Was being rushed to buy property due to family reasons, wanted to give my dad a better living environment than my current home. Will definitely stop pursuing this property which is 110% out of my range.

Wa bro you are really too rush weh... Im 25 and my net income is more than u n ur gf joint income and guess what. I just have guts to go for 300k net condo... As my goal is to end this rat race ASAP.. Actually I dont think the bank will approve ur mortgage loan since you cant even afford the dp + ur ccris is not that strong with 1 year record only + did you check ur DSR?

@@yk5095 Hahah can approve worh, but 80% lah, so I opt out. my ccris is very cantik, I got credit card for 1 year then keep pay full one. I think my eagerness is due to my current housing environment really too suck, bangla sabahan then have a lot of children running around screaming, a lot motorbike revving. So wanted to give my dad a better place to stay.

No rush dude, u r still very young. Focus on increasing ur active income/salary. Safe up 6 mths of emergency fund, then invest. Time is on ur side.

@@JeffErin I know you bro. I used to live at those DBKL houses for 20 years, you know. Made of wood one (1 time fire can burn 5 to 6 in a whole). Around 400 Sqft. 5 family members including me. Then all my neighbours are those indian, everyday hold knife and drink one. However very nasib and thx to Najib, we hv moved to a better place called PPR (Something like RumaWIP but lower cost) 700 sqft with special price 35k net. Since you already in this situation, might as well save more "bullets" 1st, and most importantly ur working exp. Try get to knw more ppl in ur industry, they might hv good offer someday somehow..Add Oil X2

Your advice so priceless...I bought a property around 480k with 45k cashback 4 years ago, If I still can turn back, I will buy a unit just below 300k which is under my budget..The cashback was the trap

Oh my God! Yes! I've been spending one month of property viewing and half of the time, I want to tell the agents, "Are you kidding me?" whenever they calculate the unit. "It definitely fits your max budget ... after cashback!" I want to throw a chair.

That's the thing that I worry so much, even though my salary is around 6k, I afraid to buy 800k property. All these concerns and consideration should take place as well.

1) I only buy my property AFTER my daughter was born. We were renting for such a long time. So there really is no rush. Most important is buy when u can. Not when u want. 2) it is important to save up the deposit 10% and not from your EPF. Because if u can save money, means u have excess. Means u can also pay the instalment. 3) maybe a lot of people are very lucky to have “a hill” to support them when buying house. But things can always change overnight. I made sure I can pay my house for 3-5 years if the worst is to happen. Actually the worst did happen lol this MCO lor! 4) listen to Sean. Best advise 👍

Agree with iherng. Dun overburden your financial commitments. Free some cash for other things in life. Be patient. Property prices now under pressure to be lower d. First property normally target 300 to 480k tops.

Be conservative, monthly mortgage should not exceed 1/3 of your salary (1 person), should look for property around that range or wait ..

Tq Iherng for the very good advise... Btw i have something that bugging me in my head to getting a new house.... I found property which is very close to my workplace, however im not afford to buy 3 Bedroom (SPA price RM413K) in this property becoz my DSR already burst which is 65%, then this property also offered me 2 bedroom (SPA price RM358K) which is suitable with my current DSR which is less than 60%.... I really want this property coz the location is near to my workplace the problem is my parent n my friend they seem to against with my decision becoz this house only offered you 2 bedroom, the question is should i go for two bedroom and later i put partition to add more room? considering the size of the house is 910sqf not too big or not too small i think.... & What do you think about firsthome buyer buy 2 bedroom house.... Fyi i still not married.... Tq

Not shockingly but it is prevalent to see so many Malaysian in 20s and some in 30s over stretching their financial capabilities. Many of them are already unable and not having the basic 6 months emergency funds. Sean, you are quite 'kind' of your comments. Sorry but this is not even a discussion to begin with. I agree, this is beyond affordability.
