With the second call---Why did she ask if you were a resident???? She knows you are coming in for tour? I am not sure if she was nervous, but I caught that.

The company I work for has us do the tour the exact same each and every time to avoid fair housing complaints. They also send out shops to check and assure we are doing it this way. We also use yardi and when a prospect calls there are certain questions we have to ask for example the price range. I absolutely love your videos and everything you say always makes sense. I try to use what you taught me in ways that I can!

The first call seemed worse than the second call. A bit surprised by the evaluation.

The first call asked for his contact info which is the most important information to retrieve, it allows for follow ups and check ins. The second call failed to retrieve contact information and destroys the opportunity for follow ups and check ins. She also mentioned price and square footage which isn't relevant because he didn't ask for that information, in fact he mentions there is no price range it does not matter to him. You should want to find out what's important and why (she didn't care to find out why), paint the picture for them as they're touring the apartment, and then discuss price because if it's not in range you can help them conclude whether the apartment is the best fit for them regardless of price.

I agree that the phone system is annoying and that the first agent did not give you all of the information, but you did steer the conversation by rushing through the call. So the assessment was not quite fair.

@@LeasingUniversity To Carpe Diem..... I feel Matt can tell they are not headed in the right direction, so no sense wasting more time. I wonder why she didn't describe a "wow" kitchen to you since you stated it was important to you. Asking why it is important would have been great too! Agents often miss important cues to build value or connec because they are anxious to get to the part where they dole out the most boring info of all... square footage and price! Numbers are not sexy. ;)

I am from the Philippines, But I worked as a Virtual Lease Appointment Setter. I process lease appointments over the phone and property viewing. And your videos help me a lot and my client too. I was able to set appointments smoothly, and all the info I forwarded to my Leasing Consultants, they say all my prospects always showed up, they never had any hard time touring cause they already knew what to present first and what to do because of the details that I already forwarded to them by using those questions from your video.

GREAT Question! “What do you want to see first?” Should always be open ended. We literally want to ask the prospect what they want to see first and leave it up to them. It may be the kitchen, it may be the dog park, it may be the parking lot. Whatever they want to see first we need to know that. That information is vital because we are discovering what’s most important to them and why. Make sure, after you ask them what they want to see first that you follow it up with why do you want to see that first?
