I cannot share the document publicly I received from an Airbnb rep on how their algorithm worked. That could be a violation that gets me removed from the platform. but for you airbnb reps that call BS on my claim. that document has an umbrella on it.

Hey sean I’m new to airbnb , judt started a month and only have my second booking via recommendation, which of your courses would be best to start getting my airbnb seen and booked?
@AirbnbAutomated Жыл бұрын
I have some videos on ranking, and some on pricing strategy. All those are free videos. If you’re super new start there. I have some mini courses, one on the algorithm and then one called pricing school. Those would be next as you level up. Welcome to the community, it’s good to have you.

Sean, we have a STR in Norway, a rural cabin with stunning views. I have studied your videos for about a year and a half and implemented advice you give. You have helped take our listing from 40% occupancy to more than 90% and that's with an average increased nightly rate of 25%. Our views, conversion rates, impression rate all have increased dramatically. All I had to do was watch your vids and just spend time on the platform to tweak based on what you say. I owe you a ton of gratitude. Thank you!

@@AirbnbAutomatedwhich videos? the public You Tube videos or the paid access videos? I’m not knocking paid access videos. I’m simply trying to know where to spend my time. TY for answering.

The thing with VRBO is they do chargebacks, with airbnb you can have crappy guest that will get a partial refund and have a half stay. With vrbo, they just do chargeback and you can not do anything with a free stay for a guest.

We have large property in Australia, in a very popular tourist destination. Our house sleeps 8-10, however we also have plenty of rooom outside with outdoor sockets if say a family member wanted to bring an RV, so they can join the group. How do we charge for parking + electric for RV?

#6 How do you charge for those extras/add-ons in Airbnb? For Vrbo - I hear they take forever to pay out. How do we find out more about that?
@josephcokermusic Жыл бұрын
To answer the question to #7 people do these weird nightly minimum because they are out of touch with the market and/or don’t have their turnover costs dialed in. Hosts are proud people and there’s this weird myth about it being better for it to sit empty then to concede on certain presets. Meanwhile, the billion dollar hotel industry takes bookings of any length. When the market is soft, you have to put your pride aside and dance with the customer more

I'm staying at an Airbnb house right now. The house inside is OK but you can tell that the investors do not want to spend any money in keeping it up. The heating and air conditioning system have a super loud rattle that wakes you up in the night and the intake filter is insanely filthy. Front yard and the backyard have dead plants and weeds and even a dead tree that has fallen and there is trash and junk in the backyard. This is an absolute disgrace to the neighbors that live here full-time in this community and seems to be all too common with these greedy Airbnb Investors who are destroying America's neighborhoods one by one.

split testing sounds stupid because you cant control other factors, therefore you can not conclude causality. it sounds statistically incorrect and illogical.
