Buy land in outskirts of chennai, probably in chengalpet, madhurandhagam, or in ECR before kalpakkam. Buy 40 feet container worth 5 lakhs, do interior 3 lakhs with kitchen, bedroom, toilet. Even 2 storey can be made. Specialist available. Life for 20 to 25 years. STP can be built, no house tax. Only EB. If you go for solar, that also not necessary. Total cost will wprk out to not kore than 15 lakhs

True.. invest in yourself. Keep land and house only for living purposes, not as an investment. If you own a land / house and are planning to buy additional land / house means... you are in a trap and do not educate your children to do so.

In 2012 lets say you purchased a property which is 800 square feet (3500 per sq feet) which would be 2800000 (28 lacs) Same amount invested in 2012 and you buy 1100 shares in a company called page industries. The current price of the share is 42,902 so the value would be 4,71,92,200 (~4.7 crore) would you now be able to say the same with the house you bought ? Also when you buy a land/house there is registration fee and when you sell capital gains for the house sold needs to be paid. I agree that there is a high risk in share market but risk is everywhere. If you want to buy a flat to stay do it but it cannot be treated as a best investment especially when you are buying it in loan IMHO

People are blindly false on attracting promotion, false promises by some of the builders and real estate agents.

But if you buy land, you cannot liquidate and deposit back in bank. In India, most of the land buying/selling happens without showing the complete sale value in the document. So, if you have 10 lakhs (all hard-earned money through salary) and if you buy a land providing cheque, and tomorrow if you want to sell it as it got appreciated by 100%, you will not get 20L back in your account via cheque/deposit unless you are ready to wait for a genuine/right buyer. So, if you sell, you have to buy another land only and it's a vicious cycle. So if you have 10L, and if you are not too greedy, better to invest in MF, FD, Gold etc so that you can liquidate for emergencies.

Invest in good companies and NPS is enough for middle class. Even 3 bhk rent is 20 k in omr and south Chennai. So don't waste your time working for banks and lenders.if you have any property which is not useful for you sell and buy apartments..but not recommended.

I strongly suggest buyers to buy 85% to 90% constructed flats which will be ready in just 1 or 2 months. Do not invest your money brand new yet to be commenced projects which takes minimum 15 months delivery time. SOME building company will collect 80% of your money AT THE FOUNDATION STAGE ITSELF. BE Careful. You will end up paying rent for the current residence, paying EMI for the house under construction as well as your family 's monthly commitments, college fees and school fees etc.

15 year back gold rate is 1450 per gram(24 karat). But you saying 3000. Current market value is 7200rs (24 k). I could buy 689 grams at 2009 If i have 10lak. Current market value will be more than 49 lakhs. Do not mislead middle class people to invest in land. Gold is simple and guaranteed investment for certain limit.

Also still no metro water or sewage line for most of the omr and south Chennai, ground water spoiled. Not worth for money you are investing in apartment or house , omr and south Chennai lot investment property already bought by nri you can take rent and move to native or abroad based on your work situation. Don't buy one house and end up with lot of maintenance. Now work from home hybrid and companies moving to 2nd level cities. I m not saying anything negative but investment in Chennai is not worth

This is scam, I bought two lands outer chennai in 2012 now just 100 rupees increased per sq ft all are not true, land investment is unsafe, he is hidding many facts gst cost, property tax, register cost, broker charge, land accusations, brokers tortureq, rowdy takeover, govt takeover, cemetery land, water land etc, all are to be considered before buy.
