If I were the seller & a buyer complained about a dryer knob being a problem, I would remove the dryer. Then, I would ask if the remaining appliances meet the buyer's expectations. Andrew's videos are extremely enlightening!!!

this happened to me with one home I had an offer on when the home needed 10k in major repairs and pool needed another 15k. Walked away from that dumpster fire. Hoping next home is not a similar event as inspections are not cheap to have done. Still worth it to avoid money pit.

Yeah I was under contract for house that I thought just needed some cosmetic repairs. Turns out the house had a rusty gas line, old non working HVAC, mold, and water issues.

@@bacawaka2813 Non of those issues you mention are difficult to work on. HVAC needs replacement no matter what these Yuppies have been told about the HVAC. Anything over 10 years is old, and therefore you walk away. Like seriously, why shop for an older home if you’re going to be picky with basic oil changes lol Gas lines? That’s like a few hundred dollars of work, no big deal. HVAC’s require basic maintenance and can last 15/25 years. Every compressor leaks a pound or so after being over 10 yrs old. I seen so many pass up a dream home over a HVAC lol They ended up with shitty homes in non desire neighborhoods at the end of the day. Seen it smh As long as the foundation and roof are solid, everything is a piece of cake. Leaks are easy to spot through the walls. If there is a leak, the drywall will show it. If not, then it is not an issue. Too many buyers back out over basic shift of the home causing common cracking (Texas homes) no big deal whatsoever. Overly hypebeast buyers is what I experience. I say stick to new homes and don’t waste the sellers time with used home dumb shit. That’s my bold opinion

@@hushg2000 HVAC is expensive. I guess it depends where you live. If you're speaking from a personal perspective. Not everyone is you an can or know how to do the work

Seller wanted us to pay all closing costs , the realtor commission and to forgo house inspection. Willing to keep offer on table open fours, We walked away from deal

Reason 12, which should be number 1, is the seller gets fed up with the buyer’s BS and says enough is enough. The customer is not always right. The seller can always find another buyer. The seller loses their dream house, any money they spent on inspections, and possibly even earnest money. Buyers need to check their attitude and be reasonable and more importantly, the agent needs to help them do that rather than feed into their insanity.

I walked away the day of closing, becaue the title search showed the house 🏠 as Condominium, not a Town House, as advertised be the realtor, when I saw the listing. Even though the appraisal came back matching the contract price, three homes, steps away from the one I was in contract with, was sold for 15k less than the house I was about to close on. Another reason why I became cold feet and walked away on closing day. I did get my earnest money back becaue of the false listing, and the realtor re-listed the house 🏠, with the disclosure that it is condominium not a town house.

Failed home inspections and refusal of seller to credit toward repairs is biggest one and unable to fund loan if a buyer.

Yep. I'm in escrow for the 3rd time since July because escrow #1 the house had mold, pest, and roof issues and the seller only offered a $2,000 credit. Escrow #2 the house appraised for WAY under the price we both agreed upon. We'll see what happens This time!

V. C. M well, if your lawyer put an appraisal contingency in the contract and the house comes significantly under price and the sellers doesn’t want to budge on price, you can walk from the deal and get your deposit back

I’m sure you never got around into buying a house lol... in a sellers market, you have to be realistic snd have funds to update the home for your happiness. It’s like buying a used car, you change the oil and spark plugs so you know it’s good to go. Sams with homes ... nothing different

@@hushg2000 False! We closed on this escrow Halloween 2019 and I didn't have to settle for a house with mold or other deal-breaker issues. The seller repaired my most important requests and the inspector made the seller make a repair to the foundation. A year and half later and the market is WAY different here in Southern California and I'm' SO glad we got this house when we did. I got a great house at a great price.

I'm now living in North Texas for the last 25 years . I found that home appraisers and inspectors do not know how to do a Septic System Inspection !! I did them for many years . I also built buildings and houses and with age went to remodeling then to repairs . I got tired of being an auto mechanic , truck , gas and diesel , big trucks , semi trucks and trailers , heavy equipment , hydraulic mechanic , auto body repair painting technician and ran and operated everything I worked on and more , so I changed from moonlighting in construction to building . I own my home but am looking for a different home with a few acres of land . This will be my first time working with a Realtor . So I need to learn more about Realtors . This time I want to use my military benefit for buying this next home with a few acres of land . So I hope to find a video of Realtors of what they must do without getting gaslighted to say it politely . Again , everything you're saying in this video is spot on ! Thanks 😊 I am looking at an old house with a few acres of land , but they are asking Way too much for what they are selling . I did ask a few questions and received some answers . One being that the seller works or worked in construction . But everything that was done is a total disaster !! I did make a more than fair offer but was turned down . The seller did come back with , I could buy a couple acres on the one side of the land . That's not what or why I made an offer on the place . My gut tells me either the realtor came up with the asking price or the seller wants to get rich on the place . Anyway you look at it , it's just Way Overpriced !! So now I have to get creative ! I'll be a bit flexible but I'm not giving them their asking price . It's been on the market too long already . I found what some sellers will do is after so much time , they'll take it off the market , wait a little bit and list it again . Can the same realtor do that ? Because they will never get their asking price as it is now !! It's not even in the realms of comps . Also the interest rate's have been going up and selling has slowed way down , and mortgage applications have redused significantly . Any info you can help with ?

Just sold my home and I thought I was going to have an Ulcer. We dropped the price by $30k just to get offers and once we finally got a buyer, Inspection found; Rats, Mold, old furnace and filthy ducts. We thought we were screwed - but Thankfully!!, we still managed to close with an additional $8k price reduction. Whew . . !

#JTAB. yep, just canceled/ walked away because of the roof. it was over 27 years old, had visible and badly done patches (with leaks) and yet they say their inspector says it can last another 3-5 years... um not only have roofing codes has updated, I can't find an insurance that will take a roof over 20 years old. this was after waiting. week to get a response back from them.

Who is the greedy one in this situation? We decided to move closer to our son and his family. We saw a home online and asked the agent to show it along with 2 others. We ended up deciding to build a house in a subdivision and let the agent in on the contract w I th a 3% commission, $18,000. The builder's agent did all of the paperwork. The buyer's agent showed up to sign the contract. Then, my buyer's agent and his boss tried to make us sign a buyers contract after the fact and pay them $895 more, plus a percent of any additional cost up to $750,000. I said no and they didn't get the listing of my existing home, which would have given them another $15,000. BTW, my home sold in one day.

I have a contract with a builder that is building apartments for Air-b-n-b vacation rentals. This is a large development with many apartments for sale and I bought one apartment as an investment. The problem is my apartment was not completed by the closing date. Now the builder changed the closing date twice from the original date. The latest closing date is more than one year from the original closing date and I don't think it will be ready at the new date. My question is can I terminate the contract for this reason?

We just finished the inspection on our first prospective home and plumbing and drainage issues are giving me cold feet. :( Also, tsunami is pronounced "soo-nah-mee" lol

About to close. When looking at houses I went to one. Asking 299,000. The kitchen was dated there was cracks up the interior wall no cover on plugs and loose cover on light switch in garage. Outside huge wooden patio decaying and dead trees and swingset to be removed. They put in a new bar and fancy bathroom mirrors w a touch screen. I ran from that property. It is still listed and 137 days current listing. Waste of time going there. They hid the problems w heavy edited pictures in the listing.

Buyers walk away might because of unreasonable counter offer, all of the sudden the seller wanted to sell the house as is and its not been taken care of at all, why do I want to spend $500 to have the house inspected just to find out I can't get a loan due to the condition of the house when I know its very likely that will happen? and seller does not want to do any repairs? I don't want to spend money on repairing the house that might or might not be mine at the end. And the seller wanted me to pay for 3 junk mobile homes hauled off the property which will cost me $7500, when they know no loan will approve if those are not hauled off already, so I walked away.

ugh, you know they were leaving those homes for the next person. I'm in a situation right now with a bad inspection. It is a cute little brick house that I thought needed mostly cosmetic repairs. I am on a VERY limited budget and turns out needs full roof replacement, window fixes, plumbing fixes, whole house re-wire, and AC, Furnace and Water heater are all 20 years old. Also the garage needs to be rebuilt. I was going to deal with everything but the roof and electrical, but they want to give a credit. I doubt it would cover those repairs. Realtor keeps saying 'well, it's an old house..." Well, I'm sorry, I can't do it.

@@Gunngirl Seriously, go buy a new home. All those things are common for used homes. Sometimes the inspector says it how it is and sometimes he hides it. Point is, if the inspector didn’t catch a flaw, don’t worry, you will catch it sooner or later. Because it is a used home. Anything over 15 years will need a tad work. And anything over 20+ will need work. Those are facts

Question- we are replacing the flooring in our large kitchen , family room , entry . We own a high end tile store and are thinking instead of wood to use high end wood tile ( extremely realistic) as we would get all materials free . Do you think it will be a turn off if it’s not wood? Ty!

Honestly, that sounds like a great idea if all the flooring will flow together nicely. When I redid my floors I used wood vs wood grain tile though the tile is my preference. The only reason is the tile didn't look as nice as wood when where it would meet up with the travertine in my house. If I replaced all floors at the time, i would've gone with wood grain tile. I like the look personally and love the durability

Scorpions, crazy difficult to get rid of. Not impossible to keep out. Always be honest, karma is a bitch. We use Less amperage these days then in the past, so the need for more powerful panels is not exactly accurate. Now that's not to say old crappy panels don't need to be replaced/upgraded.

Hey, so its seems like you're set on always making videos, which is great. For that matter, please, PLEASE get yourself a decent microphone so that we can hear you better. I have a hard time hearing you. Sounds like there's an echo bc of the distance between your camera and you. Also, it's not really a "top" list if there are 11 items on it.
