People want amenities. I am adding a 12x24 dedicated arcade behind my Airbnb with 9 pins and a shuffle alley with a couple other arcades so that my guests have access to cool toys that a hotel will never provide them (for similar money) If you have deeper pockets, perhaps a salt water pool where you can swim with dolphins installed in your yard is more appropriate. (that was a joke) - My point is, in 2024 you need a lot more than a spash of color on the wall or a theme. You need to provide people with things they won't get from a Marriott. Love the content been a fan for years Sean.

I run over 190 vacation rental properties . You don’t want to over theme. You really don’t want to theme at all in my opinion.There is a bigger better strategy and it mostly happens when you buy it and when you sale it. If you decide to theme really do your home work. It’s not a good idea in my opinion to many reasons to mention. I have a way better way to stand out. If you have one in saint George Utah I can show you.
