@danmartin6865 - The owners were using both units as holiday rentals, the delightfully charming, but admittedly unusual, kitchen is fine for coffee and the basics for the average guest. The owners would not really want guests to be making a mess by "cooking up a storm", making turnover a more difficult, messy process, hence the deceptively simple cooking facilities were actually a clever idea.

WELL I doubt the owners will read this As I'm assuming they are Portuguese But they need to know if you close your toilet lid and keep it shut. Every time you go to the bathroom, your toilet will not smell. So you won't need one of those perfume Clorox attachments on your toilet. That's why you close the toilet seat. So bacteria from the air doesn't get into your toilet. A lot of people don't understand that, but it's absolutely a fact !! So y'all close your toilet lid/ seat 😅👍✌️

@@kathifailor4660 you are correct and even visually I don’t like it and probably you won’t find another tour of mine with a lid up. It does have a story behind it. As always before the tour I make my walk around the property preparing it to be videotaped, call it homestaging if you want, and the lid was put down. In the meantime someone did use the toilet and for my big surprise when I came with the videoing boom, lid up. 😅😎. Sorry, it won’t happen again.😃

Luis wonderful house, it woulds suit me and my friend beautifully since it already is divided into two homes. One phrase that I think you will get good use out of is: TURN KEY this means tha house is comletely ready all you have to do is turn the key to begin living there

@@LuisBaptistaEstateAgent that term does not apply to this house. there is no kitchen. essentially, turnkey means the property needs no renovation or repairs of any kind. the mechanicals to the painting should all be done. i see lots of things in that house that needs to be done. once you use that term on a property that is not turn key you would loose respect especially from the public who knows what that term really means.

​. How about "move-in ready"? I like that term and it does mean there's nothing that prevents you to move straight in -- no repairs or rebuild/remodel urgently required. You buy it, you bring your things in, and live your life! 🥳

@spicynomad - The ground floor kitchen, while unusual is perfectly functional - working sink, small fridge, long work surface with admittedly tiny cooker but plenty of space for any sized induction cooktop, and alcove large enough for any sized combination microwave/convection oven. I could easily cook dinner from scratch (or any other meal) in that kitchen as it is.

A beautiful stone house, fully renovated to a high standard. What's not to like? It's not a detached property unfortunately, there's no parking possible on the property, plus the garden is small and doesn't have good views.

People with a lot of money often buy such land to spread the risk of owning money, and then they have to pay less tax compared to keeping the money on a bank account. On top of that they can harvest the cork if they can wait for 9 years which would be a return of investment for the property tax that they had to pay over those 9 years. At the end of the day they do not make much profit with it, but most importantly, they do not lose money to interest or income tax which they had to pay if they would keep the money on their bank account. It basically is a cheap way to secure your money with very low risks. And if they ever need the cash money that it represents then they simply sell the land. People who buy such property will probably never ever set foot on it. They most likely have people who do a yearly inspection to check if all the fences and gates are still okay, and that is about it.

​@@insAneTunAWhat nonsense! Bank interest is taxed at 28%, and interest rates paid are very low. People don't avoid bank interest-bearing accounts because of the tax! Secondly, there's little to be gained by purchasing land and doing nothing with it! 'Simply sell it' shows your total lack of understanding of Portuguese property. A large tract of land with an asking price of over a million euros won't have thousands of potential buyers. It is a highly illiquid asset, and difficult to sell. Few buyers of land will want that much land or have a budget anywhere near the asking price of this one.

It is not about making profit, it is about a secure and cheap method to keep your money safe, and to spread some risk. And there are plenty people out there who would consider 1,6 million as pocket change. And what I didn't mention in my previous reply is that the future owners will probably give a local person the right to harvest the cork and the olives and the firewood, and the right to let their animals graze on the property, and perhaps even the right to hunt the property, for a relative small yearly fee. Just enough to cover the administrative costs, and to make sure that the land is well looked after at. Whether you believe it or not, this is what some wealthy people do. Not all the wealthy people do that, but it is a real thing. And it is not hard to sell at all. The seller might hear 10 or 20 times no, but the seller only needs one yes. This is not a property that is suitable for a person who has only 1,6 million to spend. You won't get a loan for it either. This is for people who have much more money to spend, and it is only suitable for people who are looking for a safe and secure investment. The revenue from the cork and the olives is by far not enough to get e decent return of investment. But for a local it is interesting to get the rights to harvest the cork and such because they only pay a small fee, so the locals can make a profit with it.

@@alga51 I'm pretty sure a property like this will never be able to get a habitation status, so all you can do is build a wooden structure without any foundation in the ground. It's a farm, not a farm house. The buildings are for agricultural support, so only for storage or parking.

As usual fair presented - Please do the facts - 75 older olive trees you can't make a living of. You need a least 400-700 trees. 5 months of the year the plot might not be accessible due to excessive water und muddy soil. 1,5 month of the year it is so hot that you stay rather inside with aircon. The buildings ... well ... at least they are registered ;-) Living in the Algarve now and I know a lot of expats who regret buying in central Portugal and above. If you don't speak the language - learn it before coming - in rural PT English is not an option. Tenha um bom dia

A very good option as a starter property and for an inexpensive base. With some work the track could be made a little more accessible, for a narrow van or car and a new opening onto the land from the track the far side of the buildings to serve as parking. Is public water nearby, perhaps that could be piped in along the track? Is the water at the fountain potable/drinkable? Presumably the buildings can be restored for storage and working the land?

I agree it can be a starter base. About water it may be expensive to pull the public line, one should ask for quotes between this or a well. These old stone buildings can always be renovated, after all one can maintain whatever buildings he owns.

Nice video but 1000m2 for 5,500 for farmland? That is equal 55,000 euro for 10,000m2. That is quite expensive for farmland. In the Netherlands farmland is about 70,000 euros per hectare (10,000m2) n but that will be fertile land easily reachable by land and close to villages and good roads etc.

All the questions about habitation!🤦‍♀️🙆‍♀️ Luis says you cant live in it. Its priced appropriately as amenity land. Ideal if you live in the village, want some space to keep chickens, grow vegetables, do yoga, exercise dogs, sit with a beer looking over your own land. Price reflects no habitation.

You can only put a wooden structure without a permit but it has to sit on top of the soil, no foundation allowed. Or you can put a caravan but I doubt it will fit on the road. Or a yurt.
