if all of his tenants supposedly have this problem, its his fault. The tenant probably complained about it before and he did nothing. There should be no reason for multiple buildings to have this type of issue unless he is being willfully negligent.
@nikkii327

Agreed. The landlord has to hold himself accountable and all of the blame cannot be pointed to the tenant. This is why landlords need to have walk through’s of the units with the tenant prior to lease signing to document the condition of the unit. The tenant signing the lease is agreeing to maintaining the unit and if they don’t that’s why there is a security deposits so landlords can utilize it to do repairs. Clearly, that wasn’t done when it should have been.

I’m in pest control, I saw one in kitchen cabinet. Cleaned the kitchen top to bottom, emptied the cabinets, dried wet spots and got the spraying. Cleaning and spraying go hand and hand. Keeping the place dry is essential. Pest control should be a daily part of life, and no one should tolerate a roach in their house. I call it keeping my territory. Visiting infested houses gives you a better attitude about this

Ehh down here in FL you can seal every entry hole, lay baits, spray, and make sure your home is clean and free of food and water for roaches and you will still see at least one of those motherfuckers every week/month... General rule of thumb here is if its a big one its probably just venturing out and just happened to find a way into your house but if its a baby roach then you got problems.

Willing to bet the tenant moved in with a roach problem already there, they probably informed the landlord and asked for an exterminator, landlord ignores them entirely, tenant moves out, landlord blames tenant for infestation. Landlords are more likely to be the greedy scumbag in these situations, yes sometimes the tenant really is the problem but if both accused one another for a problem I’d sooner believe the tenant.

Not necessarily true. Roaches have a very hard time surviving in a clean home. Without any food sources, they normally die off, and even a small colony literally can not survive in a human home, as it would be like living in a desert without food for them. If you keep your home clean, make it so they have no access to food of any kind, including pet food, your chances of having roaches is almost entirely zero, even if one walks into your home, they normally die from starvation within a week. So no. What you said isn't true. Roaches have very fast short lives. Unlike say a spider which can survive in a human home relatively well as some species can literally live for years, they have a slower life, require far less feed to keep going. Roaches have to feed almost constantly they're a very high energy species, similar to ants/wasp, like ants/wasp they have a hard time living inside people's homes, as they do not provide proper food for them to live unless people are messy and leave it out. Without food they die very quickly.

Also the extent of that infestation means that it's been bad for a long time. If I was the tenant, EVEN IF my landlord didn't hire pest control, even if he blamed me for the infestation and I didnt think that was true, the moment I start seeing roaches and their feces I would begin a pest control process myself bc I would refuse to live that way. It's not even expensive to manage a few roaches, or the beginnings of an infestation if u catch it early. It gets to be a huge expensive ordeal only after u let it go for a long time and let it get to the point where they're colonizing ur freezer and dropping from the ceiling onto ur head.

Years past and the landlord starting bringing in more trailers around us turning it into a trailer park. All of the trailers are infested with hundreds of roaches now, the landlord parked an old pickup in front of one of the trailers to put garbage on the back. They killed all the grass front and back. I don't know how they destroyed a garage. All the windows were broken or cracked except for one. The front door had chunks and strips of wood missing. The exterior of the house looked like they had a mud fight and never cleaned it. They had chunks of roof missing from stuff that was being thrown on top. Roach infestations this bad must have taken years to develop. The house was probably already infested when these people moved in. If the home was 100% free of cockroaches to begin with it would take someone a long time to get this nasty. I moved into an apartment and I kept it spotless, however the roaches were uncontrollable. We had pictures hanging on the wall and we took it down one day to clean the glass and behind it the wall was covered with thousands of roaches. All our electronics were infested with roaches. It all got left on the curb when we moved. It didn't matter how much cleaning we done or how clean we kept the place, it was just infested with roaches. As bad as the infestation was at the house in this video, the sheer amount of bug's tells that this has been a problem long before these tenants moved in.

Why do you have food out if you have cockroaches? You shouldn’t have a single CRUMB anywhere in the house. Even your trash cans should be empty and the trash should be outside. And you should have a lot of roach poison traps laying around, to get them all
@charlesg7926
@charlesg7926 3 жыл бұрын
And for anyone wondering, you need to do a mix of 1) the “roach motel bait traps”, and 2) the roach bait GEL. 3) spray RAID poison into any body of water (toilet, sink drain, shower drain), so that the roaches can’t drink water without dying. 4) make sure every item of trash is outside, and there’s no possible food in the house. The cockroaches need to have no option but to eat/drink the poison and die And don’t be cheapie cheapie on the bait either. You need to have about 60 “roach motel” traps in a typical townhouse. This normally costs about $60 or so. And you need to have another $20 in bait gel scattered about. If you have a very bad infestation, you may need to bug bomb the entire place, and then keep doing these steps after the bombing

Friend of mine does maintenance for several apartment complexes and he has some horror stories, but in extreme cases he has always alerted the landlords and those people usually get evicted. My point is that if the problem had gotten so bad that the fridge is overflowing with roaches than the landlord isn’t keeping up with maintenance and that’s probably why he has slumlord reputation.

Then, every time we went down to the house after, things were in terrible, terrible shape. There was always more broken stuff, more stains, more crap everywhere. We hired rental management companies to "clean" between each guest... yeah, none of them have done a very good job. They said nothing about communication. Did they contact the landlord to deal with the problem originally ? How do we know he is not really to blame for the cockroaches? It's not easy to get rid of cockroaches and most landlords are cheap and do not want to spend the money that it actually takes to make sure they are dealt with properly. Simply spraying or having a local professional bug guy spray WILL NOT GET RID OF THEM !! That is why they usually offer contract's to keep up on the bug problems but most professionals will all have a clause that states they can not 100% guarantee no more bugs will show up because of how hard it is to kill them all they way. They only offer to help reduce the problem and hopefully make life much easier for the tenants. They tell the tenants stupid things like you are probably leaving food out or because your house is messy that's why they are here but that is not true. Anyone who knows about cockroaches and how these cases go will tell you that they will find a way no matter what to increase their numbers with or without a clean house. Of course they will thrive a little easier in a dirty environment in the sense that it's easier to feed and hide etc but those things do not actually guarantee a higher rate of success for the cockroaches actually as they have thrived in clean environments sometimes much greater than dirty environments in many cases but that is also no guarantee of safety at all either !! It may help keep it sanitary to clean up and that is good for you of course it is and everyone should anyways but the cockroaches don't care if it's clean or not ...nope they will still infest because they are bugs and they have a mission to survive and to multiply that's what they do !!

Everything looked fine. When we started moving in stuff we noticed German cockroaches every so often. We thought sure that’s normal I guess. (We were moving out of a newer apartment complex so thought it was fine). Then at night it was a nightmare. They were in the kitchen and after close inspection you could see them in the kitchen cabinets and behind the refrigerator. We didn’t stay there and ended up taking all of our stuff back. We had to unbox everything one by one and inspect each box. We did find about 4 of them in the boxes. The apartment complex had the audacity to charge us $300 for administrative fees.

A landlord should be able to see thier property when they want it’s thiers period, and if you don’t like someone you should have the right to refuse service because it is your property not thiers. This is not always the tenant's fault. They travel from the neighbors house. Some landlords will buy appliances for their property, sometimes they have roach remnants and eggs undiscovered from the seller. We fell victim to this when druggie neighbors moved out. We had just moved in to a new home and the neighbors behind us were the dirty type of drug people, the typical fights in the middle of the night, knocking on doors asking for money, starving angry dogs that were always left outside, dirty looks when I walk in my own backyard....you know, the people you KNOW had roaches. After a tragic accident they were evicted...stuff needed cleaning up. Weeks later I noticed a few roaches on the back porch, then the kids toys, a month later they got in the house. (When you finally see them inside, it's already too late.) We couldn't find the nest we, bug man couldnt keep up, even landlord couldnt find it, but damn, those bugs ruined a good home. My wife at the time was a VERY specific person when it came to cleanliness. So we know it was not us that brought them. I will never forget the smell when we finally did find the source. Inspect your homes thouroughly when moving in. Check the crawlspace, check the shed, check the water heater, check EVERYTHING! EVEN THE PLACES YOU CANT THINK OF BEING A BREEDING GROUND....CHECK IT! I've said enough. Have a good day.

I moved into where I am and roaches. Landlord should have taken care of before renting. God did the tenants never sweep or clean under their stove or fridge. I do twice a year sometimes 3 times a year. I also shampoo the carpets multiple times.

YOU DO THESE. That doesn't mean much. One person might be clean as a whistle and 2 doors down we got college students sleeping on empty pizza boxes.

Right. I was thinking $2500 for the bug clean up alone. Not even including painting. I'm thinking there are probably all kinds of bugs in that residence besides roaches.

Naw. An infestation like that, Those roaches had been living in the foundation for years. Especially with older buildings. Tenant's don't make it better... But c'mon man. I call BS
