Nice video but 1000m2 for 5,500 for farmland? That is equal 55,000 euro for 10,000m2. That is quite expensive for farmland. In the Netherlands farmland is about 70,000 euros per hectare (10,000m2) n but that will be fertile land easily reachable by land and close to villages and good roads etc.

A very good option as a starter property and for an inexpensive base. With some work the track could be made a little more accessible, for a narrow van or car and a new opening onto the land from the track the far side of the buildings to serve as parking. Is public water nearby, perhaps that could be piped in along the track? Is the water at the fountain potable/drinkable? Presumably the buildings can be restored for storage and working the land?

I agree it can be a starter base. About water it may be expensive to pull the public line, one should ask for quotes between this or a well. These old stone buildings can always be renovated, after all one can maintain whatever buildings he owns.

@@alga51 I'm pretty sure a property like this will never be able to get a habitation status, so all you can do is build a wooden structure without any foundation in the ground. It's a farm, not a farm house. The buildings are for agricultural support, so only for storage or parking.

How hard is it to get the legal permits and habitation license to build an actual home? What are the cost involved and how likely with the officials to approve it?

You can only put a wooden structure without a permit but it has to sit on top of the soil, no foundation allowed. Or you can put a caravan but I doubt it will fit on the road. Or a yurt.

I guess it only makes sense for a local. I am of the opinion that I need land and house together. I would not even want to cross a street.

All the questions about habitation!🤦‍♀️🙆‍♀️ Luis says you cant live in it. Its priced appropriately as amenity land. Ideal if you live in the village, want some space to keep chickens, grow vegetables, do yoga, exercise dogs, sit with a beer looking over your own land. Price reflects no habitation.

It’s a cheap property but what are the legal costs when you buy it? If it’s comparable to the uk then you are likely to have to pay about 2000 euros so it makes the property a lot more expensive. I hope I am wrong and you can assure me it’s a lot cheaper. Thank you.

Stamp duty 0.8% + 1 - 1.5% for the lawyer. I do recommend a lawyer. Not 2000€ .

The fees besides the purchase value are 6,5% for taxes and 600€ for notary cost. Nothing more. 👍

There are all kind of rules and regulations if you want to buy property in Portugal. I do not know all of the rules and regulations well enough to be a teacher or advisor. The easiest and best way to learn about those rules is to do your own search on the internet. But probably one of the most important rules is that you need a Portugese NIF registration for tax purposes. And non EU citizens need a visa which can be a golden visa if you invest a minimum of €250 000,- or a D7 visa if you are able to demonstrate that you have at least a passive income of €8,460 per year (for single applicants) and you must meet several other requirements. Again, you need to do your own research, but now you have at least a little direction which you can follow for your research.

Anyone can buy property in Portugal, irrespective of nationality or residence status, but you'll need to obtain a tax number for the purchase. This is easy to obtain from the tax office.

There are no limitations for you to buy a property in Portugal. About buying without being in Portugal you will need someone to represent you and have the legal possibility to sign for you. Usually this is done using a lawyer, that I advise to get. 👍
