I have a question for you, If I have 2 houses both worth £125k each with mortgage debt of £60k on each do I: A)Hold onto them and pay down the mortgages (9 years left) B) Remortgage and buy 2 more houses C) Sell both and use the cash to do BRRR to build up a portfolio D) do something else entirely!

Thanks for answering my question Shaf. Iv'e always been kicking myself after failing to ask the owner about a plot that had a long abandon foundation and full structural steel frame on it. It was right next door to my place of work and it was eventually sold and turned into a massive beautiful gym in the space of a month. I always wondered what I could have made from it. It would have made a fantastic workshop.

Hi shaf . Am a joiner builder. I have a been renovating and letting out propertys for some time now. Have done a few new builds from land I purchased then sold home on after few years. I always buy where I can add value. Finding now its getting more difficult to get properties as there so many new people trying there arm . I have great cash flow from my btl. Am finding all the tax implications now are just making margins alot smaller. Is there any other avenues you can recommend. Question: I planned to watch the market, buy my own house from the bottom of the market, add value, and sell when the market us up. However, The mortgage LTV has increased significantly and my deposit I saved up are not enough by lenders anymore. I live around London and living in a nice area is important to me, which makes property prices so expensive. Hence, all of a sudden, my deposit does not buy me a house where I want to buy. How should I change this initial strategy of buying your own house-add value- sell in an increasing market- repeat strategy when my deposit isnt enough when LTV s have significantly increased?

Hi Shaf, thank you for the videos. In a couple of your videos you mentioned that a good way to start out in property is to buy a property that needs work or has potential to be split/build a second property on the same plot. To secure a property like this would you need to purchase it in cash or would you be able to get a mortgage. If you are getting a mortgage what would be the best option in terms of reducing the amount of over payment charges when you would come to sell it? Also if you do build a second property and sell both property's separately would you pay any capital gains tax?

Shaf what is your opinion on Assisted Home Sales??? This is where someone has a higher value house but in need of both modernisation and development. Under an AS the owner moves out and the developer takes control of the property, modernises and builds an extension. The property is then sold and the proceeds divided as per the agreement. To me this looks like a potential win-win because the seller gets a better price and a share of the profits from the redevelopment. The investor saves the stamp duty plus the heavy cost of financing a bridge for the cost of the property. Obviously this is all done under legal agreement with a set exit plan, outline of the works and timescale. What do you think???

Good morning Shaf, I would like to start investing in property I'm open to commercial or residential. My problem, however, is investing in areas I know well. I am a Londoner, but I'm pretty much priced out of this area. The second area I know well is Burnley, Lancashire. This area has low prices, but it isn't a desirable location (high unemployment, not very close to surrounding cities). How would you go about getting around this? A lot of people tend to buy and hold property due (in part) to capital gains tax, I know in the USA they are able to get around this using a 1031 exchange. Do we have an equivalent of this in the UK. Hi Shaf, please can I ask your views on buying into a franchise business? I am considering buying into an estate agency/Lettings agency franchise. My reservation is that the parent company takes 10% of turnover. Obviously that’s an even bigger percentage of what would be net profit. However, although I have worked successfully in other sales environments, I have not worked in Lettings or estate agency before so the bigger organisation has huge expertise that I don’t yet have. They also have the capacity to stay on top of technology advancements in the sector in a way I couldn’t as an individual. Basically, as a first time business owner, would you ever consider paying the high percentage fee demanded by franchises as a way of entering the market place? Thanks

HI shaf, I have just started in property. I am doing my first office conversion. It is a mixed commercial 1 flat(55M) I office (B1 88m). I have used PD wrights to convert to 3 flats. MY plan was to rent the top one. Then convert the office into two holiday lets 44m each. This may change now with the double plus bad cold. I am starting the conversion next week as I want to say within the gov guild lines. I am now planning to do some of the work my self as I cannot work. (I am an it contractor) My question is do I need to get a new name or trade under my own name. I have been thinking of buying a domain for some time. My Facebook and LinkedIn are on my own name with my friends attached plus agents. My plan is to grow my property's to cash flow 100,000 then stop. I will properly Carry on in IT has I enjoy that.

Shaf could you consider doing a video on 'should I give up my job to go into property???' This is a common sales tactic of the Furu's, that you need to 'take action', not listen to your mates and totally immerse yourself in their world. Could you compare the full benefits of a job ie sick pay, holiday pension, promotion prospects etc with how many rent to rents you would have to do to in order to replace a job??? I know you did a video on the pitfalls Rent to Rent but even the numbers don't make any sense! If a room rents at £400 a month the net profit is only likely to be about £50 a room, so to replace £2K say would take 40 rooms. You would have to do about 10 Rent to Rent deals to make it viable. You can see that just a few people doing this would clean out the whole Rent to Rent market, which must be very small in the first place. The numbers just don't stack up!!!

I have quite a bit of equity in my house and thinking about taking out a secured loan to buy a second property outright and then refinancing once tenants are in, would this be wise given the current climate? Also when financing a buy to let would you get an interest only (to give more cashflow) or capital (so the tenants effectively paying off the underlying asset) mortgage? Hi Shaf , I have been watching your videos on cloud kitchens. I live in Cornwall and there are no cloud kitchens but we have a lot of Chefs and restaurants. Obviously with covid I herd today one Chef in my town cooked 132 meals at home and took himself 5 hours to deliver last week. Going forward even when we get out this pandemic I am sure these chef and restaurants will need a solution. Just some advice how would I conduct market Research to see if there is an opportunity? Lease options are more like 'lease obligations' as with residential properties you must purchase at the end of the term. Rent to HMO doesn't work as if you are to use a management contact (commonly used in England) you must be a qualified lettings agent to do so in Scotland. To use the corporate let strategy, there isn't a viable contact to give the tenant. There are no longer AST contracts here, you must now use a PRT contract in which you cannot set a tenancy period and so if you have control of the property for 3 years, if the tenant wants to stay for for 4 then you are not able to evict them and then you find yourself in a sticky situation. If you try counter this by putting the landlords name on the tenancy agreement if they were willing to carry the tenant after the rent 2 rent period is up, you are acting as an agent and so you are back to the qualification issue. Also, due to heavy HMO licensing restrictions in Scotland and the time frame involved in obtaining one, it is unlikely you would recoup the capital invested into obtaining a new HMO license on a rent to HMO deal and also highly unlikely the council would issue a license to anyone besides the landlord (different situation with lettings agencies but again, qualifications required). The PRT contract requires the landlords registration number and so if you put your own on this, then it doesn't match the HMO license and you'r in breach of regulations. Finally, if using a corporate let contract with the landlord then a stipulation where you are unable to charge more the tenants more than you pay the landlord would be standard practice.

My answer was referring to you reading that out and thanking him which prompted me to say just going off pist you handled that really well however if a child had that sort of comment they would get depressed referring to facebook and the bullying that goes on. I would agree with your advice to what you said to that guy.
