I like this design, but it has no backdoor, or side door. So it has bad Feng Shui. Maybe add a backdoor from the dining room, or French doors.

No matter how quaint or small or perfect these homes may be, they are probably in the 2 or 3 hundred thousand range.

👍👍👏🥰 Has great curb appeal. Light and airy with natural lighting. Love the storage/bookcase wall. The fireplace is just awesome. Rooms flow throughout with no long hallways. In the dining room I'd put a patio window to get to the backyard. Great job!!!!

Open the front door and wow what a front room! That was a nice surprise. Love the rounded corners. The kitchen needs work. . .a totally different layout would be nicer. Two things that really need to change move the kitchen sink out of it's dinky corner and locate the fridge so when you open the door you have counter space to put items on.

Wow, this is such a beautiful design and beautiful hutch to store all your fine dishes in the dining area plus tons of storage everywhere. The living room area is so elegant and welcoming. Super great job!

LOVE the front. I thought it was the back, with 2 x double doors flowing outside. When you started showing the bedrooms, I was dying to see the front door, lol. Like a face missing a nose.

This company has upped their game. Their homes uses to be lackluster and just plain boring but now I see they're using more interesting architectural design and sumptuous details.

My favorite spot for small homes. I don't look at the others anymore. And I've been drawing house plans since third grade when our teacher had us draw them. I would draw house plans in high school instead of doing homework. As an adult I drew a rough draft for my parents home on Lake Huron. It was on a house tour in their city. I also designed a house for a doctor in Delray Beach FL. Again rough draft and it was built. Both are very nice homes. I was in a hurry both times and didn't get to draw the plans better. But architectural designer and architect said they were good house plans. Anyway I'm very critical and can redesign a plan in a second to better serve the homeowner and the pocket book 💲‼️👍

OMG this is the roofline I was trying to describe to you when I was talking about a Japanese roof. I'm not even sure if that's what it's called. You did it in a nice subtle way. Love the outside of house with roof and I love the inside so much too‼️ Until later thanks 💕🙏

At $200/ft this 736 sq ft structure is a $150,000 house. Add what you must for land to build it on.

I just do not get the idea when the house is so mall and has only 2 bedrooms why not to have only one bathroom instead of two and add a hallway (mud area) before entering the parlour? Or have some extra space for storage or a craft room by eliminating the second bathroom ? Also a question why americans do not use bidet in the bathrooms?

For whatever reason, Americans like multiple bathrooms but not bidets. I agree that this house needs a vestibule with coat closet and a bench for removing footwear before stepping into the living room.

I really like this design. It would live larger than the footprint suggests. What I would do is to move the fireplace wall back a bit and extend it over to the wall of the master bedroom. I would then move the kitchen into what is now the dining area. Put a window over the sink in the back wall. Make the kitchen a U, with the range on the short part of the U. Refrigerator and pantry cabinet backing onto the fireplace wall. The other thing in this that must be addressed the the cabinet over the hob. It is by far too low for safety. That would not meet building code anywhere. First, being tall it would accessing the controls and rear burners awkward. It would be very easy to hit my head on the cabinet. If there should be a fire, that cabinet would catch very quickly.

Yeah, reorganizing the kitchen/dining might be in order, and an extractor hood over the stove is missing.

I recognize that color scheme, avocado green and harvest gold. Shades of the 1970's done again with lovely effect. Beautiful house both inside and out. Congratulations to the designers and the builders.

Love this. need a double sliding door instead of window by the dining room.. leading on a porch as outdoors living is important for us😘. Don’t like the idea of furniture standing outside in the sun and weather, as there are no storage spaces. Smaller BR .. rather with a desk and yoga/meditation space. Too many high wall cabinets in kitchen… I’ll rather have a sliding window and perhaps a serving area out onto a back porch and a tall glass wall cupboard, on both sides, next to window. Love the tall cupboard next to fridge as pantry space . Love the partition wall. ❤

I was not excited about the multiple front doors (confusing for guests and inefficient from heat loss) and the odd stone stripe on one end of the house. Inside was better, but the kitchen area could use some rethinking, including a second means of egress. (Michaeltutty 1540 has some suggestions.) Inside the entry there might be a closet for coats, but there's no bench for removing footwear.

Where is the secondary exit? Not up to fire code without one. Take the window in the dining area and convert it to a door.
