"As far as I was aware, I had to pay $300 or less per month." You didn't know how much to pay? The exact amount you pay would be listed in a letter from your housing authority. And you should be able to contact the caseworker assigned to you either by telephone or by email. In Wisconsin, where I live, the amount you pay is based on your income. It's something like 30% of your income or less. Although there are limits to how expensive of an apartment housing can pay for. They may not permit you to get a more expensive place than that or you may be responsible for the difference if you do. And never wait three months to figure out whether your rent has been been. Stay on top things and stay in contact with the landlord and housing to verify everything went smoothly. As for you owing that much money, that sounds incredibly unlikely unless you are renting an extremely expensive apartment or housing is covering almost nothing.

I once cost a landlord thousands of dollars, he decided to evict me so I called the building inspector. long story short, his lack of maintenance and shoddy no building permit repairs cost him dearly. (roof on a 24 plex, electrical, un-permitted decks, access doors un-permitted dry rot repairs etc)

Video helped me realize that my apartment is low-key uninhabitable. I have a sliding door that leads to a balcony, and it's poorly insulated. So much so that during the winter, I can have a small pile of snow in my living room if I don't put towels down. In the summer, wasps come in through it, and my carpet becomes damp from the outside humidity. My apartment isn't weatherproof at all.

I'm amazed that Landlords would do such things. I inherited my first rental properties when I was 14 - it has never, in the 50 years since, CONSIDERED just walking into a tenant's house or flat. We take care of most of the maintenance ourselves, but leaving a problem for MONTHS is... just... I can't. On the other hand I guess shady landlords would consider us dweebs, afterall, we also ignore "market rate" and charge reasonable prices yielding a modest profit on our units, as we do not believe in living off the backs of others - and that leads to us rarely having a tenant leave. I guess we suck as "Capitalists" and I'm proud to say that.

Please do an episode on Arkansas landlord tenant laws. I'm told they have some unique laws that no other state has.... Such as not being required to provide a habitable place to live, not being required to make repairs/repairs being made at tenants expense, you cannot withhold rent for ANY reason, under certain circumstances landlords can put their tenants in prison.... These are all true!! Maybe if you bring these things to the public, the state of Arkansas will change its legislation....though, probably not since I have been told a large number of the laws date back to the Jim Crow era....I I won't explain that to don't understand that for those who are just reading this, it's pretty dark. The jim crow laws are laws specifically designed to trample upon the rights and living conditions of black americans, mainly enacted in the southern states. Any laws that exist from back then are quite archaic. Everybody older than 11 should know what jim crow laws are but for anybody who slept through history class or is up past their bedtime there you go.

What you should do when you're home is use a door prop. The door popped hooks under the doorknob and stops any outside entry as long as you're home. You can also put it on your main entrance when you're leaving and just slip out the back if you can come and go without the landlord seeing. This only works for multiple entrance equipped places You can also install hidden cameras and watch remotely from your phone You can have your security team. Give you a special speaker cam that allows you to call in to the intruder. You can also call the cops and report the intruder

One time, when i was still in thomasville, we moved into a new house. It looked fine at first, but when the landlord came to inspect it. Thats when we started seeing black mold that wasnt there, giant spiders out of nowhere and most of all, my landlord would always yell and try to come in WITHOUT a 24 hour notice. Im only 12, so i couldn't go to court, i asked my mom if she could go to court and represent me and her because we both thought this was weird. She doesn't like going to court, though. So we moved out. We caught strep over 3 times at that house, but now we are in winston, and we are perfectly fine.

I have a question, if anyone could provide feedback or suggestions would be greatly appreciated. Could I sue an employer for false/ misrepresenting job positions? I was hired and then fired during orientation because I didn't have a driver's license. During my interview the HR rep told me that there was other departments I could work, that didn't require a driver's license. My friend applied for the same position and does not have a driver's license and is currently employed there. My friend asked why they let me go? They replied, I applied for a position that I needed a license and couldn't work with me. What would be the best course of action? First day you move in take dated pictures , then make a list of repairs that need made . Contact management company of repairs needed. If they don't make repairs then you can take pictures to court. Some shady landlords say you made the damage to keep security deposit. You will have proof it was like that when you moved in.

Try getting another rental unit once you sued your current landlord. Also, landlords have been known to manipulate building inspectors. And city officials. If you know what I mean. About Deposits: They want them up front but take a long time to give back. With the same speed you pay the deposit should be the same speed in which you get it back, but that rarely happens. Security Deposit is there 'to secure performance by the tenant'. Additionally, a tenant can STILL deny entry except for emergency reasons. Landlord then has to get a court order to force entry.

On the flip side, there are landlords who go through the rigmarole involved in evicting a tenant who owes rent or has violated their lease in some way, show up with the sheriff to serve the eviction, and find the tenant gone after having done thousands of dollars in damage. The tenant is a deadbeat (or cannot be located) and so the landlord suffers a loss that could have been prevented if property rights were taken a little more seriously. A system that protects X from Y's abuses needs to protect Y from X's abuses, too.

Mike definitely needs to cover the 'legal fees' and 'who pays' side of some of this stuff, both on the low end side as well as the higher end side. Do people just rack up a legal bill and pray they are going to win? I'd say cover one of the smaller ones like security deposits, and also cover a larger one like when a neighbor deciders to chops trees down on your property without asking (as in one of the publicized NJ cases).

Hello Law By Mike, let's do a collaboration regarding mobile home parks aka manufactured home or trailer parks where the tenant owns their home but doesn't own the land on which it sits. I can give insight and a unique perspective as someone who lives in a manufactured home park where the landlord is very corrupt. These large "trailers" are far from mobile and can cost anywhere from eight to ten thousand to move. Because of this the landowner can take advantage of the homeowner. Many tenants are used to landlord/tenant laws for apartments or stick built houses which are very different from laws pertaining to manufactured home parks, but assume they are the same. Some laws are the same or similar, but we need more protection and manufactured home park laws afford us that protection if the homeowners are aware of these laws and understand them and the ability to file a complaint with their state's Attorney General's office. Here’s a question I live in a state where the state law for tenets is the landlord must give a 24 hour notice before entry. Now cording to the lease if you ask for repairs, they can come whenever. They don’t need to schedule it however they want the area cleaned for their arrival. What do we make of this? Any ideas?

laws go above a contract, unless its sid in writing that you waive that right , the law still applies, and even when you waive it, the waiver itself might be unlawfull, so your landlord HAS to give you 24h notice
