Truthfully block walls are less expensive than stick framing here in south Florida. We also are in the high wind zone. There is zero chance that it cost 200k per house to go to concrete. That’s maybe another 50k per house. I’m also a spec home builder in south Florida doing large 4K+ sqft homes

@ Calculate the block , filing the block , rebar columns ,belt course with rebar and all headers and columns. With rebar and poured concrete . Parging and brown coating exterior to receive siding . Interior shear walls out of block , studding out all walls interior over block and yes you it will cost well over $200k

@ like i said. That a 50k up charge at most. Labor is cheaper & material is more expensive, but not by 4x standards in south Florida. Sorry to hear your builder took advantage of the situation.

That was a rookie mistake. How are you not familiar with elevations, storm surge and insurance. After hurricane Milton and Ian people are staying away from low elevation housing due to high cost of insurance. Come to Florida, we have a university on that chapter alone. The last surge was 18' in Florida and 23' in Bahamas. Even if made out of concrete with low elevation it's a negative for home buyers... Now I see why the seller sold the hotel so fast. We sold ours in Fort Myers Beach. Good luck!

@@aagro_kid I l now live in Florida and build 180 homes on the coast in a beach town up north. This concrete decision has nothing to do with elevations and storm surge. Had to do with high winds.

The manufactured drama is lame. You’re breaking ground in the Bahamas, and you don’t know what type of construction will be insured? Why don’t you just play it straight and document instead of injecting drama into this. It’s interesting as is.

The reality is we now can get insurance for wood and it’s a fortune. The past year has been very volatile for these insurance companies. I can assure you that you wont make 1.2 mill annually on those two homes. Exuma is beautiful but it has it down times due to hurricanes and highly competitve market for rentals. The realtor was on the take.

@@kennybrown1881 the average 5 bedroom home in Exuma rents for 2k a night . They gross about 550k. Not net. Gross. I know many owners here and thats a very accurate number.
