New research from Poverty Solutions at the University of Michigan shows that even during Covid's moratorium on evictions, 25,000 eviction notices were still filed in Detroit, and thousands of families were uprooted and evicted despite the moratorium.

If you’re going to withhold a rent payment from a landlord, you need to open up an escrow account and keep the rent in there. That’s the only way to keep yourself and/or your family from losing your rental property.

@@SC-fj2zp just trying to educate renters….I’ve had to do this personally when I lived in upstate NY because I had a slumlord who didn’t fix anything and only cared about collecting a check. I swear trolls like you have nothing else better to do then surf comments in wee hours of the early morning because you live in your parents basement.

I went through the Same thing. My landlord tried to take me to court. However I proved I had receipts and proved he failed to maintain property. I won he lost and I moved.

You won? Without an Escrow Account I doubt you won and it's why you moved... You had to!! You may have gotten out of paying the money but you were effectively evicted dear!

For 2 years the government ban eviction and the tenant stop paying the rent. For 2 years tenants stay for free, regardless if they got government assistance or work. Meantime small landlord endured to keep paying mortgage, insurance, water bill, repair and property taxes even when they don't receive any rent. After the ban on eviction was lifted the same small landlord has to paid lawyers for eviction. Most of tenants evicted today are the ones that for 2 years occupied the property for free, even though they received government assistance/work and received enough to pay the rent, but decided no to do it.

These same landlords that hold a mortgage on the rental properties, stopped paying the mortgage as well and are now in foreclosure. The owners of the rental properties want to get a Deferment or loan modification as well. The same homeowners took advantage of the Covid-19 Forbearance to protect their credit while the tenant stopped paying. Meanwhile, you have some landlords who had tenants that paid during the height of the pandemic and the landlord used the money to pay their mortgage on their primary residence and not the mortgage on the rental property. I remember when Coleman Young allowed Detroit residents to buy houses for $1.00. For the life of me, I just don't understand why the current mayor has not even considered this for the residents that live in the city. The biggest issue I've seen is all of these property management companies buy these properties in Detroit and lease these same properties for over 1k. These properties have code violations, lack rental certificates and haven't been inspected. Yet, they desire 660 credit scores, 3 times the rent, high move in costs, cleaning fees, etc. There is an agenda behind all of this. I urge my fellow Detroiters to buy lots and homes. It is difficult to find adequate housing in Detroit now. There is a weeding out process that landlords and management companies practice. With increasing rental rates, it is very unattractive to rent especially when the home being leased is not even renovated. Please learn the importance of home ownership. Put these slumlords out of business. The same people that have taken the rental assistance are the same landlords who also got assistance with their mortgage company as well. These landlords should be held accountable as well as the tenants.

I’m a mortgage holder and what do you think the bank is going to say? Oh never mind the mortgage? I lost my job and still had to pay the mortgage. Not you ‘renters’. You got free housing and you’re still complaining. You all should have tons of money no paying rent for Mos. I know I would of the mortgage wasn’t paid. . You all stole from landlords. Bad thing is now she has an eviction and it will be harder to find a new place. Also although you may be right about repairs, the legal system is for landlords and non payment will always result in eviction. Pay the rent and sue.

@@rong3378 Biden did not cause her mold issues. She did not do anything to prevent or mitigate. When she quit paying rent, she terminated her end of the lease agreement. She may have paid rent via money orders but she should have purchased and kept the money orders as proof if needed to the courts that she had Full Intentions to pay her rent in full and keep up with her end of the business contract she signed aka rental agreement.

She did complain and her being their for 10yrs says she was obviously a good tenant. No one should live in conditions like that. It seems tenants don't have any right anymore and the landlords are getting away with murder, it's not right. The landlords are taking advantage of people and they received money from the government. Something needs to be done about these landlords, it's happening all over the country.

She practiced what most tenants practice when the properties are in dire repair and have mold, lead, etc. Most likely she didn't put the rent in escrow and couldn't prove to the judge where the rental payments were. Tenants need to start class action lawsuits towards these landlords who have taken the rental assistance payment and still evicted. There are many homeowners who haven't made mortgage payments in 3-4 years complain and fight foreclosure and refuse to pay when a mortgage is a legally binding contract. So guess what, when you don't pay your mortgage, that means you go to. I've had cases where the tenants where paying the rent but the landlord failed to pay the mortgage now the tenant is the one that is displaced. So Nosce te ipsum, a landlord should expect to be sued.

Eh… it’s not a fact…more so your opinion. My ex had to quit her job in order to help assist her mother who got COVID and eventually ended up on a vent. She passed away in March…only 3 months ago. Ex is still struggling to get back completely stable along with grieving the death of her mom…COVID was definitely the “excuse” So although the national quarantine may be over and the rates are down…people are still being affected….

Especially with inflation, gas prices, rent hikes, etc. That shit is salt in the wound of ppl trying to get back on their feet. Add to that all the families that were torn apart by losing family/ loved ones to a virus raging out of control (not helped by the selfish idiots who perpetuated the spread by not doing simple basic things such as wearing a mask, washing/sanitizing hands & staying 6ft apart...), then that just prolongs their suffering in an unforgiving world right now. But, your very simple minded comment just tells anyone who reads it that you've not suffered at all, you somehow assume others' suffering isn't a big deal, & you lack basic human compassion. It is far above normal wear and tear. Bad renters need to get their lives right. We have two rental properties and got rid of one bad renter and we have fought a seven month battle with the other people in the unit next door. Just the commonalities between the two not mentioning individual things that they did with the property with rules broken. Mind you both did all of the following. Parking on the lawn, double the amount of tenants that are supposed to be there, did not mow the grass at all year 2021, we hired plumbers between the two properties eleven times last year for cigarette butts in the drains, they tore the fence down between the properties so their dogs could play together even tho both of them had a no pets lease, numerous code violations from the city, both had an abandoned car on property for either months, both at the time of eviction were four months behind on rent. One of them had two of the bedrooms converted into marijuana production. Both houses blinds were completely fucking destroyed at a unit cost of $3000 a home. There is a litany of other things that they did individually. But I’m not gonna get into that. But I am going to get into is they brought quarter million dollar property down in value to 140 or $150,000. I plan on renting out the one that we’re fixing back up now and sending my brother to live in the one beside it to watch. People that have zero respect for other people shit need to meet people have have zero tolerance for bullshit. If you don’t want to respect the place that you live in you can live on the street.

I'd like to hear the other side of this story, she's playing total victim. Shots of her kitchen were filthy. Why live in an apartment for 10 years? She could have put off having 3 kids and focused on buying a still affordable home 5-10 years ago and then she would be in control of her housing.

Living with that mold Etc while paying rent is just plain wrong. They have lived there for 10 years and paid rent or else they wouldn't have still been there. No consideration given them. At the first opportunity they are being treated as if they hadn't been a long-term resident that deserved appreciation. And yes the place probably won't fix up the mold but will cover it up and double the price so the next person can have health issues and no recourse. I hope they find a place to live. They seem like good people. 😓💜

It's ok to hold rent in an escrow account. So when u go to court you can show why you withheld rent, with pictures etc; you can also have money orders already printed out with the rent amount and the month(s) of the rent with held; I've used this b4 in court.

There are stipulations on the type of repairs you can do this for. It’s not just whatever the tenant seems necessary. It has to be a “habitability” issue that the landlord has been notified of and given time to fix and still has not.

U better have deep pockets. Because all cash buyers r over paying for properties $150k and above asking. Lower end buyers can't afford the purchase prices like that. We do flips. And r conventional buyers can't compete with the cash buyers buying r flips.

she lived there for 10 years and had 3 kids. Per the article on the station's site her oldest is 8. None of the fathers are in the picture. Why not put off having a family and buy an affordable home 5-10 years ago first? Then she'd be in control of her housing situation.

Listen guys-- you don't pay, you gotta get out. The landlord is not your family. The landlord owes you nothing. Complaining about a drippy faucet doesn't give you the right to hold back the rent (that you won't pay anyway)

Please try to pay attention to the information the video is giving you before you make a comment. You have no idea what you're talking about. The video showed the inside of her apartment with extensive black mold on the ceiling which can lead to deadly respiratory diseases and cancer. Plus the dishwasher was leaking water. I'm sure there were other things wrong with that apartment that were not shown. She had lived there for 10 years and paid rent and asked the management company to make important repairs on the apartment before she paid any more rent. The landlord didn't make the repairs so she withheld her rent money. This is a slumlord situation where the landlord is collecting rent but not using any of the money towards the upkeep of the property. The video stated that the landlord had been issued multiple citations for problems at the property. If you think it's acceptable to pay $2,000 a month in rent to live in a moldy, leaky rat trap of an apartment then why don't you move there?

@@femmebrulee5053 please try to pay attention- when you move in to someone's property, it's habitable and clean. If you don't clean up after yourself, you get bugs. If you don't clean your shower, you get mold. (Most mold is NOT "black" mold by the way, and most mold is colored black) -- people like this lady live like absolute animals. Move in, break all the stuff, tear the doors off the hinges, rip all the screens out of the windows, burns and stains on brand new carpet etc etc... It's not the landlords job to hold your hand or comfort you in your living space. It's acceptable when you moved in!!! When a tenant doesn't pay, they gotta move. Leaky faucet or not.... That's when they REALLY start the destruction and ultra-disrespect. When they know they are outta there. You don't seem to have dealings with these cockroaches... Most Detroit area tenants live really bad. Hopefully you don't have to experience this.

A landlord is not their government mommas. These type take advantage and then complain. You know how I know. Because people dont change. If she were paying her rent the whole time (which she was not) on time, she would have just moved out and found a better landlord. The fact that she stayed and did not pay her rent while complaining is a tell tale sign. This is what they do. Landlords all over this country got the government shaft while these government (dependents) continue to be victims. I AINT BUYING IT. As a landlord myself, I have experience with her kind. Exactly!!! If she were being a truthful, upstanding Renter, she would have at minimum had a stack of rent under her mattress since she with held it in lew of repairs! She, like many others heard, it's a pandemic you don't have to pay rent, so they didn't, now, it's time to pay rent! I had a neighbor do that same sh*t, she ended up owing $16,000 for the rest of her life!

Previous tenant probably put the wrong soap and overflowed the dishwasher causing mold. Landlord losing $250,000 doesn't have the funds to clean up after people don't pay, damage and skip town.

You can withhold the rent; however, you have to fix what is wrong with the home. You have to prove it was damaged or broken and how and who you paid to fix it. Unless Michigan's laws are different.

@@sheilayoung8007 My state you have to put your rent money, in a escrow account. Inform your landlord in writing the problem, and wait up to three weeks for the landlord to make repairs. The tenant can either fix it themselves and pay for it, deduct from rent. Probably a safe bet she didn't do that.

I think it was more of "I ain't paying rent until you fix it" type of ordeal and that is where she went wrong. Probably thought she hit a link and a chance to save money for having a bum landlord.

Landlords needs to be held accountable as well. Tenants should know that you should never withhold rent instead what ever needs to be repaired in your apt/house take pictures before moving in and do your own repairs but take it out your rent with proof with receipts from the stores and etc. That way you will be covered.

I think black mold is Michigan's state flower, it's everywhere there. The place should have been maintained by the property owner as the video says it's out of compliance with city code. Still, she should have put the rent into an escrow account vs simply withholding rent.

FYI, the reverse happened in places like CA. Landlords, like my parents, were out tens of thousands because the tenants of the old family home refused to pay, let the pool go toxic and breakdown, let dogs poop in their house, and even began to sublet to their daughter while paying nothing. Rental assistance was denied, all of the tenants had jobs, and all of this happened while my parents only wanted to sell the house they couldn’t sell. Some landlords are scum, but don’t forget what happens once you default to eviction moratoriums and the only landlords able to turn a profit are the massive estate conglomerates. :/

Praying for everyone. It's hard even when your working and have kids and have to move and trying to keep your kids in the same school. Then if you have an eviction it's harder to find a place. I never was evicted but when rent started going up in CO. a landlord said I had to move the rent went from 750-1400. That started a trickle down affect for us and I left a good job to move to the south thinking I've been in healthcare for 20 yrs I'll be fine but they don't pay as well as the mid west/west/east coast. 5 years later and I feel like I'm still trying to make it to where I was and being in my 40's I cannot job hop. LOL

I've not been to Detroit in many years, but I remember streets and streets of nearly completely abandoned BEAUTIFUL vintage red brick homes sitting vacant. Probably built from the 1930s-1950s. Looking on line it seems still so many are vacant. Would it be possible to refurbish those existing vintage homes and make them for sale again? Re do the plumbing, roofs, etc? It seems like a lot of wasted housing sitting vacant. Maybe if not possible, repurpose the bricks into new housing? I remember how nice looking those abandoned homes looked.

Not necessarily - you do what's best for you financially based on your individual situation & RE market. I'll be going on 9 years in my rental - however, I'm actually a landlord of a couple of investment properties myself, in areas where the cost to purchase is much cheaper but the rents are still decent giving me good cashflow. I live in a very expensive area where it is actually cheaper to rent. (And I'm an awesome, on-time paying tenant, BTW.) So don't assume long-term tenants are automatically "crazy" for being such, lol. Owning your primary residence isn't necessarily a great investment either - you're not getting cash flow from renters, plus the appreciation is far less than say, investing in stocks, etc. And you're paying the bank per your mortgage - so you're still "giving away" something!

Our rent raised $100/m, in part due to ppl in our complex, not paying rent for two yrs, I'm sure. We paid, on every m. It was the right thing bc we want a place to live. Simple. Didn't complain either bc it's one of the few affordable places in our neighborhood 🤷

Then you are still one of the lucky ones. Some places raised rent by way more than $100.00. I've seen some landlords raise their rent by up to $300.00 to $500.00. Thank goodness I'm not a renter but I feel bad for some of these people. If it were me I would scrape up every little penny to purchase a small bit of land and buy a trailer to put on my land and be done with renting if buying a home in the area wasn't feasible.

And the best part of it is that it's yours so you don't have to worry about being evicted or monthly payments going up at random. Those fees you listed are one time only charges so it's still a feasible option.

If the majority of people paid their rent, the landlord would have the funds to make repairs. 🙄 The rent moratoriums have pushed many landlords into default or bankruptcy. There has been no moratoriums on the landlords mortgage payments or property taxes.

My point is that more and more landlords are evicting so that they can recoup their COVID losses AND make a profit by selling the single home properties. If you don't live here and really pay attention, you won't know. There has been a plan in place for Detroit since I was in High School. It started with the casinos and has been growing in and ever-widening radius. The lower income residents (OF VARIOUS ETHNICITIES) are being pushed out and the properties are being sold. That's why they closed so many neighborhood schools. COVID was just the excuse the owners of Detroit needed to speed up their plans. And unfortunately, alot of people didn't cover their asses. Just because someone tells you something will be taken care of, doesn't mean you don't have several back-up plans. They didn't plan properly and unfortunately paid the price. That's business.

Wonder if she held the rent through a local Municiple escrow system. Or she simply held rent on her own. If she kept it, then yes, she failed to pay rent. But if she would have filed withholding with the city/county, she would still pay the rent, but not directly to the landlord. It would be held in escrow until the landlord fixes the place up.

@@apllu17 I am not questioning the law. But as a landlord of 20 years myself with 6 single family properties at one time, I can smell when a tenant is B.S.ing. I have seen everything. They look for reasons not to pay. The needed repairs served as an excuse for her to stop paying. I assure you she did not even save the money she supposedly withheld for repairs that may have been needed. Which proves it is only an excuse. That is not the law. If she has been there for 10 years, clearly she messed up a lot of the things herself. I'm sure the place wasn't like that when she moved in...right. She's lying. Ive sniffed her type up close. They are never wrong. Did you hear her say she had the money put aside. That's my point. She's a fraud sir. Who gave her the advise not to pay rent and just spend it on her nails. The media and tenants contribute to the biases against small landlords. I should know, I am a fellow landlord in the City of Los Angeles.

slumlords generally deal with people who dont pay their rent on time or freaking at all, or in low income areas where there is little revenue for the landlord to even make repairs.

The govt only paid a portion of the rent which covered part of the last year not the current and future months. So if you cheated the landlord out of a years rent but the govt paid the landlord for 7 months worth then the landlord is still out of money and has to hurry up and evict you and get a good tenant who actually pays their rent. The longer they wait the more they loose.

Where I live, you can withhold rent if you use the rent money to pay for the repairs. If the cost of the repairs are less than the rent the landlord would get the difference. But if the cost of the repairs are more, you have to create an account. Also, you have to present evidence that you notified the landlord of the repairs and receipts for the work that was done.

Yep this happening to me when I was in my apartment. Black mold and water leaks. My son and I have asthma which I told them. They refuse to fix anything so I moved. They decided to evict me. I was already moved out. Then kept telling me fill out for CERA. My rent is in escrow. I’m calling legal aid again Tuesday morning. These property managers and landlords are trying to pull so much on people and the state. All I can say is KARMA

It’s a problem, but Judges and the city is allowing Landlords and property management companies to still rent these properties out and not hold them accountable, give you 10 days to move then make you go through hoops to get back what should be owed to you. If the home is not a legal rental they should not be collecting rent, per the city guidelines for rental properties. But that’s not what’s happening when you get to court.

My prayers with both (genuine) parties bcuz I can certainly understand from BOTH SIDES. There are some very RESPONSIBLE tenants who paid their rent on or even before time until something beyond their control happened and it changed not just the rent but all of their other responsibilities. There are the IRRESPONSIBLE tenants who PURPOSELY won't pay their rent on time IF at all and for some reason they feel justified by their actions. And there are some landlords who want to help their tenants bcuz they KNOW that tenant is having real life problems BEYOND their control BUT eventually the landlord MUST take action especially if the property has a mortgage. Then there's the IRRESPONSIBLE landlord's AKA slum lord's. It's ONLY about the money. They can KNOW that tenant has been nothing but on time with rent until something happened out of THEIR own CONTROL. There are tenants who's been nothing but an open book to their landlord from day one and then Life Happens. Some of these landlords TRUE color's are now being exposed. And some of them who only care about the money, immediately go from Dr Jekyll to Mr Hyde and they have NO sympathy for anyone BUT themselves. Sad situation.

Thank you. It’s amazing that people like this get all the socialist handouts and still do absolutely nothing. I’m a mom & pop landlord and it’s amazing how deadbeat tenants always seem to have broken items or mold monthly. Especially when they’ve been given an eviction notice. Yet I’ve lived in my small single family residence since 1997 with little to no issues. Least of all mold.

Could have cleaned the mold themselves and replaced appliances too . I would’ve just put in my own new appliances kept the old ones and then with I moved I would replace my new appliances which I would take with me and put back the old ones that were already there problem solved / pay your rent!

Your to place it into an account in the bank , so then when the repairs are made the money YOU WERE SUPPOSE TO PUT AWAY, is to be then given to the landlord. Tenants need to understand that they have no property rights. They are entitled to occupy the property of another person so long as they pay rent. No rent, no occupation. That simple. Property rental needs to be reduced to just another commercial transaction. The barriers that prevent landlords from evicting tenants for non-payment of rent need to minimized.

Stop thinking this America that we have now is your grandparents America. The backbone of every town or city in this country back in your grandparents day was - Manufacturing jobs - is now a distance memory. Housing back then was a necessity not a investment slush fund that is nowadays way more expensive than when it was back in your grandparents day. The minimum wage was also raised at least twice a decade during your grandparents day. When was the last time the federal minimum wage was raised? Even the states that have raised it themselves the amount they have raised it to is still under what inflation has grown since. A little tidbit for you to chew on..... If inflation averages just 2% a year within a decade costs have gone up 20%.

I went to a McDonald's and there was a sign taped to the door they were closed from employees shortage. Target had to raise thier starting pay to $25hr just to get people to apply. Companies are bending over backwards in order to get attract employees. There are jobs for those that want to work. Period.

This advocacy groups would be of more value if they told their clients how to be responsible as a tenant to achieve the desired outcome of having a safe and clean home for themselves and their families.
