Simple on the outside, but full of surprises on the inside. Details about the plan are in the description.

Jasper, you may know by now that I always prefer an open concept living/kitchen/dining room - what I call the public spaces of a home - but there is something about this one that is tugging on my heart strings! It very well may be the simple exterior and cost efficient shape; I grew up in manses/rectories and they were often built as economically as possible. I’m sure it’s more than that, however, because no manse I lived in had the charm of this home!! Those window seats in the living room are so inviting - I can see me sitting there watching the snow fall and knitting up a storm! I have discovered - quite by serendipity - that you CAN have warm windows in the winter! We live in the Canadian Arctic where the yearly temperature range from +40 in the summer to -60’s in the winter. The person who owned our house before us upgraded the insulation and windows to make our home super efficient on heat (which is good because heating oil will be around $5.18/L for the next few months 😱). We have quad-panes windows - something our home inspector had seen only once before - and even in the worst of winter, the inside pane is still warm. The door to the master suite threw me for a bit, but after a few moments reflection, I realized that it is quite perfect. The kitchen is the first place we head to make coffee and tea in the morning, and if you have guests, you will not disturb them at the other end of the house. Because we are almost to retirement age, I would add a garage to the left side (looking from the street) of the house and just change the window in the laundry room to a door. A solar tube could be added to reintroduce natural light, however, I personally have never had a laundry room with natural light, so it isn’t a necessity for me. Some covered outside space would be nice, but could easily be attained through something a friend of mine did. They built a deck off the front of their house (the views were in the front) and added a sizeable gazebo to one of the outside corners. That way, they could enjoy the outdoors, even in inclement weather and it added a touch of character to the outside of their rather plain home. I am definitely saving this in my inspiration folder for our retirement home. Wouldn’t it be funny, after all my open concept wailing, if we chose this plan? 😂😂😂 Another awesome home, Jasper❣️❣️❣️ You have that ‘perfect home to retire in’ aesthetic dialled in❣️❣️

There is a cupboard in the entrance area by the looks of it. The living room and kitchen are separate rooms, which I always prefer in terms of smell. Focused on the essentials, but still not cramped. The washing machine room is a bit more spacious this time, which also scores points. A nice concept that I really like in its compactness.

Really like this one. Would add a cover to the porch but other than that, great layout.

The exterior is rather plain, but that's just cosmetic. The plan is functional. The fireplace (often one of my points of concern) must be gas (no chimney), so it doesn't rob the house of heat. There's a laundry room and there are pantry cabinets in the kitchen/diner. Plenty of windows for natural light. I like this one!

I like the window seats, the dining space, and the bathroom tile (especially around the mirror) in the first bathroom. I miss a covered porch and a bigger entry way.

I could live very comfortably in this beautiful home. My only thought is I wish it had a real wood burning fireplace and a covered front porch.

Although I’m looking for something more open, I like this 2 BR/2 bath home but do not care for the kitchen’s isolation from guests. Curb appeal is also lacking and a garage would be nice. Not a fave but very livable. Change the fireplace to a wood stove and I’ld like it more, LoL!

Nope not at all the best! Needs a large front covered porch.😮
