be extra careful in choosing someone. Always practice a "hit & miss" rule in choosing someone. always watch out fro the red flags from day 1 or give at least a month to reveal their real colors. Filipinos are sweet-tongued. Lol. But we believe in fairy tales tho.

Perfect young couple with little visible age gap and she's has education to boot (teaching license coming up? ) and he has the farm and street smart. He's the king and she's the queen both will be breadwinners - with humps along the way. Farming certified organic veggies and meats supplying new age restaurants in Kalibo and Boracay. Big market there. Eco tourism is also perfect providing realistic country life with farm animals and agriculture as staycation AirBnB-ish primarily for foreigner digital nomads or exotic wedding venue with easy access to Boracay and northern Iloilo white sand beaches. Similar to nearby (15 mins) Chole Camp and Cafe and Chateau Resort also in Balete/Banga. Entrepreneurship (joint venture ?) with social media marketing is the key.

hmm, building on rice field (agriculture) zoned land. The land is 1200 sq meters, itself is most likely part of a "mother" title and it will be next to impossible to separate out. Go to the local Municipality and start to figure out the property records and deed so you can get the land re-zoned and straight so you have no issues down the road.
@LawrenceWeber-z5o
@LawrenceWeber-z5o Ай бұрын
yup, not smart to buy land unless you are certain that clear title can be obtained. My wife and I (yeah I know) own several properties here and had to pass on so many "good" deals because there always ends up being title issues. Currently buying in dnr area. Tax dec in hand and working through all the details.....it's complicated here

$35K or P2M is about right as a starter home with 4 walls, roof and foundation. It will be a work in progress and that's teamwork reno and that I think can feed into a closer relationship. That being said, they'll slowly do further finishing. ie wall finishing maybe using stucco outside and panelling inside, painting etc. Things will be added as needed accordingly and when financially feasible.

He is living up to that reputation with the invite to TPL & the excellent tour (covered rural & town), very nice. @@Midwest10 Pretty sure they're saying 'car' as in 'vehicle'...which would include trucks and suvs. The average vehicle price in the US as of October 2024 is $48,397 according to Google. If you searched a little deeper you might be able to find 'car' (as in 2 and 4 door vehicles that aren't trucks/suvs...sedan/coupe) prices are much cheaper, but I couldn't determine a price in 2 minutes of looking, so I'm out. 🙂

That is very cheap for the size of the house and i can't believe that $35k would be able to sustain all the materials and labor up to the completion of this house. Good luck! The location as well is pretty good and look amazing.
@conzelios
@conzelios Ай бұрын
Hey Mike , honestly if he finishes this house in 2 months , I have to see it to believe it. $35,000 US dollars. For roof and walls i would believe , but all finishes kitchen bathroom etc. Your looking at 30k pesos per m² for a basic home. Then you have cost of furniture, for pool if it's done properly your looking at 1million pesos. So I think he's looking at min 5 million pesos complete about US$100k not $35k . Don't get me wrong i love the philippines I have built 3 homes in philippines, his area looks amazing.
@ThatPhilippinesLife

I kind of agree with you After the “ shell “ is complete, then it’s interior design,plaster / cement walls,electrical, plumbing, tile ,windows,trim ,doors... it’s endless 😃. I feel that he will be more like double that cost . including labor cost . Tgsts not including the pool . depending on the level of finish When he is complete with the material /labor ,mistakes ,and hidden expenses it will be more than 35 k in my estimate. I’m happy for both of you couples .
