Hi shaf, I want to thank you for your reply on the Samuel Leeds video and thank you again for the work you are doing and also for your invitation to ask any questions I may have on your KZbin channel. I recently watched your video on how you got started in property and the honesty was refreshing and appreciated, straight forward talking about how you did it and also at the end were you say that we can’t do that because you already had capital to begin with instead of the usual rhetoric ‘ if I can do it so can you ‘. The honesty again was great. I’m a 37 year old man working a minimum 40 hour week earning between £1,200 to around £1,400 a month depending on how many hours I do. I have already cut back on non essentials and saving were I can. I have cleared any debts and my rating at the bank after a soft credit check looks to be in the A band which I was told was very good. My long term plan is to eventually get into all different aspects of investing, property, stocks, shares, investing in businesses, tech and so fourth. Question 1 : Where would be the best place for a guy working a 40 hour to start investing ? Question 2 : how much capital would you say would have to be saved before starting any investing ventures, what would be a good starting point. I hope you can get round to answering these questions and maybe replying incase I miss the ask shaf video. Now that I have found your videos on KZbin and you are verified as being trustworthy and worth listening too I plan to watch what I can and learn as much as what would be applicable to someone like myself. Great video again Shaf. I'm an Estate Agent and Letting Agent and I think your property and business content is fantastic. I would also love to hear more about the lending platform and the DD you use to qualify an investment. Also what you DD you carry out when deciding on buying or selling businesses. I have bought two businesses myself as add ons to my own prop businesses but not yet sold one so that would be great. Keep up the great work!!

Hi Shaf , You said in one of the previous Episodes that you would stick to the areas you know about when you are entering property business. Living in London for me to start a portfolio of 100k House is impossible, I am forced to look up north. What would you suggest in this situation and how can I find a way to study about a particular town /Area before I start investing outside the city I live in."

Dear Shaf, I inherited a property outright from my grandmother. I also have 100,000 pounds savings intended for buying my first house. I want to invest in property to avoid inflation chipping away at my savings. I'm thinking buytolet. But how to begin? Should I buy a 100,000 pound property outright or take a btl loan at 60 or 50 LTV? I'm based in south east England, where prices for houses are 300,000 so to buy outright with 100,000 I would need to go up north

Hi Shaf. I totally agree that buying is better than renting. I have a small property business, and the thing i am lacking is a lock-up (say 50-100sq mtrs with parking). I have been searching for years and only just realised i may have been looking in the wrong places. Local Auctions (East Anglia) haven't really offered a solution. How would i go about buying a commercial property for storage of my stuff? I already have the funds. What would your advice be on this? Best wishes Mike

A local firm bought old cotton mill cheap and turned it into apartments , they sold as well . Interesting that you made your money in other things that then opened the property opportunities. The mill I would of bought years ago if had the readies

Hi Shaf, Thanks for all the great content, I've got a property question. All the youtube property gurus say investing into residential properties on the other side of the country is not a problem as you pay a management agency 10% of the rent to manage it making it relatively hands off once up and running. Is this the case in your experience? I live in the South East and I'm thinking of investing into residential properties in Liverpool for the higher yields. Investing locally is not feasible due to high prices and low yields.

Shaf I've been considering worst case scenario of the current pandemic, I'm wondering if it's possible to buy farmland and install a manager to provide the "basics". I'm thinking if you did this and somehow tied it into cloud kitchen with the intrinsic value of the land it'd be a good option for you personally. But I'm guessing open air land will rise as opposed to let's say large shopping centres which are located in enclosed spaces. Also I'd like you're opinions on the "high street" and smaller retail outlets as opposed to the likes of jenners say?

Hi Shaf. I would like to ask. In your opinion how would completion of HS2 would reflect on real estate opportunity for the little investor in Birmingham area? I am just starting and registered Ltd in hopes to begin building my portfolio after the lock down is lifted. Hearing pros and cons of HMO’s and how new rules could impact that decision would it be more sensible to stick to residential houses with potential to extend and add value at some point down the line?

Hi Shaf my brother and I have 2 properties bought about 12 years ago on a very low interest only mortgage . This was before the crash so the properties are only now worth what we paid for them. We have paid zero off the properties but I’d like to change that should we remortgage and start paying it off or leave for another 5/10 years and hope value increases before changing ? And advise most welcome Shaf thanks

Hi Shaf, Thanks for another great video. Hope you and your family are all safe and well in the current circumstances. I have a question for you... I hear these property gurus, sorry furus, banging on about rent out what you own and rent your home. So they only "buy" properties to rent out and not to live in, they will rent somewhere to live as a strategy. Unless I'm missing something, renting out all the properties you own will incur more tax costs, but if you're buying your own home you are paying off a chunk of your mortgage each month and don't get charged income tax. This strategy doesn't make sense to me. What is your opinion on this strategy please? Thanks, Tom.

I'm based in London and would like to get into commercial property, how much capital do you think is need as a minimum to get started, and do you think that BRR is possible while retaining a 9 to 5? I heard you mentioned in a previous video, if you were to start again tomorrow and need to build cash you would start a trading company, can you give an example of kind of trading company you had in mind? Hi Shaf, Over the last couple of years doing a couple of flips projects and manage to build up a good pot of money around £120k with me living in the property whilst carrying the works out. I earn decent enough income through my own company but I am now keen to invest in property so I have other streams of income and not just my salary. What would you advise on the next steps in property for me? I could of course keep doing what I am doing but this would not give me an ongoing income and I would not retain the property should it increase in value. Thoughts? Thanks Andy

Hi Shaf. Thanks for pointing me in the right direction to your Q & A. As I told you on your law firm v Samuel Leeds case video that you posted. I work as an Enforcement Agent. The government has currently put our industry on hold however after lockdown I am planning to try and gather my own clients and get my own work. Could you recommend any tips on approaching clients? Would you happen to know anyone you think may be interested in a service for recovering money owed to them? Any advise on marketing sensibly (Example without using pay per click)? Getting a foot in the door to meetings, or agents you may know who would need this service? Any advice/ideas you can think of would be much appreciated. Regards. Marvin.

Hi Shaf, Quick question on Lease Options. If you take over a property that's in Negative equity, through a lease option, (or if the property goes into negative equity during option term), who is responsible for making up that LTV shortfall to the lender, and would the owner need to get permission for having a lease option from the lender? Hi Shef. I currently have two properties bought in cash and another one on a 25% BTL mortgage. I am planning on buying more using a tactic of getting 3 on 25% deposits and ploughing all my money from all the rental incomes and my employment on one mortgage at a time one by one and paying them off before buying a couple more. Do you think that's a wise use of borrowing or does it sound risky? Also. I have been thinking about getting involved in commercial properties for a couple of years but leaning more towards industrial buildings. You say a good rapport with solicitors and surveyors relating to the field helps a lot in getting funding but what would be the best way to approach them as a complete newbie in a way that they will take someone seriously enough to satisfy the lenders? When maintenance costs are to be distributed between owners of tenements. How best to get the money, a problem say with the shop/ restaurant units on grd floor. After much investigation the owners have been identified but are refusing to contribute for roof repairs. What's the most efficient means to get the contribution??

Hi Shaf, asked a question a while back but it hasn't been answered, (i know you get asked alot). My question is, what are your thoughts on refinancing / adding additional borrowing on to an existing mortgage to release money from a property to fund another? then repeating the process on the next house etc etc, also, who would be best to see in regards to this apart from the mortgage company? would you suggest any property professional company for insurances and such as. Shaf, to be honest I'm kind of concerned because I'm a Land Sourcer but I don't intend on scamming people at all. I've built a network of about 90 land cash buyers on linked in and I have their criteria for what land theyre after, and now I'm building a website to collect leads so I can match my buyers up with landowners who are looking to sell the kind of land they want to buy. I feel as if I'm providing a solution to landowners who want to sell and investors who are looking for land to buy for development or promotion purposes. This video, while informative, has made me worried that I may come off fishy or scammy which is the last thing I want because I'm trying to build a genuine service. Would you say I'm on the right track? Edit: I should also add that my company is registered with the property redress scheme and I have all the necessary compliance

A question for your IHT guy: We inherited a property in England some time ago and paid IHT based on the only offer we’d received. HMRC disagreed with the valuation and said they wanted another £40k. As we were unable to pay it at the time they put a “related entry” against the land registration so that we couldn’t transfer to a new owner until it’s paid. We have now sold part of the property so we asked HMRC for a final figure including interest. They did not reply. We calculated it ourselves and paid it. We asked for a receipt so the deeds can be transferred. Again they have not replied. I suppose my questions are Is the IHT dept of HMRC operating at the moment? Can you think of a way we can progress? We live in Australia so It’s difficult for us to find these things out. #askshaflive

Hi shaf, firstly I want to say thank you for your time and the great content. My question is I’m in a bit of a predicament I want to go into property and have saved enough money for a deposit and the house I’m interested in needs a bit of work and is over the road from where I’m living with my parents. So it would be best for me to get a mortgage and move in while I do it up, the problem is I’m 21 and currently an apprentice electrician and the mortgage repayment would be about 90% of what I get paid I don’t have any commitments like a car finance or loans so I presume my credit score would not be the highest as I’ve always paid outright for things would I get accepted for a mortgage as it’s quite close to my monthly income? Or is there a better way I can go about it? Many thanks and stay safe

Assalamu alaikum Brother Shaf, I hope you and your family are keeping well and enjoying Ramadan. I have to be honest, I was drawn to your channel after watching several of your vids in which you exposed a certain somebody. You seem like such a genuine guy without a hidden agenda so I've been hooked to your channel ever since. I love the food reviews by the way, keep them up! I'm in my late 20's and my dream has always been to be a property investor, so I was hoping you may be able to elaborate a little further on the advice you gave in this video about retaining the cash Tax Free from a sale of a property? I didn't know this was even possible. Also what advice would you give to a beginner like me when buying a Buy to Let Portfolio? Any advice would be much appreciated. Thanks!

I haven't bought a takeaway since this corona thing , nothing pre made tbh , unlikely to ever eat in a restaurant again . Is still huge markets for takeaway I guess . Corona unlikely things will ever be exactly the same again ? I hope ends soon , yet still to see proof .

Hi Shaf great videos as usual, just want to ask a question i'm 14 years old and flip items on Ebay for profit etc and want to get into property when i am older. I'm not sure if i should go the college rout or just save some money to get a Deal.What advice would you give me? cheers.

And how will you save money for a mortgage? How will you have any back up if your tenants dont pay rent? You need a job and without finishing school you will not go very far. Dont be an idiot. Finish school and get a degree

Save Save whiles you finish school and college establish good credit if university is for you get a degree that you can easily get a job at the end and relevant to the modern day as most jobs won’t even exist.

I want to (in a few years time) buy a three bed house in the Midlands and be a live in landlord so can I live for, or near free. Would I have to get a different kind of mortgage? Any tips or advice about this would be great! Keep up the videos, they're awesome

Hi Shaf thank you for answering my questions i have messaged you on linkedin and are connecting with people in the industry as you have advised its just many bigger players out there that get the work i thinks its a business where (who you know) to get the first call in my opinion however the info you requested on my business is I manufacture kitchens & bedroom wardrobes Want to move our B2C model to B2B So wanting a few connections you have with large house builder/ apartments etc hotels to supply kitchens bedroom & furniture We manufacture Inhouse and supply
