Having successfully dealt in many properties in the UK, I'm absolutely amazed with what Real Estate Agents are getting away with in Queensland and Australia. Considering its a largely unregulated space and Real Estate Agents do not require formal qualifications, I'm staggered by the amount they charge...their hourly rate would be more than a doctor, surgeon or lawyer who has a minimum of 5 years studying and qualification. For the sale of a UK property equivalent of $750k plus, I would pay no more than 0.6% commission for a fully inclusive service (inc advertising, photo's, viewings etc.). For an investment property sale, I'd pay a fixed fee equivalent of $2000 fully inclusive. Whenever I purchased property, I'd avoid Estate Agents... they are an unnecessary link in the chain that have an awful habit of distorting the truth. Indeed, whenever I discovered an Estate Agent acting on my behalf at my cost had not told me the truth or failed to follow my instructions, I reduced his commission.
@agrifforamaАй бұрын
I found it very challenging to deal with them at times too when both buying and selling. They can be hard to avoid at times when you're buying but they can be avoided when selling and you can save enormous amounts of money with the right approach and it's very easy in a strong market. The bar for entry is quite low to become an Agent in Queensland as you say despite the potential to earn significant commissions and deal with people's lives and homes. There are no legal requests on agents to be transparent about their dealings so it can be hard to know if you're a buyer or a seller if what the agent in telling you is true or not which allows for outright deceit unfortunately.
@andiharper4498Ай бұрын
@@agrifforama I totally agree with all your comments and observations. Real Estate Agents have a poor reputation for a reason... not all, but most are quick talkers in white socks. I have never understood why vendors and buyers disclose all their information to a person who's only priority is themselves and expect them to act in your best interest...makes no sense. As soon as big money is involved, ethic's and standards can quickly evaporate and often replaced with corrupt and deceptive practice ... give me a $ for every time you hear or see an agents strap-line stating they operate with integrity, honesty or trust!! As I say, if I can sell in the UK for 0.6% (fully inclusive) and the agent still makes a decent profit, then there is something very wrong in Australia. I would like to see a government body with in-house conveyancing and proper consumer protections be available for citizens when dealing in property. Costs would dramatically drop, trust and integrity would be instilled.

Great video and great categories. I've been experimenting a bit recently and I'd love to add an 8th essential locomotion pattern - brachiation. Hanging, swinging, climbing, monkey bars, monkey bars going sideways, hanging upside down; the sky's the limit. And before you know it, it's become your favourite way of locomotion. It does require an apparatus of some sort though.

Interesting direction and Vlog! In my experience of yoga classes and what I've heard from others, whats important is being clear on expected intensity of the session, is it a relaxing meditative session or full on. Nothing more disappointing than expecting a workout and getting a singing bowl and blanket (and vis versa) The male teacher led class i used to go to was extremely popular; he had maybe 30 each class (mostly women of course) in a gym studio and was regularly clapped at the end of a session! The secret seemed to be keeping the momentum, it was easy to follow constant rhythmic sun salutes with variation so felt like a real workout, by the end with more challenging additions of moves. The one female teacher didn't have as good pacing and one would feel sweaty then get cold, then expected to do something intense again, so I'd say simplicity and energy/ good flow is more important than content. I think you'll do well, what you lack in yoga experience you make up for as an upper body strength and balance specialist, teaching experience and charisma, law/business experience, and male yoga teachers are a rarer and desirable USP IMO. Dentists are probably hated more than lawyers but respected more 😅
