#49 Back on the mezzanine! Renovating our stone house in Liguria, Italy

We bought this stone house in Italy during the pandemic in 2020. The house was a ruin and we saved everything we could, unfortunately that meant only four stone and clay walls 😊 The back wall, against the terrain, was close to collapse; the roof beams were eaten and basically reduced to dust; the inside separation walls were easily taken down and the whole project turned into a heavy renovation/rebuild.
Follow our journey as we turn this old stone house into a beautiful home 🏡

I noticed you balanced tools and screws on the joists whilst working. If you've an offcut of plywood, cut to 450mm x 1500mm, or anything similar, you can rest it across a few joists as a temporary work platform. At that size its also a useful crawl board for loft spaces (but you'd need two).

Adding 2-3 Cm of plaster to the Hemp block should work well - that is, adhere to the blocks. Make the plaster mix stronger and more fluid for spreading. Likewise the grouting of the stone wall. For that, make the mix the same color as the rocks - if possible. Your black wolf is shy but very interested in what you are doing. He needs much attention - walking!

👏👍👌 Bravo! Excellent work, congratulations to the couple! 🇧🇷🌟 The transformation of your stone house in Liguria, Italy is truly remarkable. It's fascinating to witness the progress and see the vision come to life. However, let's delve deeper and explore the challenges faced during the renovation process. What were the sacrifices made? What lessons were learned? The journey is as important as the outcome. Share your insights and inspire others to embark on their own renovation adventures.

Love the channel and watching yourselves breath new life into an old relic of a structure. Tip: Create an extended T from timber (reinforced like a yard broom at the T end), slightly taller than the working height to help support/brace 2/3 to 1/4 of the way along the plasterboard whilst tacking it up from the opposing end. Still a two person job but takes the hard out of the work 😉😀
@ateliermavi

Good idea, as the hard part isn't so much the weight but the fact that the resistance to flexion is quite low!

Another great videos. Thanks for making and sharing. A lot of hard work and thought has been put into your place and I am sure you are very happy with the results even though there have been some mistakes made. It looks great. I would like to make a suggestion...I am of course not familiar with building codes in your country, why don't you just get some boards like the ones on your roof ceiling that are tongue and groove and lay them directly on top of the beams in the bedrooms instead of doing all that work placing spacers and then cleats to hold up the fermacell. That way when you are in the bedroom and you look up at the ceiling it will mimic the ceiling in the main room. The boards laying on the beams will act as both spacers and support for the beams. As far as insulating the ceiling over the bedrooms I don't think you will need it because it is inside the house, unless you want sound proofing, then you can just lay the rock wool insulation on top of the boards. Time and money would have been saved by going this way and the full thickness of the beam would have been exposed. Looking forward to your next video!
@ateliermavi
@ateliermavi Жыл бұрын
The insulation in the ceiling will be mostly for sound proofing indeed, and we still want to enjoy the mezzanine as a storage/chill out space while respecting the minimum heights in the room below ☺️ not an easy equation to solve!

Getting this hands-on experience is precious for an architect, you get a good idea of what is feasable and cost effective. In my experience, many tradesmen roll their eyes when an architect comes up with a great idea but which is very difficult (I won't say impossible because, with unlimited funds, anything is possible 😉). Most people want a comfortable functional home which is easy to navigate and an architect can make that happen, a well worth investment (most of the time...).

You put the fiberboard above the beams? You cannot walk on those they would break. You would have to use floor boards above the beams. Two sheets of those are a good firebreak material. However, you still need flooring boards if you intend to use that space above for storage or anything else.

Ciao, can I ask how you arranged with your geometrà to allow you to do so much of the work yourselves? I am (from Holland) renovating in Umbria and am a skilled tradesman, but I need an Italian construction company to take on my entire project and get them to allow me to do some of the work myself. They, the geometra and me (the owner) are all responsible in case health & safety were to come and inspect the site. What's your set up? Did you contract a company to oversee your whole build? Thanx!
@ateliermavi
@ateliermavi Жыл бұрын
Indeed, in Italy, there aren't enough laws regulating self construction but in theory the owner can do by himself/herself only a few interventions defined as "edilizia libera". We therefore hired professionals to do the structural works and roofing, and will have professionals doing electricity and plumbing. In our case we are both architects and owners so we are responsible twice!
@thijsdeheer5967
@thijsdeheer5967 Жыл бұрын
@@ateliermavi ah okay, but putting in the internal insulating underfloor with drainpipes and pre-wired conduit is that also considered edilizia libera?
@janel4582
@janel4582 Жыл бұрын
@@thijsdeheer5967 I think you're ok to install the wires and pipes yourself as long as you get the actual installation tested and approved by a licensed professional electricien/plumber. You should double check this though.
@thijsdeheer5967
@thijsdeheer5967 Жыл бұрын
Hi @@janel4582 yes the final check by a local professional is indeed obligatory to get the house signed off. But our geometra (surveyor) won't allow me put in wires and pipes (if it was up to him he'd only let me paint and put flooring in), unless the main contractor is ok with it. Guess the hunt is on for a contractor that's willing to let me in on 'his' work site (my house) haha.
@janel4582
@janel4582 Жыл бұрын
@@thijsdeheer5967 In the end, Vincent says that installing the pipes and tubing himself only saved him a minimal amount.
