There is nothing called as Upper New Annex NX These words are used to hide actual location. For example Projects in Mundwa are sold as Koregaon Park Annex Projects in Mahalunge are marketed as New Baner. All this is marketing gimmick. Customers must check exact location of project by visiting Maharera website. It gives accurate location of project. Or check for PMC or PCMC approved sanctioned plan's uploaded on Maharera website. I would not recommend Kohinoor based on my experience, go for VJ Kohinoor group mostly outsource their development and do not allow customers to visit or share video updates with their customers. VJ the owner itself gets on a zoom call and shares updates. Kohinoor CRM are also more lathargic than govt babus and do not answer to queries without any escalations for months. So if you want to be sada dukhi raho then go with them.

Is PMC/RERA responsible for approving large-scale projects in areas without adequate infrastructure, such as wide roads, water supply, or addressing encroachments? If land is unavailable, why are these approvals granted, especially in locations like Keshav Nagar and more recently around Mundwa signal near Shell petrol pump? Could you please educate about this to new and exitsing buyer/owner?

It's better to buy in Kharadi. Keshav Nagar will never appreciate like Kharadi. The surrounding locality is not good. 3bhk is 1cr plus. It's better to buy 2.5bhk or 3bhk in Kharadi.

@@amitdandage99 See first of all banks cannot do that. If the Money asked from Bank is for construction work which happened, then Bank people first come to actual site to check if it's true. They click pictures, videos as a proof for releasing money. Banks cannot release Money blindly. Secondly under Construction linked payment plan , builder can ask for Money on two criteria's as per payment plan. 1. On Commencement of work or 2. After Completion of certain work. For example let's say the Construction work has reached upto 3rd floor. Now builder can ask money from bank either On commencement of 3rd floor or after completion of 3rd floor. You need to check your payment plan or schedule. If it's On commencement Or On completion of a particular stage of construction. If it's On commencement of a particular floor, then Bank will release money accordingly as the payment plan is designed that way.

@@nishantb80... Right conclusion. The Municipal Authorities have decided to keep Keshav Nagar with perennial problems, so that they can keep sucking money for all the time. Road width and maintenance is always pathetic. Water supply is terrible... Location is great, but Municipal layout, future planning and facilities are extremely shabby.
