# 36 ആധാരം വില കുറച്ച് രജിസ്റ്റർ ചെയ്തോ? You are booked for undervaluation!

The owners of the property registered since 1986 beware! The government is taking action on the undervalued documents registered from 1st January 1986 to 31st March 2017. Defaulters to face revenue recovery. The registration department has launched a special drive to identify the cases of undervaluation in Sale deeds. NIC has developed an online system and you can check whether your document is undervalued or not.
Dept. has rolled out a One-time compounding scheme to settle the undervaluation cases registered from 01.01.1986 till 31.03.2017. If the deficit stamp duty is less than Rs. 5,000/- are fully exempted from further action. Furthermore, deficit registration fee also exempted. Rest of the documents stand fully discharged on payment of 30% of the deficit stamp duty.

ഇങ്ങനെ നോട്ടീസ് വരികയും ശേഷം ഓൺലൈനായി അതിൽ പറഞ്ഞ തുക രണ്ട് ദിവസം മുന്നേ അടക്കുകയും ചെയ്തു. ഇനി എന്നാണ് ഈ വസ്തും UV ലിസ്റ്റിൽ നിന്നും പുറത്ത് പോവുക. ആ പൈസ അടച്ച രസീതുകൊണ്ട് നമ്മൾ എവിടെയെങ്കിലും പോകേണ്ടതുണ്ടോ അപ്ഡേറ്റ് : എങ്ങും പോകാതെ തന്നെ UV ലിസ്റ്റിൽ ഉൾപ്പെടുന്നതല്ല എന്നായി മാറി.

കുറവുള്ള മുദ്രവിലയും ഫീസും അടച്ചാൽ അപ്പോൾ തന്നെ UV List ൽ നിന്നും പുറത്താകും. രസീതി സൂക്ഷിച്ചാൽ മതി. ഒറിജിനൽ ആധാരത്തിന്റെ പുറകിൽ കുറവ് സംഖ്യ അടച്ചു എന്ന് സബ് റെജിസ്ട്രർ എഴുതി തരും.

സാർ, njaഞാൻ 3cent വസ്തു വാങ്ങി. 20സെന്റിൽ നിന്നും ആണ് 3 cent വാങ്ങിയത്. Fare value അനുസരിച് കൃത്യമായി തന്നെ ആണ് ആദരത്തിൽ. Fare value ഒരു ആറിന് 27500/- ആണ്. ആദരത്തിലും അത് കറക്റ്റ് ആണ്. ഞാൻ വസ്തു reg. ചെയ്തതിന്റെ അടുത്ത weekil വേറെ ഒരു പാർട്ടി അതിൽ ബാക്കി ഉള്ള എന്റെ വസ്തുനോട് ചേർന്ന് ഉള്ള ഭാഗം ഒരു സെന്റിന് 2lack വെച്ച് reg ചെയ്തു. ലോൺ ആവശ്യത്തിന് കൂട്ടി എഴുതി എന്നാണ് പറയുന്നത്. 2022ൽ ആണ് reg. ശേഷം ഇപ്പോൾ എനിക്ക് നോട്ടീസ് വന്നിരിക്കുന്നു. ഞാൻ ആധാരത്തിൽ കുറച്ചു ചെയ്തു എന്ന്... ☹️ ഞാൻ ഫൈൻ അടക്കേണ്ടി വരുമോ? വേണ്ടി വന്നാൽ എത്ര രൂപ വേണ്ടിവരും sir ☹️☹️plz reply...

ഫെയർ വാല്യൂ എന്നത് ഏറ്റവും കുറഞ്ഞ വിലയാണ്. ശരിക്കും മാർക്കറ്റ് വിലയാണ് കാണിക്കേണ്ടത്. തൊട്ടടുത്ത സ്ഥലം കൂടിയ വിലക്ക് വിട്ടു എങ്കിൽ ആ സ്ഥലങ്ങളിൽ ആ വിലയുണ്ട് എന്ന് തെളിയിക്കാനാകും. നോട്ടീസിൽ പറഞ്ഞ തുകയിൽ നിന്നും ഇളവ് കിട്ടിയേക്കും. ജില്ലാ രജിസ്ട്രാറെ കണ്ടു അപേക്ഷ നൽകുക.

സർ, എന്റെ ഉപ്പ മരിച്ച ശേഷം, അനതരാവകാശ ആയി എനിക്കും ഉമ്മക്കും ബ്രദറിനും കിട്ടിയ 10 സെന്റ് ഇൽ നിന്നു ബ്രദറിന്റെയും ഉമ്മയുടെയും ഷെയർ cash കൊടുത്തു വാങ്ങാൻ മുദ്ര വില എത്ര വരും. ഒരു സെന്റ് ഫെയർ വാല്യൂ 500000 ആണ് എന്ന് തോനുന്നു. ഇതിന് എന്താണ് procedure

You can buy their shares in different ways. If by sale deed 8% stamp duty + 2% fee for the total value of the property (2/3 share). Release to co-owner is the generally accepted method 0.2% stamp duty + 1% fees, For settlement & Gift also same duty and fee. Approach a document writer to get it registered.

വസ്തുവിന് വിലകുറച്ചു കാണിച്ചു എന്ന കാരണത്താൽ ഒരു ആധാരം രേങിസ്ട്രറേൻ നിഷേധിക്കാൻ രെജിസ്ട്രാർക്കു അധികാരമില്ല . വിലകുറച്ചു കാണിച്ചതെങ്കിൽ രജിസ്റ്റർ ചെയ്തതിനു ശേഷം ജില്ലാ രെജിസ്ട്രാർക്കു റിപ്പോർട്ട് ചെയ്യാൻ മാത്രമേ കഴിയു . എന്നാൽ സർക്കാർ നിശ്ചയിച്ച ന്യായ വില ഇട്ടിട്ടില്ലെങ്കിൽ മതിയായ മുദ്രപത്രം ഇട്ടു ഹാജരാക്കാൻ ആവശ്യപ്പെടാം

സർക്കാരിന്റെ ന്യായവില എന്നത് ഒരു താങ്ങുവില മാത്രമാണ്. യഥാർത്ഥ വില അല്ലെങ്കിൽ ന്യായവില ഏതാണോ കൂടുതൽ അതാണ് ആധാരത്തിൽ കാണിക്കേണ്ടത്. ജില്ലാ രജിസ്ട്രാറെ കണ്ട് അപേക്ഷ കൊടുത്താൽ ഇളവ് ചെയ്ത് തരും. അടക്കുന്നതായിരിക്കും നല്ലത്.

under valuation എന്ന് പറയുന്നത് നിങ്ങൾ ആധാരം രജിസ്റ്റർ ചെയ്തപ്പോൾ വിലകുറച്ചു കാണിച്ചു ആ സംഖ്യ സർക്കാരിലേക്ക് അടക്കണം എന്നുള്ള നോട്ടീസാണ്. അതും വീട് പണിയും തമ്മിൽ ബന്ധമില്ല. പക്ഷെ നിങ്ങൾ കുറവ് സംഖ്യ അടക്കുന്നില്ലെങ്കിൽ റവന്യു റിക്കവറിക്കുള്ള വകുപ്പുള്ളതുകൊണ്ട് ജില്ലാ റെജിസ്ട്രർ പോയി കണ്ടു അപേക്ഷ കൊടുത്താൽ സംഖ്യ കുറച്ചു കിട്ടും. അത് അടക്കുന്നതാണ് നല്ലത്.
