I'm interested in purchasing a 100-gaz plot of 1-hectare agricultural land priced at around 8L/100gaz. However, the owner lacks a conversion certificate for changing the land to nonagricultural or residential use. Furthermore, they have divided the 1-hectare land into approximately 90 plots with appropriate roads. Is it legally viable to divide agricultural land and do plotting in this manner? From an investment perspective, is it wise to proceed with this purchase knowing that I would need to obtain the necessary conversion to sell it as nonagricultural land?

In case if it’s sold to someone by the means of cash / cheque but the buyer has not done sale deed in his name ....usually this is done by investors to avoid stamp duty ...in that case how would we know ........if the seller sells it again to someone ...
