Would an aco drain be suitable for a property with a similar isssue. Slabs are high plus no way of sloping garden/slabs away from house. Or would you recommed cutting 2 bricks wide and 2 fft deep around the perimeter and filling in with peebles to allow drainage of rain water

this massively depends on your soil type and age of the proeprty, going 2ft down around the permieter of a victorian property would likley undermine the foundation.

I’m having a double storey side extension which the ground level is not straight and if I follow the existing DPC it will be below 150mm. Do I have to follow the existing DPC or the existing can have it on a different level? The existing DPC is two brick above ground level and if I follow that is going to be one brick on the side extension? What should I do? Many thanks

Great video. I've just brought a property and my neighbor has breached my damp proof course to my garage what would appear to be some time ago. I'm not sure of my legal position on this but is there a way to fix this without asking the neighbour to lower the level of their drive or is that the only option? Any help would be much appreciated 👍🏻

Great video i currently have a problem with wet marks just above my skirting board ive had a leaking gutter for a long while which is currently being fixed (new fascia and gutter all around the house) i think my problem may also be that my plastic decking is above the dpc and is also tight to the wall ...

At that pitch it looks like the tiles are basically horizontal 😂 IMO looks like the membrane was doing the heavy lifting and it finally broke

If they cut out a 150mm channel but the infill of shingle was level with the dpc, would that still be bridging?

The issue is the splashback of rainwater, so it doesn't fully solve the problem, thanks for your comment.

A French drain would counteract bridging the DPC but best recommendations is to not bridge the DPC at all

We have that urea formaldehyde stuff. Its wierd! Just sort of disintegrates when you handle it. Don't know how good it is but obviously it can't be easily removed and replaced with something different

always think - if something goes wrong and I have to remove it, how easy / how much cost would that be. Avoid solutions like this - the long term cost is bonkers

see, this is when you find a ghost. then you have to figure out how to expel the ghost. yelling at the ghost just makes it mad. Saying "go to the light" cause the T.V. to go all staticky and your little kid touching the screen, and the cat won't come down from the upper shelf. Don't drink the Tequila out of the bottle. You'll get a worm.

Hi this all depends on the size and condition of the valley beam and if it is sagging or has bowed.

2 fixes both not expensive compared with a new roof. 1. Reroute the down pipe from the main roof so all that water does not flow over the lower roof. 2. Remove the tiles and install a heavy duty felt then refit the tiles, that will make sure that if any rain back flows under the tiles it still does not end up into the inner roof/ceiling below.

The roof tiles are to keep the water out not the underslaters felt. No simple solution to this one.

What is the reason for the slope? Why does it differ from a normal 90 degree angle ceiling.

Hi Richard, in earnest not sure why the different design, but the sloped section is very hard to insulate as there is no ready access. Sorry if that does answer the design question.

yes it did, it had a completion certificate from the council. This is NOT uncommon...the last line of a completion certificate reads (I paraphrase) this certificate cannot be taken as absolute proof that it is correctly constructed...I Kid you not.

Not enough roof slope is a big problem .as a roofer it can be cured with 4.2s and new batton .at a cost

yes, but this will depend on a few factors, this was a brick shed with solid walls and a solid floor, but used to illustrate the terminology.

My next door neighbour had a small extension put on the side of his house @5 years ago. The roof pitch was clearly inadequate - when the builder was up there I asked him what it was - he said "somewhere between 6 and 10 degrees" so he clearly didn't know. At this stage I should declare my job means I know about these things. I warned my neighbour but he said he trusted his builder implicitly. Every year he gets water ingress and his builder has stopped returning his calls..........

Nice show and tell. My mum got a call from a spray foam salesman saying that all the insulation that was fitted back in the last decade has been found to cause damp and now they are ripping it out to do spray foam. Luckily enough I was on hand to talk to them and once i started probing with the type of questions that gave the game away that I knew what I was talking about they just hung up. Looks like the government free cash giveaway to these people is still running.

My building fitted the roof on our extension at too shallow a pitch, I had the back to redo it which they did, but of course internally it looks a mess around the roof lights.

Just an idea,maybe do a voice over the vid.rather than a vid with wind. Also it seems the pitch is too shallow for either tiles or slate. Felt would be my go to.

This is a night mare because the company's who sell it don't repair the roof before they fit the spray foam which then masks the problem all They are bothered about is selling the product I have been roofing 40 plus years and have been to numerous problems with roofs leaking

Quick Question, My loft doesn't have a membrane, you are literally looking at the back of the tiles. What's the best option for insulation? We have insulation on the floor but do I need to add anymore anywhere else? from what i understand the wind blows across the attic space to provide fresh air and the floor insulation keeps the heat from rising up from downstairs?? Im hoping to get a loft conversion done but not sure if the whole roof will need to be replaced

Hi, modern standard of loft insulation are around 270mm so it depends how much you already have. ensure to leave a gap at the edges between the insulation and the felt to allow the roof to breath, this creates a "cold roof" and the air flow through the roof ventilates it keeping it dry. There are a myriad of details with loft conversions and I cannot comment regarding your planned loft conversion as haven't seen it.

the beams would have been ok to support slates is my guess but when you add cement or terra-cotta tiles the weight must surely increase at least four fold ? am i right in that thinking ?

Hi Maciej, thanks for the watch. It looks like rising dampness but is on the first floor so cannot be…This was penetrating dampness around the window frames and stone sill.

I have horizontally cracked walls but have a neat pattern of red marks in the middle of many of my bricks (every 4 or 5 courses) and there are bigger marks in the mortar -but less of them. I have drilled a hole in the wall but can only see the old fish-tail ties and the fluffy rockwool insulation but no new spiral ties as i was expecting! So, should I see the ends of new spiral wall ties behind the red blobs in the middle of the bricks or are the red blobs (which are slightly below the brick surface and a slightly different colour to the bricks), there for some other reason?

High Jon, I take it by the comments you have had the ties replaced? Has this been documented, is there any paperwork to suggest this is the case? Maybe the injection holes of cavity wall insulation. Best bet is to drop us an email from the website.

@@Domesticsurveys Hello, thanks for your reply. We have no paperwork but have since drilled more holes and can now see new spiral wall ties in most holes, but some holes have nothing in them. So I guess there would have been too many ties in the wall, or the builder ran out of ties.
