy, lazy landlords, think exactly the same.

Just a point. There is a severe housing crisis in the UK. Millions are homeless and tens of thousands of illegal immigrants are coming in yearly. Because there are no homes, they put them in hotels. In addition, the UK's housing stock is old, and mould is commonplace in the winter. Private owners have to sort it themselves by using mould spray and dehumidifiers, etc. It's a bit like, "I'm one of the few lucky onest that's got a free house now but its not as good as I would like. Time to lobby to get a bit further up the ladder.,

Completely untrue. Immigrants have to be able to support themselves. no benefits are available for minimum of 3 years, depending on country of origin. Asylum seekers are not allowed to work as their stay is temporary, they're not supposed to integrate into the economy. Underfilled hotels can let government and councils use their empty rooms for temporary accommodation, which became a lot more popular over the pandemic period, as the hotels would have gone out of business otherwise. The government gets these rooms at a massive discount though, so hotels much prefer to have normal paying customers which they make more money on. Newspapers profit from getting people addicted to outrage.
