I have prepared well to co-host/property manage. I have my credentials, my insurance. I watch youtube videos about 3 to 4 hours a day. I read everything I can get my hands on. I just can't find an owner who needs management. How do I find them? Also, I have a lot of addresses of owners that may need it. Is there a letter template that I could use to send to these owners?

My city(Vancouver,B.C.) doesn't allow airbnb if you're not the primary resident of the unit/property. I really want to get in to Airbnb business. My plan is to list the owners as co-host on every listings so I can still legally operate and rent their properties with out breaking the bylaws and manage them like its my own properties. Question, is this been done before? I'm not really sure If this works. Does anyone doing what I'm planning? Any advise is much appreciated.

I watch a ton of your video's and I'm trying to find an answer and cannot find it anywhere and hoping you can help. Can I create an airbnb account as a Host and manage other people's properties? I did create one and my first listing is my parents home and I just got my first few bookings but Airbnb sent me a tax form to fill out. Although I'm the "host" the payout goes to my parents not me. I will not be getting paid within Airbnb ever. I'd like to have just one profile and have multiple listings that are not my properties. Is this possible without getting a 1099 from Airbnb for all the account income? I sure hope to hear from you.

You should oblige them, just in case you ever get paid. Your 1099 will be $0 and if it’s under $600 companies typically won’t send one because they’re not required. Good question

How could you possibly make a profit paying everyone vs just renting out to a tenant? Plus isn't this earned income which is taxed differently from passive income?

Yes it is taxed differently. But there some really aggressive write offs in this business which is great. If a property generates 4000 a month with $700 a month additional expenses that’s still $3300 a month. And those numbers are typical for a 2 bedroom. So there’s usually $1200 extra profit above what rent would be

so when you say "make you fill out the lease application" do you mean put your personal info on the lease, or physically fill out out and put the llc on it? Because if your personal info is on the lease can they not legally still evict you if you do STR?

You will fill out your LLC info on the lease. Then you likely will declare yourself as the initial occupant. That will require you applying and doing a criminal only screening

I went and talked to a place and they charge $10 for the background checks so that is not only is that expensive but it is going to turn off some of your customers if they have to fill out all that stuff. So do you basically 1. just ignore that and hope they don't find out. 2. or just do it part of the time. 3 Do it every time? 4. Move on to a different apartment.

I don't understand the numbers you use. Looking near Disneyland CA. I see Airbnb for $50-80 a night with a $18 cleaning fee. Where do you get a $150 cleaning fee, seems unrealistic.

Some people list of $150 cleaning fee for larger homes. That is not my recommendation though. Search as a group of eight traveling near Disneyland and tell me what you find

When bringing on a new client the management fee route (instead of rental arbitrage), do you make an Airbnb account under their name --> co-host with my LLC's Airbnb page --> invoice the client with your tool(or can you do it through Airbnb?) Or just add a listing on my LLC's Airbnb account and then let them co-host so they can see whats going on? Sorry for all the Questions! I appreciate the time. -Ted
