Shaf, Great Video. I got involved many years ago with rental property with hardly any money down because a friend took me to a course what would definitely be classed as run by FURUs. this was back around 1997, I ended up losing the property when tenants didn’t pay and my knowledge just wasn’t there as well as any financial backup plan. I was young & very naive. It crucified my credit and took many years to recover financially as well as mentally to be honest. I love your common-sense advice and thankful that you put these videos out so others don’t end up in the mess I did when I was 18 years old and thought I was untouchable. Thankfully my credit has greatly improved and with sensible investments and stocks, I am on my way to financial stability. No real reason for this comment just posted as you asked us to post. Cheers

After starting up a very small Ltd property company last year, then making it dormant a few months later due to much confusion about the validity of such "strategies" I was viewing on you tube, I have to say this is a fresh and very informative channel. Hi Shaf, Why did you decide to choose investing in the property market instead of the stock market, do you prefer doing the deals yourself instead of researching and speculating on the future success of other businesses? Another one, if you had to pick a 9-5 job as an employee instead of being an entrepreneur, what would be your fancy?

Hi Shaf. Loving these videos. Few questions for you: 1) For your rentals, do you have a standard/generic rental agreement you use now, so no need to pay a solicitor each time? Or do you get a new agreement written each time via a solicitor? 2) When you buy to renovate. Do you now have your own employed team? i.e. Carpenters, Builders etc.. or do you use a third party company/self employed traders? 3) Any inside tricks to find the owners contact details for some land or a run down property apart from searching on the land registry? 4) Hypothetically. Say you had £1 million to start your property company today. Where would you start? Straight into rentals or commercial?

Hi Shaf. Thank you for answering my question. I was discussing your concept of CrowdKitchen with my brother and yes it is a very viable business model when it comes to food services in the future. There is a lot of ways the business can venture forward and you have a great example of helping the tenants get their raw materials from similar source.

Hey Shaf! Love your content, thank you for doing what you're doing! I got sucked in by one of those property courses and burned 15k on it where they basically just taught me how to buy to let, only to then realise I just wasn't interested in BTL... At the moment I'm still sick of property investing but you explaining commercial deals is perking my ears up.

Hi Shaf. I understand that there are many sourcers out there who do not follow a good moral code of conduct. However, a fully compliant property sourcer should have PI insurance, be registered with a property redress scheme (eg the Property Ombudsman), be registered with HMRC for anti money Laundering, and the Information Commissioner's Office. They should also have policies and procedures in place. Tina Walsh, an ex police officer, now teaches property sourcers all about compliance as well as helping investors to understand what they need to ask property sourcers to help them to stay protected. I am not sure if the regulations are the same in Scotland as they are here in England. I do agree that there are a number of unscrupulous trainers in the property space, and investors need to do their due diligence. Thank you for your videos and advice.

Hi Shaf, Would you be able to explain more about your crowd kitchens, specifically around the pricing point per kitchen and whether you'd look at yearly leases, or much shorter leases such as daily and hourly rates, or would you provide a mixture of these? Also how big are your kitchens and do they vary in size? Thank you

Hi Shaf, your video on your new crowd kitchen business has got me buzzing. I’m based near Sheffield and I cannot find any one doing this in my area, I’m not currently in a position to get in to this on your scale but wondered do you think this could work on like a modular model. So I find a location kit out with a couple of kitchens get up and running and then add further kitchens as the business requires it. Massive opportunity, thanks scott green 👍

What are your thoughts on using bridging loan to purchase property when you don’t have available cash. Securing the bridge on property your buying and an additional property. So bridge is 100% Ltv effectively. Keep up the great videos have learnt so much and helped open my eyes on these fake gurus. Thank you

Great videos Shaf! Have you ever done comparisons between commercial property investments yields or roi vs traditional types of business for sale like restaurants or manufacturing concerns as an example? In South Africa you would generally have yields of 8-10% on property but it's very possible to get significant higher yields or roi on a business which is always a consideration when investing

Great video shaff. What's your favourite company structure for the BTL biz? Sole trader, partnership, LTD Company,LLP, or mixed Partnership ie LLP+Ltd? Some of these can be used to extract money tax free from the company,protect assets and mitigate against IHT so as to preserve wealth for future generations.

Hi Shaf, You have probably gotten this question a few times before, but in the video, you said 5-10k isn't enough to start investing in property. And I agree that's obviously rubbish from these FURUs to get anyone onto their courses. How much would you say is realistic to buy my first BTL property? 20, 30k or more? I know it would depend upon which part of the country I am investing in, but wouldn't like to risk too much on my first one so willing to travel and research a lot in an area to make it work. Thanks,

Great tip on retaining an agent by the way!! I remember you once mentioned to me that you can retain a consistent trusted agent on a agreed percentage fee for SECOND opinions regarding a property purchase that might come from a different Surveyor. Can you explain that for your followers!?

You’re right about Samuel Leeds.. he does provide SOME good info.. but it is just to reel you in, he’s always pitching his courses through winners Wednesday etc it’s so obvious.. One particular thing I learnt from KZbin is BRR strategy, and I genuinely think it’s a solid model, it’s not a get rich quick scheme etc What’s your opinions on BRR?

Hi Shaf, I am in my 20s and have been running a business for a few years now which is growing year on year, which I am happy about but my question is a little more long term. I always look back on my teens when I was playing basketball seriously and I now think about why I didn’t “make it”. When looking at comparing to the people who “make it” in sport I always think what if I did the extra workouts etc. While in your 20s, how much did you have to sacrifice in order get to where you wanted to? Is it okay to have a day off here and there and the weekends off or would you recommend early in your career to plough through?

I have learn't the hard way from my mistakes, making additional income but not enough to give up my job and retire. Who or what next steps would you recommend can get me there? 4:37 - a real lesson for people who think the world begins and ends with followers and likes. This is the difference between genuine clout (Shaf), vs simply having legions of adoring fans (Samuel Leeds). Shaf was doing million pound deals while Samuel Leeds was going "pick a card, any card"...

Thanks for the videos Shaf, I've enjoyed watching these! I've done a lot of research on Cloud Kitchens, you're on to a winner in my opinion! Kind of 3 questions in 1 (sorry): What is the biggest challenge when it comes to setting up and operating a cloud kitchen? Different types of catering businesses require different equipment, is there a level of customisation for new customers? Does the 'Cloud Kitchen business model' only work when you buy the underlying property in your opinion? The motivation for these questions isn't because I plan to setup a cloud Kitchen, or run a catering business; I'm exploring whether there is room in the market for any ancillary services that could be tailored to support people setting up and operating cloud kitchens.

Asslamualkum, Shaf you legend thank you for the videos, my question is to do with remortgaging do you believe the greatest way to increase a property portfolio is to buy houses which one can then add value to and then remortgage them effectively extracting the revaluation and then using the money on another property and then repeating the procedure? One follow up question what area in the uk would you invest in?

Hi Shaf, I absolutely love your videos, and I have a lot of respect for your knowledge and experience. I'm a property sourcer, and I have invested a significant amount of money in my property education. I went onto a few different coursed with various trainers, some better than others, but overall it gave me quite strong fundamental knowledge. Over the past eleven months, I have gained a tremendous amount of experience through Insiders Circles and networking, and I would consider myself as a professional residential deal packager. I am fully industry compliant, and on a few occasions, I supported myself with RICS valuation, for my own peace of mind. I am not RISC educated; however, if something went wrong with the deal that you obtained through me, you would still be able to claim against me as I have Public Indemnity insurance. Would this kind of approach allow me to position myself closer to close a deal with you or it still wouldn't matter and your obvious choice would be a chartered surveyor? Please advise.

Hi Shaf, when buying commercial property like you did in you video at the auction, how do you finance it? Does the bank pre approve to lend you X amount of money and allow you to go chose whatever property you like or do you have to pay the deposit to the auction house then go seek funding? Hi Shaf, Brilliant content, really happy to see you on KZbin. My question would be what is your opinion regarding investment vs paying off current debts i.e. mortgages, I currently have 2 mortgages, one for 137k on my main house with 24 years left(bought it last year) but paying currently the maximum amount the bank lets me without penalties, to remortgage next year with a better LTV and lower interest rate( and pay it off in about 5-6 years), and I have another property overseas that has 26 years left but paying for itself(including repairs and bit and bobs)and bringing a small profit(€100 monthly), what is the best thing to do? Should I try to pay them off, or should i save the extra money now( around 1.5k/month) to invest into different properties or start a business and just pay the normal rates? I am 29, am currently working with a good employer and earning a good wage, but I want to get into property to be my main income, initially was thinking about residential but having watched your videos commercial seems a better way. Shaf, I am listening to all of your videos with excitement. It was extremely interesting to hear your opinion about the deal sourcing. I was educating myself for the last year how to find and evaluate the opportunities on the market, what properties are good and which are an amazing offer, which once pose a big risk and which are a sound investment if presented to the right investors. I am at the moment in the process of finding the properties and then asking builders to check on my quotation before they can see my end figures - one-way of building confidence in my knowledge and understanding of the market. The question I have is as follows: What would be the most valuable asset/skill for the deal sourcer who never worked as an estate agent or chartered surveyor, but wants to be seen as a serious and trustworthy of parting the investment with? I am assuming the PRS, Indemnity Insurance, PPI insurance, ICO, AML and PRS are on in place including the separate bank account for the peace of mind of the investor. Many thanks and I can't wait for another piece of information/video from you.

Hi Bartek. Tina Walsh has a free property sourcing compliance group on Facebook which gives excellent free advice if you want to find out more regarding the compliance that is needed to become a property sourcer. For example, not all PI insurance is suitable for property sourcers. This group will give you lots of useful tips for free. Good luck on your journey

Hi Shaf, loving your channel. I have a question, apologies if you have answered elsewhere. I remember on a previous video of yours you stated that it is difficult for someone to get into commercial property. You quoted a friend having a successful residential portfolio that is not able to get into commercial properties. Have I understood this correctly? If so what would you recommend? As commercial property can be more profitable than residential.
