Kicked my butt. First day Siena to Buonconvento is super pretty but 30Km and 150 flights of up. Second day was more up. I want to finish it but really need a buddy come and hike with me. At almost 60 not safe doing long distances solo and there wasn’t a single other hiker in early November that I saw on trail. It is really special!

I would be happy to walk any part of it with you. I walked Lucca to Rome at 68 two years ago. This spring I will be 71. We are never too old. I cycled 400 miles around Puglia last month. Thank you for your videos!

You could cheat on the windows and affix a pane of lexan (or similar) to the exterior to achieve most of the benefits of double glazing at little cost.

I noticed that the refrigerator is inset from the dining room side. I wonder if they could have done that on the kitchen side? I know the little breakfast table is there, but at the entry of the kitchen that wall on the left in front of the pellet stove could have a bar type table up against the wall with 2 seats if seating in the kitchen was that important to you, but I would really want the fridge in the kitchen. Just a small thing. It looks great though! It is like a contemporary industrial vibe.

When a building is historical there are certain laws that pertain to its upkeep and transfer. Everything I bought in Montepulciano had to go through a 90 day process so that any Italian government agency had the right to buy the property before me. Not really called the “Ministry of Historical” but you get the idea.

I’m actually driving in mine right now up to Austria for a week stay! Anniversary! It’s not hard. Just form a limited liability corporation called SRL here in Italy and buy the car and you own the corporation. It’s just a workaround. But it’s not a big deal. Lots of people do it. We did it three years ago and we only got residency two months ago.

Don’t know. Don’t think anything up this way is. Too busy. That scheme is to get people to move to places that are depopulating and difficult. This is well north of Rome and next to Lake Bolsena. So doubt it.

The owner paid for repairs and remodel and not surprising it is for sale. Not a good place for an airBnB. Just a nice apt for sale for very little money.
