Now my question for you guys is are you able to do some content for JVT ComUnity, it's just a few minutes away from JVC. I bought a rental property to be built starting this month and beside me doing my due diligence homework. I would like to hear it from you guys who live there and also have gone through the process of owning your own condo, by the way is there any update on that for you guys. Thanks

Thanks a mill for the feedback, it means a lot 🙏 We haven’t actually heard too much about JVT but from what we seen so far, the developments look good on the plan. It is actually situated very close to Al Furjan where we have invested. We will definitely check it out when we get the opportunity. We got a few other areas in store first. Also, we will share some updates on our apartment as well. Let us know if there is something else we can do to better our content 😊

@@MalinandJakob Yes it's not a well known area yet as it's mostly for the local residents and 90% is villas from the info I have. Thanks for considering it for one of ur videos and I trust you will get to it. I watched another video of yours earlier today about the potentially "second down town" oh! I tell you it got me so excited. I feel like Dubai is a candy store for the investor. I just wanted to ask whats a good start up business besides the normal real estate business? Tnx

Sorry for late reply. We actually went to JVT yesterday and have recorded a video there, that we will release. Our honest opinion is that it felt like JVC. We didn't really like it. However, they are fixing a lot so it might be better in the future.. 🙂 We totally agree, it's so many exciting project that get released almost every day! It's a hard question.. I think a lot of business works here in Dubai, because there are people from everywhere. So, if you find something back home that works. It might work here also!

But other people likes it, so we are all different and like different things!😊 If our understanding is correct, you want to know how much we can rent out our apartment for? The offers we got is 85 - 95,000 AED / year.

Looking into both secondary and offplan-market - Which projects would you recommend around 500K-1M AED? It is a very difficult question to answer because it all depends on what you prefer and how your budget looks like. 3 areas that we do like both as investment and living are for ex Creek Harbour, City Walk and Dubai Hills. All these areas are covered in previous videos. Dubai Marina, Emaar Beachfront and Palm Jumeriah will ofc always be popular but it is difficult to find a good investment there as prices are really high. Let us know if we can improve the content 😊

Weird you never mentioned Business Bay Metro 🤔 near there is Bay Avenue with shops and restaurants etc. Peninsula will bring a mall. You didn't stop at Brew's Cafe either... or Caribu coffee?? (Near the Opus building) So basically you missed out a big chunk and you concentrated on the areas which are still pretty under construction. It's still a work in progress, but prices have increased anyways compared to a year ago.

Agree that it is a WIP. We tried to cover as much as possible in one video but as you know the area is quite massive. It sure has potential, just needs to connect the different projects and make it more lively. That’s just our opinion though 😊 thanks for engaging!

We prefer Creek Harbour, City Walk, Mina Rashid amongst other areas. We also like Canal Residence which we cover in the video. However, that is just our opinion and preference 😊 You can check our other videos where we cover all of these areas and more. We will also cover more areas in coming videos of this series.
