IT park should be formed bit outside of City ,If govt try to construct within City then traffic problem will increase during evening and morning. Now Pune Require more wider Roads , good public transport and Gardens rather than Malls , Multiplex and IT parks.

Wrong. Commercial and IT parks should be constructed within a city range where there are good roads, and housing around. Look at Hyderabad, Hitec City is constructed well within city limits having many entry and exits. Constructing IT parks within city limits is never an issue unless multiple road connectivities are provided alongwith strong public transportation which is lacking in Pune in most of areas.

Please look at wakad bridge ,shivaji chowk, bhumkar chowk near Hinjwadi ,Most of the times those were congested even we have mutiple entry and exit points .. Adding one more IT park in same area will definitely add more traffic in surrounding area . (However this is my personal opinion and respect your point of view as well.). Also Hyderabad better planned than pune.

@@gouravjoshi3050 Hinjawadi only have proper entry and exit points from PCMC side. But how about PMC side? There are no proper roads connecting Kothrud, Baner, Pashan, Balewadi with Hinjawadi. That is what creating bottleneck at Wakad bridge and bhumkar chowk. All employees travelling from southern, eastern and northern part of city taking only those two roads and creating bottlenecks. Hinjawadi still has huge potential if surrounding localities developed properly. This is all poor planning from PMC side. Look at so called Maan-Mhalunge Hitech city, still there is no proper road connecting Baner or Balewadi with Mhalunge. Merely declaring Hitec City and not developing proper infrastructure not gonna fetch investments. Innocent people are fooled by developers on the name of big investments which I really don’t think going to happen at least in next 10 years looking at planning and execution by PMC. I am highly doubtful of some localities like Keshav Nagar, Lohegaon and Mhalunge if they will be really developed in future also. Its better authorities plan IT parks in and around PCMC ares since PCMC is better in planning and execution.

For sure it will fail like nanded city, now they converting commercial space into residential property due to no demand of IT park. even so many floors are vacant in Magarpatta city, just fyi check current companies in tower 8. Due to hybrid/WFH model new IT park demand will be shrink in the future

@@GrowVthAIWrong perspective. IT parks are and always will be in demand if planned properly. Look at the demand of IT parks in Hyderabad, Delhi and Bangalore. In those cities more IT spaces leased even during and after covid because of proper road connectivity and infrastructure. Nanded City IT park is failed because of poor road connectivity. That patch of city(Sinhagdh Road and around) witness heavy traffic due to pathetic infrastructure planning. IT MNC’s need bigger roads, good transportation, reliable power supply and water which is lacking in Nanded City. Merely building some towers without proper connectivity not going to fetch investments. There is no doubt Nanded city is a failed project.

Yes riverview city having good road connectivity, next to outer ring road & PMRDA's inner ring road passing through the city which will definitely help for better connectivity & traffic free roads. Also proposed metro line-3 passing through near to the township. Expecting better investment option in riverview city. Now a days city centre is fully congested & this will give fresh environment life.

If its a single tower then it is being developed just to boost up property prices around the locality.😅 Such single tower doesn’t make much sense if we compare it with other tech hubs. Looks like developers in Pune are only trying to mint money by selling flats to investors. Less quality offices spaces=less job generation.

I see HBG2 (Human Burial Ground) in the plan which will be visible from flat if happens however it is proposed to be cancelled or already cancelled.
