Remember to read deed for any restrictions of use, read local municipality zoning regulations and talk to zoning office to confirm your idea is allowed, confirm site has adequate drinking water and septic, confirm it’s not or near a toxic superfund site or other negative issue, check if any proposed development in the area will impact your land.

Farmland returns averaging 11.5% over the last 30 years is misleading. Highest returns are for North and South Dakota, Nebraska and Kansas. Maybe cheap land with sparse populations and brutal winters where most people don't want to live helps. And improved genetics for shorter growing seasons and farming on a grand scale? Returns have been nowhere near that for CA, NY, AZ, TN, FL, NJ, WA, VA, AR, GA, etc.

I would get money management just in case. You’re only 55. I think the average life execting in the US is 77.5 years, but many people live well into their 80s so that $1 million has to last you all of that and the unforeseen. $1m is a great start though. Good for you!

Going forward, got laid-off at 36 just after covid-outbreak, and at once hired an advisor with grit to help stay afloat. As of today, my portfolio has yielded over 300%, summing up $836k. As an Amazon Merchant she is incorrect about not having the customer contact information. Under the marketplace program you get the notice of the sale with the customers address and contact information so she doesn't know what she's talking about their.
