That house would be perfect if you can buy the empty lots left and right side of the house. Otherwise, it might be a bit tight once those lots are built. I remember the video on the price drop house. Very interesting design and a lot of land. 1.8M for that house does sound like it's too good to be true.

True! Wait until your new thai neighbours move in next to you. Same house, about 8 people, 3 motorbikes, 1 car, 2 dogs, 1 rooster and a nagging mother in law…

Yep, true, might be a bit enclosed once the other houses go up. The ski jump roof house is Walled with 1 rai of land as well. Just Land in that area is more expensive than 1.8 mil per rai. Could well be a mistake. 👍🍺

Thanks Mr James. It's been a while, and you are looking better . The 54K property seems a reasonable price, good design/construction/location. Thanks for the honest assessment of heat & air pollution in N Thailand, many vloggers gloss over the fact and Chang Mai rentals are still priced high in spite of the seemingly permanent >150 PM2.5. Hua Hin does seem a better retirement location.

Great video James, I couldn’t help but notice the placement of the door hinges on the en suite in the master bedroom, looked like they couldn’t be bothered…but overall a nice finish great kitchen and a good colour scheme, not a great Mountain View but the lovely shower head made up for it 😂👍🏻 tarts bedroom is looking good and keep up the good work in the home gym. You will always have a few people who have to leave a bad comment but don’t worry about them James, plenty of us out here love and appreciate your videos and the time you take to do it all

Great video. I've been coming to Thailand since January 84 and living in Chiang Mai since April 2006. The air pollution in CM is horrific for 2 months a year but in NO WAY is equivalent to smoking 60 cigarettes a day. I am an ex smoker who smoked about 40 a day and gave up NYE 2000 ( Best choice ever). I am sure I would be long dead had I continued to smoke. My estimate on the damage the air pollution in CM causes would be about the equivalent of one or maybe two cigarettes a day......still damage and not good, but no way even close to 60 a day. That said and done, the air pollution is getting worse with each passing year.

I do like the looks and size of the place, but kitchen storage and backward island seating area is very strange. Fortunately, there's lots of room by the refrigerator to do a good storage build.

Hey James great to see you up and about.The 2 bed house is great value especially at that price point. Down here on the Gulf the price of land is still increasing and a rai is 4 million plus and still really crazy building everywhere. There is a certain demographic who are now subletting property and have doubled and tripled prices here but people are willing to pay. I saw one villa sea view small pool 3 bedrooms 3 wc for the princely sum of 140k a month crazy. No budge on our place up North so have decided to rent it for the time being.....oh I bought the ecxercise bike but finding it too hot at the moment I know weak excuse lol...keep up the good work James.

That was a pretty nice house. Kitchen could use some storage, but I guess it's easy enough to install some upper cabinets. I'd imagine all of that concrete will absorb a lot of heat, so maybe not the best choice but you could get a bunch of potted plants to make the outside nicer. You weren't kidding about that online shopping addiction

The Chiang Mai air quality is a problem. However, this can be controlled with enough air purifiers (I have two machines) and enough 3M N98 masks. I bought 150 masks in 2019, and I still have a few left. When the air quality is bad, with an AQI of over 500, then you must wear a mask, and the mask will turn dark grey after an hour of exercise in the hills of CM. I prefer to live in CM, and the air quality is not a significant factor for me. The most troublesome two negatives about CM are the ever-increasing low-flying aircraft taking off overhead, and the roosters where there should not be roosters in a logical world. Roosters should live on farms, and then be quickly butchered and transferred to the pot. Roosters are not pets. And they are not show animals, either.

Yes, renting first is always best. If you want to plant roots with your Thai partner, then the land would be in his/her name.

Blimey that house with reduced price is a STEAL!!!! That cannot be right?? I would jump off my chair and buy it if is was not in Tak... That is so far off the beaten track that I usually travel around when in Thailand.. Not sure investing into a house so far out in the rural land would be a wise investment :)
