I love this. Of course, when I look at these houses I mentally adjust them for my personal lifestyle. I would put the door to the master closet in the bedroom just because I dislike going through a bathroom to access my clothes. I would also flip the laundry to put the washer/dryer on an outside wall and have a place to fold in there but the location of the laundry/mud room is perfect. I would also build a short wall perpendicular to the hall bathroom just to hide it from the living room. Small easy changes. But, oh those outdoor spaces are just perfect!

Love that you embraced the seasonal porch from last week. Little disappointed in the laundry room - nice to 'hide' it but would be a pain to work around additional walls and doors. Wall covering is cool - not sure if it's tile or wood - either way it works. Thumbs up!!

I would suggest that for every design with a tub in the bathroom, that you add one or two grab bars to the video. Stepping over the edge of a tub raises the risk of accidents for people of any age.

I love this layout and decoration! I love pocket doors for spare rooms and the full shower and shower bath. As a senior who needs hip surgery a walk in shower is best for me but I love the back porch with the fireplace as well. Do you have options with river rock siding and grayer tones? I love this design!

🙋🏽‍♀️ For convenience and ease, I would insist on having the laundry room set across the hall from my bedroom rather than at a distance on the opposite end of the house. That is a consideration to keep in mind as homeowners are living longer with various physical limitations.

You are really doing a fantastic job. Keep cranking 'em out! Only suggestion is to say whether or not changes can be made and do away with bath tubs and make walk-in showers (they suit most every one). IMO anyone wanting a soak can add a hot tub 😉.

You are generalizing Liz. Many folks, especially those who do strenuous, physical labor, love a tub to relax in. The space for a tub needs to be accounted for in the plan, but you can opt for a walk-in shower that fits that footprint. You can't add a tub later without major structural changes. Also, hot tubs are not hygienic. You do you and not answer for others.

I think it's adorable. I wonder if the dark void behind the dining room server would allow for stairs to a walk out basement and the master bedroom closet @8:37. And the exterior entry to the mudroom @ 4:30 could be placed on the opposite exterior wall @4:46 for a potential garage entry, whether it's attached or detached. Either way the plan has great potential !!! ty

Maybe I watched one to many horror movies, but thats just too many windows on the front of the house. I would replace the French doors with a heavier front door. I would be too busy double checking the windows and doors to truly enjoy the house. Other than that, the layout is great.

I actually have a fear of windows that are not covered. I did see someone looking in the window at me when I was a small child. It was my noncustodial father, trying to kidnap me. It scared me so badly, I still have nightmares and I'm a senior citizen! It's blinds AND curtains for me!

Although it's very dramatic, two doors plus the double door opening into this room really limits the space in front of them - probably the one double door would be fine and windows instead of doors.

Does the 36x42 (1512;Sq ft) include the two porches? If so it should not - their sq footage should be shown separately - they are not year round living space. Plus I currently live in a 3b 2b house with seperate LR, DR and family room with a breakfast area and more & larger closets than shown here. 1458 Sq ft Prev home 1250 Sq ft 3b2b open LR DR Kitchen , laundry larger closets. Es una casa perfecta, y por ello deberia tener bañoa perfectos, y esto seria bañera y ducha por separado de poder contsr von el espacio, de no ser así, solo duchas, es tertible limpiar la bañera despues de cada ducha...los que hemos tenido ese diseño, con rl tiempo terminamos odiando la bañera, pues se ensucia terriblemente, al estar separadas nos permite usar esos baños en bañera de ves en cuando y tenerla ñimpia mientas usamos a diario la ducha... Por lo demás es perfetamente maravillosa, deseo una así, porche, la sala y la otra especie de solario, cocina comedor... ( el area de aseo requiere fregadero y mesa de planchado pero cuenta con el espacio para arreglar a mi gusto 😊😊😊 es muy lindo soñar viviendo en tan hermosa casa y hacerla hogar...

Excellent design, but some "no-nos". 1) Microwave doors should have at least a 100 degree swing for safety and ease of use. Bathroom and bedroom doors should open to a hall or privacy wall, never directly into common area space like a living room. In CA, that bathroom door location would prevent the house from passing final building inspection.

The master bathroom should have direct access to the bedroom. A TV over the fireplace is bad for viewing and bad for the TV. I do love the sunporch, a great place to be except on a hot day.
