The most important question is pune municipal corporation ready to give basic infra road, water and garbage management to this housing units. As per new tax structure these flat owners will be paying hefty property tax, will they get basic required infra in return of tax and price they are paying? Or pot holes, dust pollution , mosquito infestation, traffic jam and garbage littered roads and public areas pune is surely lagging behind in this. Are these housing units good for senior citizens , kids and areas safe for women's? After paying 1 cr.

Water and Electricity are basic need. Pune has these both the issues. Inspite of very good rain, water crisis seen every year from March to June. Power cut is another big problem. Why these are not a major topics in election in Maharashtra and Pune ?

With all the recession and panic in job market, how come the real estate market is still going up? People are loosing jobs or taking paycuts to survive in this climate. Ideally the property prices should have come down a little bit as the supply is more than the demand. Builders claiming everything is selling like hot cakes but when I actually talk to my friends in real estate, they say nothing is moving since last 6 months.

Sales are high but what are appreciation, in many areas due to high supply and poor builder's management, prices are stagnated from a decade now (not even beating FD rates), Ive seen that in areas like Wakad, Baner, Ravet to some extent, While newly developed areas might provide better returns eg Kiwale, New Kharadi, Mamrudi but that too projects of small builders not Godrej and VTP they are already too expensive for those areas.

Only Mumbai is option of you need price appreciation , 2020 to 2022 end min appreciated by 30 to 50 %. , My flat in Thane is 40 % appreciated since June 2020 till today
