@@lionelvr I used the review removal service, and they removed the review, I think they just keep calling airbnb cs until they find some worker willing to remove it, I only gave them the booking code and guest name, so they have no access to my account, but now I am a bit paranoid about getting banned

Hey Sean, FYI we just found out that Airbnb does include removed reviews in the superhost calculations. We called support escalated a ticket but they said yes removed reviews are included currently for super host calculation

Great video! As always, you re my "go-to guy" for updated STR knowledge on the various platforms. My calendar was 79% full, then Airbnb did the winter release, and it was like turning a switch off, and now it is empty. These cycles on that platform drive me nuts and frustrate the blank out of me. Thanks for this video and for always being on top of these updates! As for the review removal fiasco - I'm glad you spoke to it because I've had people from the FB group reach out to me offering that service. If my memory serves correctly I've seen them comment on posts also, offering to get the review removed for a fee. Some of them claimed to be former Airbnb employees so they "knew what worked" but it made me wonder if they didn't have access still somehow. Either way, I avoided the sketchy and am glad I did.

Are others experiencing guests booking properties for profit? My bnb was booked for one but had 10 people. Guests are re-renting it at higher prices via Instagram, claiming it’s “smart pricing” from Airbnb. I’ve extended minimum stays and raised prices to prevent this but locals are saavy. Smart pricing too low for area

Thanks for the video Sean! I was unfortunately given a 3 star review 2 months ago. I am still a Super Host (4.87* overall - 79 reviews), as well as showing up as Guest Favourite. Hope this info helps with your theory. Happy New Year and appreciate all the great advice!!

I have three units in the same building, like 40 straight quarters superhost, 4.91, 4.96, 4.90 overalls. The 4.90 property has one 3 star review and is a guest favourite, the 4.91 unit has only 4 and 5 stars and is not a guest favourite. There is a new property nearby, it is a new host with 12 reviews ands 4.75 overall, it is a guest favourite. Feels like the algorithm is tail sliding up the highway to me.

Is there a follow up to the Guest Favorites issues...our January numbers are in and we were 50% down year-over-year from 2023 and not appearing on searches. Changes to the map display on Airbnb shows our listings as a tiny little bubble and other units within 1 km are displayed on our property site. Feels as if they are showing us the door after 11 years of being Superhosts and driving a lot of fees into their hands.

Just finished traveling to Slovenia, Sicily and Mexico City. Used airbnb 99%of the time . “Guest preferred” always were easily a cut below super host. Mostly blah listings. I never booked one.

Make another listing for it & switch guests to the new listing to boost that one, if that makes sense. The difference between the old & new listing is the minimum length of stay

A host should never cancel a reservation once confirmed unless they feel danger or some major damage happened in their listing that can't accommodate the guest and that can be discussed with airbnb.

Not always that simple. Guests know how to abuse airbnb. I recently had a guest try to cancel last minute, since they couldnt without penalty, they told airbnb they went to the unit to check-in and the elevator was broken (they never actually showed up), saying they couldn't get access to the floor. Airbnb canceled it and put it on me, said i didn't make the space available, then charged me $200. Then allowed the guest to leave a review, which was 1 star because we wouldn't let them out of the cancellation fee. So i have a "host cancellation even tho it was ready and waiting. Airbnb sux now, for hosts and guests.

I had a really strange experience with guest favorite. My listing had 4.99 and was a guest favorite. Then i had a wacko give me a 1 star and so the guest favorite went away. I called to get the review removed, and the rep said he could 'hide' the review. So review hidden, back to 4.99, but my guest favorite is gone! Over half a year later, still 4.99 and no guest favorite!

The cancellation fee is warranted. If you are a guest and have a reservation for a very busy time, you may not be able to find other accommodations. There goes airfare, tickets and anything else you bought for the trip. Getting forced into trip insurance. Other gripe is listings that show availability but get turned down by host (I've never had a problem with a host). Hosts should be penalized for not keeping their listings up to date. I recently experienced this for a busy date in the Palm Springs area. Was notified by five different hosts that the unit wasn't available after initial booking.

Airbnb is definitively using the individual categories to suspend or ban listings. If you have 1 or 2 stars on a category twice or 3 times the listing gets suspended.

The favorites equation isnt that simple. I got a 3 in august, but picked up favorites when it came out. I would guess it is looking at the competition in the area as well

At the same time someone DOES come in mop the floor, clean the bathroom, empty the fridge, etc. Cleaning fees should NOT be a way to charge more rent, agreed. Also, AirBNB's own cleaning standards have become quite stringent with Covid. Disinfection everywhere. I don't know what percent host do it, really. My cleaning fee pays the cleaning lady, and the rarer deep cleaning is on me.

Right now it's my first time I've had a Airbnb rental I am going through a nightmare the host is renting his parents home is so dated an old old furniture old beds old dated doors and door knobs the shower handles broken shower head doesn't work properly there's barely any hot water I don't dare say anything because I rented for a long time and I'm afraid I'm going to be canceled and thrown out what a nightmare never again I wish there was a way that we could take pictures and record everything and send it directly to someone in Airbnb even FaceTime show them in the condition that the house is in and it looks like he has some problem with the neighbor at 10:00 p.m. the neighbor puts the dog out and he barks all night oh my God what a nightmare

Do you have a problem with locals treat your places the worse? Even some hotels in my area don't take local i.d guests. I've changed my minimum night stay to 2 instead of 1 to help mitigate these bookings. Suggestions?

I have a good question 🙋‍♂️. Let’s say you report a guest for damage but the guest says that they didn’t do it. After the 72 hr mark, Airbnb steps in and they pay you for the damage. Meanwhile the guest is adamant about not causing the damage. Since Airbnb paid the host, what happens to the guest? Do they get banned, does Airbnb take it off their card by force? What happens if the guest doesn’t have any money on that card? Does the guest just get away with property damage without penalty because of their word against yours?

Most likely they just get away with it because Airbnb isn’t going to tell a guest they’re lying. That’s not good customer service. So in those cases they probably eat the charge unless there’s hard proof the guest caused the damage.

I host with Airbnb since five years. However I noticed less bookings and more demanding guests. I think I’m going to move out with other platforms. The guests rating is horrible. Just got blackmailed with a guest who wanted to be refunded via cashApp. They saw the message, kept the 1 star review and let the guest stayed on the platform l. The hassle doesn’t worth the money.

Airbnb sucks now I have been doing 13 years …guests are demanding and they learned trucks to get refunds …one a mosquito …I put in-depth description about everything … booking are totally down …ny rates are super cheap …I have done upgrades …it us private not shared …guests are also booking last minute …they look at the weather on a Friday and want to book …I have to extend lain stuff to guests such as if you leave door open mice will cone on …can’t do instant book without communication …I don’t think this video is really that honest
