check the numbers first Interest is around 35000$ -45000$ if you put 5-10% deposit and if so need consider LMI ,usually owners cooperation 10000$ (including sinking fund) . Rates 2000, Water charges etc... to make profit at least need to go up 10-15% year minimum also after when you are selling you pay capital gain tax (depend on structure) + FRCGW minimum 12.5% over 750K as foreign investor unless approved variation. So highly impossible make profit with these numbers unless you put large amount of money. 5% capital gain per year for the unit in Melbourne is very hard.

Spot on brother. Lahiru just try to market the topic given by his customer without digging and get the numbers. Keep a side covid lock down period, apartments are worst investment decision in property portfolio. Anyone have cash could get around 5% as deposit interest from reputable bank, may vary for foreign investor.

Too many common areas. I am sure body corporate will be in excess of $10k. Suggest considering numbers. A few flaws in the sales pitch, it's not easy to sell quickly in Docklands.

I respect your choice to accept any ads as the channel is yours. But is it a good idea to promote foreign investment for Sri Lankans while the country suffers due to a lack of dollars inside the country?? Maybe you can consider doing it the other way around. Promote apartments in Sri Lanka for people who live in Australia. :D
