Eight years ago, we bought a one-bedroom cabin in Coast Village in Florence (80 feet elevation). We are currently living in the Eugene area so we can get over pretty much every weekend. During the summer Highway 101 is extremely busy, mostly people are there to ride the dunes and many other things. Very quickly we learned all of the backroads and where all the traffic lights are on 101, that will save you aggravation during the high tourist season. During October through May however, the town kind of dries up, it's our favorite time to be there. It's location is great, it's only about an hour to Eugene, but Florence has major stores plenty of "coast" stuff to do and great medical facilities. Those are some of the many reasons we will fully retire there in about 2 1/2 years. Great video.

Recently bought in this area and although love the area we did not do our due diligence on properties. Moved from another state. Retiring there and found out from banks/apprasier that homes along the river are classified as no value due to flooding even though I am out of flood zone.. Was told by a local banker that a billionaire from another country is buying up as much property in Florence as possible to make them rentals. Oh well. Too late to change it all now. Was hoping to leave something of value to my kids. IF they decided to sell it and find someone willing to buy, it would have to be a person with cash, banks will not do mortagage loans on these properties. Too high a risk.

Florence is high on my destination list. I agree that it's not QUITE in the major tourist corridor.

One thing to look at is crime on the coast. Check out police services and the distances covered. What are the theft, drug, and violence rates.

I live in Bandon and feel very safe. The yellow is the "Old Town" area by the way and it has burned more times than flooded. My homeowners insurance reflects to large risk.

Is there a major hospital system close to Brookings? Our family is considering moving there and my mother in law is elderly.

There is a hospital in Gold Beach, about 30 miles away from Brookings. Brookings has medical clinics and urgent care connected to the same hospital system.
